Colson House is ideally situated for exploring Brighton. Entry is by keypad code which worked well. The staff we met were friendly. The room, however was noisy - it overlooked a busy road and the windows were old allowing noise to penetrate. The bed was far too soft for me and I didn't get good night sleeps, but this is a personal preference. We were pleased to have purchased parking permits for the 3 days we were there. Parking is at a premium and the permit allows you to park anywhere in Zone C, not necessarily directly outside the guest house. Easy to access and close to the water. The only thing that was inconvenient was the parking. The suggested parking is a bit of a walk especially when you’re carrying luggage. I would recommend to drop the bags off first before parking or organise the parking permit. The room was good overall. Decent bed, though something underneath clunked every time I got up from it. Condition of the room is somewhat worn, clear signs of wear and tear. Bathroom and shower OK. The room had everything I needed - and some nice extras - for a basic 1-night stay. Great value for money in a fantastic location for Brighton, and the surrounding area was quiet at night.
