Welcome to our happy little cabin- the perfect getaway in Arnold. Nestled at the end of a quiet cul-de-sac, this 3/2 is equipped with central heat and air, a rare feature, and is located in the Blue Lake Springs community. Come and enjoy its amenities- pool, two lakes with beaches, BBQs, tennis and basketball courts- or explore all this area has to offer- hikes, wine country, snow activities, etc. Main floor has an open floor plan, well equipped kitchen, wood-burning stove, and 65” smart TV. The deck off the living space features a BBQ and gas fire pit. On this level there are two bathrooms, two bedrooms (both with ample closet space) and a laundry room. Retreat downstairs to the third bedroom/romp room where you’ll find one full bed, one twin bed, a shuffleboard and an additional 50” TV. Downstairs has a door so can be closed off for privacy- perfect for use as a bedroom or playroom. Bedroom 1- ensuite, king bed and twin bed Bedroom 2- queen bed Bedroom 3 (downstairs)- full, twin and futon Additional notes: \- Lots of things for kids (stroller, high chairs, Pack-n-play, baby monitor, toys, wagon, kids basketball hoop, inflatable pool for the deck, pool/beach toys, snow toys etc. If you\`re traveling with kids, let us know and we can send you a list!) \-There are six shallow steps from the road to the front door. \- Inflatables for the lake \- Variety of board games \- Molekule air purifiers located throughout the cabin \- WiFi available (300 mbps) \-Streaming services on both TVs include: Netflix, Hulu, Prime Video, and HBO Max Blue Lake Springs Recreation Center is open to renters (fees apply). At BLS there are tennis and basketball courts, two private lakes- Fly-In and Snowflake, pool, lodge, restaurant and kids play structure. Blue Lake Springs community \-We do not allow refunds for cancellations for weather-related issues i.e. snow or outages. This cabin is in the mountains at 4000\` elevation which is well above the snow line. We will allow for partial refunds only in the rare event that getting to the cabin is not possible by any route. HOA & Neighborhood Courtesy Our HOA rules are strictly enforced. Quiet hours are 10pm–8am. After 10pm, please move all activity indoors, as sound travels easily in the neighborhood. Smoking & Vaping No smoking or vaping anywhere on the property, including decks, patios, and outdoor areas. Guests & Gatherings Only registered guests are permitted on the property. Please be sure your reservation reflects the correct number of guests, and notify us in advance if changes are needed. Parties or events are not allowed. Pets If you’re bringing a dog, please crate them whenever left unattended inside the home. For their safety and out of respect for neighbors, dogs may not be left outside unattended. Parking There is room for three cars parked one in front of the other on the gravel area in front of the house. If you have additional cars, please notify us and we can help you find a place to park as parked cars are not permitted on the roads in Blue Lake Springs, including at the end of the cul-de-sac Trash & Recycling All trash and recycling should be put in the bear bin in front of the house. We had a wonderful stay at this home! The owners did a terrific job updating the house and it is very comfortable and well appointed. We had our family of four and another family of five, and it was plenty of room. The central AC is awesome during the hot summer days. No driveway or garage, but parking literally out the front door made acceding the house super easy! The cabin was the perfect size for our family and the location was conveniently located close to town and restaurants and groceries. It’s also situated in a cul de sac so it was peaceful and there was virtually no traffic at all. We watched football on the huge TV above the fireplace and played board games every night. After reading the description of the place we thought Oscar’s cabin would be a good place to stay at. But right before the trip my husband and I got sick with Covid. We could not cancel the trip so we decided that the other family will go anyway and will invite the other family (2 adults and 2 kids) instead. When they arrived they realized that the room downstairs was not meant for sleeping or even playing in. It was freezing as the space was not well Insulated. At 1st the owner was responsive and tried to help and explained the door was replaced b4 but not sealed properly. Oscar also brought wood for the fireplace downstairs. But when the other family tried to warm up the space with a fireplace, they got all smoked in the following night. They had to open all windows and doors at 2am and had to wake up everyone including kids. As a result they had to sleep in a living room upstairs on a couch for the rest of the stay. All attempts to get in touch with the owner were unsuccessful. My husband and I felt really bad for our friends and their friends because of the nightmare they had to go through. We submitted the ticket with Vrbo and followed up twice but nothing came out of it. ##### Anna V.
