Girls trip
The house was well equipped and clean. Communication with the property manager was quick and helpful. We had a great view of the beach because the lot in front of hasn’t built a house yet. A short and easy walk to the beach, even carrying a light weight backpack beach chair and beach bag. The beach isn’t overly crowded. The pool is small but very enjoyable to relax in. Would be perfect for little kids to play in. Short drive to surrounding restaurants.

Overall impressed with the location of the home. Aminities were perfect for the occasion and stay. Beach was super close! Beds could be more comfortable. There were a lot of screws and nails all over the decks so we had to clean those up but besides that everything was wonderful.

The location was fantastic, though a lot of construction all around you. The place needed some work, it is up for sale. There was not a lot there in terms of condiments and other items you wouldn’t necessarily bring. No extra sheets or many extra linens. Beach equipment was pretty non existent. The pool was great and the lay me out of the house is awesome. The people we called about issues were great. Beautiful beach and amazing area!

Great Location
The location of the house is in a nice quiet neighborhood with good beach access. We didn't worry about the kids going back and forth to the beach. The layout of the house, including the pool, were perfect for a family gathering. I have to echo the comments of the other reviewers that the house needs general maintenance. Deck umbrella broken, light in the parking area not working, bathroom fans not working, blinds in two of the bedrooms not functional. For sure the owner needs to invest in better mattresses for the bedrooms. These are all easy fixes to make the place go from a 3/4 to a 5 star rating.

Wonderful vacation
Our week was amazing, the manager allow us to get in the house early! The view from our deck was out of this world. Kitchen was a decent size, we had everything to prep our meals! The pool was great to end our days after spending time at the beach that is across street from the house! Enough toys for kids to enjoy at the pool. The only down side is that the floors had to be cleaned by us right after we ARIVED, mattress are not good at all, we all had rough nights because of very noise and uncomfortable mattress, but it didn’t take the joy away from the beautiful view of the amazing beach in front of us! I truly recommend it.

Great location but the house itself needs some TLC. The decor was sparse, mattresses are awful, linens are as well. Bare bones, no frills. For us it was fine for a weekend stay given the location but it definitely needs some TLC.

The basics of the house interior were good-very clean (other than fridge), a/c excellent, good hot water and pressure. Interior furniture and appliances seemed new except dishwasher not anchored to counter and pieces of interior were broken. A/V equipment good and easy to use. None of the knives worked well enough to cut a ripe tomato. Pool clean, landscaping poor condition, not maintained. Porch furniture -not comfy, adequate at best. Lots of broken furniture, pool side and upstairs porch. Outdoor shower broken, junky closets downstairs and one of the kitchen closet. No plastic ware for poolside enjoyment. Not clear from description it was a duplex and not exactly beach front-road in front. Beach access via boardwalk down the street. Beach chairs were an added bonus. Overall, the neighborhood was good.

The view from the porch was gorgeous. House had plenty of room and was well equipped. Remember they only supply enough basics like TP, dishwasher tabs paper towels etc. I had forgotten that we figured it out. Great response time from Phyllis. Lots of things to do in the area.

Property was just okay, the location is great but the deck is falling apart (nails protruding, boards loose, etc). The smoke alarm was out expired and gave us issues when we needed to change the battery.

Convenient place to stay
The inside was very nice and accommodating for our 11 family members. The location to the beach was great. The pool was nice except for the ants which were a nuisance. The outside needs some work, particularly the deck. Despite the negatives we do not have a problem staying there in the future.

Great location. Great views.
We have stayed in this house before and enjoyed seeing the in-progress renovations during this stay. The living room furniture began with two nice sofas - & two chairs were added during our stay. Seating for at least 8 in the living room. We also enjoyed the mods to the kitchen. We had room to prep food, do puzzels, AND have dining space (at the nice long table).

We stayed here for a family vacation to celebrate my sons fourth birthday. When we arrived to our surprise the house had been beautifully remodeled and was very clean and open. The manager, Mrs. Phyllis was very helpful with any questions we had. For instance, the pool had gotten a little green so I contacted her and within an hour a nice man was there to fix it and it was better within the next couple of hours. It has beautiful ocean views and is only a very short distance to the beach, maybe 100ft? Very nice stay we have no complaints at all. We will all definitely be returning.

Great family stay
There were 12 of us in attendance, ages ranged from 2 to 81. We had driven over 16 hours and arrived early. Since no one had been there the night before we were allowed early access to the house. There was plenty of room to accommodate all of us. The house was extremely clean. We were very impressed with the quality and selection of pots and pans, silverware, kitchen utensils, glasses etc. Plenty of items to make cooking large meals with ease. We had requested the pool be heated. On the day of our arrival it was quite chilly. We placed a call and in a very short period of time someone was there to turn up the heat. The view from the deck is spectacular and only a short walk to the beach. The only negative was the deck could use sanded and panted. Especially the one off the second floor bedroom. We couldn't let the small children be out there without shoes on. But we could tell lots of updates had been made recently and overall the condition of the house was great. Property manager was extremely responsive and helpful.

Love the interior renovations. Location and view were fantastic. Very convenient to beach and downtown Grayton. Will definitely stay again and recommend to friends and family. Would have liked to be able to hang clothes though, assuming the closets aren't finished yet and those that were had no hangers. Was there on a VERY windy day and you could feel the air coming in around the windows, just a heads up for the owner.

Great house, 20 steps from the beach.
Very well equiped kitchen, confi beds, great pool. We could use more towels, though. Luckily I had brought mine. Also the wifi only worked first day. Apparently it was a shortcut in the neigborhood. Still, highly recommended, we had a great family time as planned!

Location was absolutely wonderful!! My family of 10 had a great time!! Unit has age on it and needs remodeling and definitely could have been cleaner. I did contact the cleaning company and they did come and cleaned the floors again! Again, the location and the private pool made up for the things inside the unit!

Wonderful stay!
I ran across this hidden gem while searching for a house for my family’s annual beach vacation. Admittedly, I was a little hesitant to book it based on the reviews. After speaking to the property manager, Phyllis, my fears were eased. She was very honest about the age and condition of the house. She let me know that it was definitely older and in need of various upgrades but that she and the new owner had recently had it deep-cleaned and prepped for summer bookings. I booked it with the mindset and expectation that it would be dated but clean, and that was completely accurate. Upon checking in, I was pleasantly surprised at how clean it was, and the breathtaking view more than made up for the dated bathrooms and decor. The neighborhood was quiet and peaceful, and access to the beautiful, uncrowded beach was about 100 steps away from the home. Overall, my family enjoyed our stay, and we look forward to returning in the future. Phyllis, the views from the kitchen and balcony, and the beach access totally make this a great find.

The pool heater consistently had low pressure so it wouldn't run without being backflushed multiple times daily. Closet door on laundry literally fell when opened and hit my head. Upstairs window was broken and has a large piece of glass hanging. Dishes in cabinets literally just thrown wherever, no pot holders, had to have pliers to turn the dryer on, there were crackers scattered on the dining room floor. Multiple light bulbs burnt out. Deck lights are on timer and don't turn on until much later making stairs unsafe. For the price I expected it to be outdated, but this home is listed for sale at 1.2 million. Loved the closeness to the beach and time spent with family.

Great Location, House is ROUGH Shape
We were fully expecting a dated house and because of the location we were ok with that. What we were not expecting was glass on the bottom of the pool, grim throughout the house and just poor conditions throughout. Additionally the deck railing is a major disaster waiting to happen. If leaned on too hard by anyone of substantial size, it would cause them to tumble to the concrete below. I am shocked something bad as not happened already. On a positive note, the management company is responsive. It is clear they are dealing with an owner who does not want to put any money into the property. Tough hand to be dealt. Also the location is great, close to the boardwalk on a very quiet beach.

This property was sold and has a new owner beginning 3/1/21. A new property manager is also in place. We have had the house completely deep cleaned and are working on maintenance issues and will be ready for Spring and Summer 2021. We provide our guests with a helpline to call if they need us during their stay. Your vacation is important to us!

great view and location, interior is dirty and very dated
we love gulf trace and chose this house specifically for being in that neighborhood which is uncrowded and quiet, and this house has a incredible view of the gulf. but the inside is extremely dated, some issues of deferred maintenance, and felt dirty and not fully cleaned. our kids found a chicken finger and napkin and crumbs on one of the trundle bed upstairs, the window sills are brown and dusty, and we killed at least 5 cockroaches inside through the week that we found in the living room climbing walls. none of the windows work and in one of the master bedrooms downstairs the air conditioning unit makes a terrible rattling noise that woke us up each night. this house needs a full cleaning and in the times of covid, i didnt feel great about being in the house that wasn't cleaned top to bottom. it also needs a full rehab. its cheaper than the other options in the neighborhood for sure, but make sure you are weighing that with living in a college spring break level house for the week. the pool is nice but was dirty and had leaves in the bottom the whole time - i thought they might come clean it during the week. kids got several splinters on the deck during the week, another example of deferred maintenance that led to annoyances.

View is Spectacular - but that is it.
If it wasn't for the view, this vacation would have been a total embarrassment. The house was built in 1983, and no owner has done one single thing to it since. Upon arrival, the bathrooms were not properly cleaned, even in the age of COVID-19, and we had to re-clean them. Stains on the walls, rings in the toilets, dirt in corners of the kitchen, counter tops that were sticky and couldn't be cleaned, and dead ants on the floor in the main bedroom.. Paint is peeling around every shower (which are brown in color telling you their age) and none of the shower doors properly close. The only new appliance is the refrigerator and while it is nice, it really doesn't fit the space (too large) as it blocks a drawer in the island behind it and the door cannot stay open due to that. Living room furniture is dirty with age as is the rug and all the carpeting (in the closets). Had to wash every dish before using as the cupboards were dirty, dingy and dusty as well. Property is for sale so hopefully new owners at least put some love and care into it as it has the potential to be a beautiful place and probably once was so. I have rented many homes over the years and even those built in the early 20th century - none have been this neglected. Unfortunately, because we booked late, we paid way, way too much.

Property has been sold and is under a new owner as of 3/1/2021. House has been deep cleaned, maintenance issues are being dealt with and we hope for a better Spring and Summer in 2021. It is a great big house and perfect for a large family. Watch this space as we improve this lovely house.

Gulf Trace Duplex
The saving grace for this property is the million dollar view but overall it was quite disappointing because my expectations were high based on the fact that I am the former owner of a rental property in this neighborhood, a large new beach house which we strove to keep impeccably maintained, currently decorated, so that it was a pleasure for people to stay in our property . This property is in no such shape, decks and stairs are poorly maintained, deck chairs are missing slats , jasmine is not trimmed so it is hitting you as you use the stairs, the BBQ grill is filthy and scary wobbly. The windows are dirty , the striped chairs in the family room are filthy as is the washable indoor rug in that room. There were no extra blankets in the house, bathrooms started with half rolls of tp. There was blood and dirt on the meager white “draperies “ in a first floor bedroom , as well as dried blood on bed coverlets. We had to go out and buy a corkscrew, the drawer interiors in the kitchen are gross and crummy as is the cabinet under the kitchen sink. It is absolutely gross, as was the cockroach (not a palmetto bug) That ran across the top of the clothes dryer. The flat white painted top of the dining table feels sticky and is hard to clean, wondered if the paint is food safe ? Too many ugly sofa pillows that are also dirty, so that the entire time I was in the house I felt uneasy like I didn’t want to touch anything. But loved the view,. A workman who was power washing the adjacent property mentioned that he has worked at this property and he feels , due to a large brown stain on the white underside wood in the parking area under the house, that there is a leak somewhere on the first floor, probably in the west side bathroom.
