Wonderful 90 sqm apartment on two floors, in an independent building perfect for 4 people, with internal stairs.  
  
The accommodation is located in Borgo a Mozzano, a picturesque village immersed in the Tuscan landscape, just 28 minutes by car from Lucca with its tourist attractions.  
  
The accommodation consists of a living room, a fully equipped kitchen, two double bedrooms, a bathroom, a storage room and a shared covered outdoor patio with a dining area.

The apartment is located in Via San Rocco 2, in Borgo a Mozzano. The 90 sqm apartment with private entrance is divided on two floors of a villa.  
  
The internal space is organized as follows:

\- LIVING ROOM with sofa, smart TV, fireplace (not usable), and access to the outdoor patio;  
  
\- FULL KITCHEN with gas hob, dining table and chairs, fridge, freezer, moka, dishwasher, kettle, electric oven, microwave oven, toaster, kitchen utensils and wine glasses;  
  
\- STORAGE ROOM with washing machine;  
  
\- SHARED OUTDOOR PATIO with a fixed cover awning and dining area equipped with dining table and chairs.  
  
\> UPPER FLOOR (accessible with internal stairs):  
  
\- BEDROOM I with double bed, wardrobe, chest of drawers;  
  
\- BEDROOM II with double bed, smart TV, wardrobe and chest of drawers;  
  
\- BATHROOM I with shower cubicle, sink, bidet and WC.  
  
FURTHER SERVICES AVAILABLE TO GUESTS: unlimited wifi, independent heating with gas boiler, split A/C (ONLY on the upper floor), two pedestal fans, mosquito nets, hairdryer, drying rack, iron and ironing board.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 6/10/2022 n.383).  
  
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings.  
  
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.  
  
Lucca Climatic Zone D: 11 hours a day from November 8th to April 7th.  
  
Please note that check-ins after the indicated time must be agreed directly with the structure and will take place in self check-in mode via a keybox on site (with a combination that will be provided after booking).

The apartment is located in Borgo a Mozzano, a splendid Tuscan village 28 minutes by car (21.2 km) from Lucca. It is best known for its extraordinary bridge, the Ponte della Maddalena, often called the "Devil's Bridge" due to its unique architecture and the legends surrounding it. The bridge is characterized by a large asymmetric arch that stands imposingly over the Serchio river, making it one of the most recognizable symbols of the area.  
  
The village itself is immersed in a typically Tuscan landscape, with green hills and narrow medieval streets that wind between ancient stone houses. In addition to the bridge, Borgo a Mozzano offers various cultural and historical attractions, including medieval-era churches and small museums that tell the story of the region.  
  
Throughout the year, Borgo a Mozzano hosts various events and festivals that celebrate both local culture and historical events, including the famous Halloween festival, considered one of the best in Italy, which attracts visitors from all over the nation. The local cuisine reflects the gastronomic richness of Tuscany, offering dishes based on fresh, local ingredients.

\- From Borgo a Mozzano Station, you can reach the apartment on foot in 24 minutes. Alternatively, you can arrive by taxi or by car in just 4 minutes.  
  
\- If you travel by car, you can park for free on white lines (NOT guaranteed) in the various streets of the town, such as Via Ludovica or Via Italia, a 3-minute walk from the property.
