It was well equipped with bath towels and beach towels and all linens. We are use to rentals where we need to bring our own towels and sheets and we didn't need to bring anything! There were also beach chairs/toys and pool floats, however we brought our own. :) The pool was perfect for the couple of really windy days when we couldn't sit on the beach. It was also great to take a dip before heading in for the night! The agency was very responsive to any questions we had prior to our trip. We were thrilled to be within walking distance of restaurants and shops. The walk to the beach was not far at all. This was our first trip to AMI and we will definitely return! ##### Kim H. Easy walk to wonderful restaurants. At the northern tip of the Island, traffic is low in town and does not have the party vibe. Unit is well maintained, quiet, with a nice pool for a few unit. Rental firm was incredible response in all aspects. Although traffic more southern in the island and getting on/off can be frustrating, we visited Selby Gardens in Sarasota, historical Cortez Village and Armaund Cirlce shops and eateries and easy found urgent subspecialty medical care in Sarasota, a major medical center. Water tours/activities are plentiful. The non refundable deposit/payments policy needs to be considered and we bought broad cx. policy to balance this risk. This place exceeded our expectations. The propery was an old bungalow style condo, but exceptionally clean. When we arrived the coffee maker didn't work and the old blender struggled with crushing the ice for Margaritas. I contacted AMI and we went to the beach. When we returned a few hours later we had a brand new coffee maker and brand new very nice blender. We made very good use of both during our time there. We certainly agree with other reviewers comments on the convenience of the location and quality of the beach. Probably the best in Anna Maria. We can describe this unit as acceptable and in need of some TLC. The beds in the second bedroom were not comfortable. Kitchen cabinet doors, seemingly recently renovated, need adjustment. Wooden fences and gates need some repairs as does the temperamental gas grill and leaky toilet flapper valve. It's location at the Northern end of Anna Maria, in a community that has the atmosphere of old Florida and the absence of high rises, makes for a relaxing environment. At Sand and Sea, we are a half block from the beach with no major streets to cross and an easy short return to our unit for rest stops, lunch breaks, etc. We look from our front windows on a well land scaped pool area, assigned parking is near and the single story construction means no stairs! The current owners have made considerable improvements to the units including an outdoor shower which is fully utilized by our family and guests, and we find them very responsive to our needs. We have made friends with four other families who have continued to return at the same time each year, a good indication of the quality of location, facilities and beach experience. We love it! Nicely maintained, old Florida style, and a great value bring us back year after year. The units all surround a well kept pool and just a hundred steps to the beautiful Gulf of Mexico. The owners have done a great job keeping the place well maintained and great for vacationing. Each unit has its own private deck with hot/cold shower and grill. There is a common area in the back with deck, grill, and recreation space for playing fun games of cornhole. We love it and have already booked the entire place this summer. And to top it all off, the place is completely pet friendly. Our entire group brings several dogs and the owners always accommodate our pets as if they are our children.
