The rooms are simple, clean, and comfortable. AC is great. The best part of my stay was the helpfulness of the staff. They were incredibly kind and accommodating. They worked to help me extend my stay during the Christmas and New Years season, and I was quite touched by this. It is in a quieter neighborhood, and if you want to be near Sukhumvit, it's not bad. You have to walk about 15 or 20 minutes to the nearest BTS. But that sacrifice is worth it, because you will be treated very well. They were too kind and helpful for me. Be careful and don't trust the pictures. First night was no hot water, the room was not clean.
