"Patio room was more expensive but stuck in a back alley corner that looked old and run down. No view at all from patio, which is fine, but don’t charge more. Room smelled like bug spray or some kind of pesticide. We had to spray with room spray constantly. Area all around pool just walking near it smelled like vomit. Weird and very unappealing. Overall, the rooms were underwhelming for the price. Lobby and bar area was really nice."

"Awesome unit. Host was clear with instructions and very helpful. Walking distance to shops, restaurants and beach. Private dedicated garage parking. Very clean unit with excellent condition furniture, appliances and utensils. Exceeded my expectations!!"

"First off the front desk employee I didn’t catch his name but he was the gentleman there the evening 5/16. He was absolutely amazing like top notch service. He went above and beyond for me and my daughter. Our room over looked the ocean and wow it’s was incredible. We had the hot tub to ourselves. Everything was great. I had the best time and would highly recommend this place. The gentleman at the front desk literally made our trip so much easier and nicer. Thank you very much and the kindness you gave us will not be forgotten."

Breathtaking, unique & highly upgraded lower unit right on the Balboa Boardwalk!

"The best part about this place is its location for sure. It’s right on the beach/trail, with nearby fire pits, volleyball court, and pier. The balboa island ferry is also easily walkable. The house is spacious, kitchen fully stocked, plus 2 parking spaces (note: very narrow and fairly hard to get into however, especially for bigger SUVs). The main downside here keeping it from 5 stars is that the WiFi is not good, especially in the bedroom areas. We were only sometimes able to stream Netflix on the tv in the living room. Anything beyond basic web browsing was a challlenge. We also noted that the units above and next to us had many people in them (probably around 20 people each), which made it a little louder than we were expecting outside, but luckily they didn’t stay up later than us and we couldn’t hear them much inside. Overall I’d stay there again, as long as they get faster WiFi. "

"The unit was as described. The bed was comfortable and loved the laundry option. Proximity to walk and get coffee was great. Plenty of parking (off season) But it was old unit and the walls are very thin. Deliveries started early for the local restaurant The bathroom is tiny and no table to work on a laptop. Overall it was good and the communication was great with the property managers prior to the trip. "
