Lovely apartment
The Perch is a lovely place to relax and enjoy all that Palisade has to offer. Direct access to the River Bend Park Trail, close to wineries and a lovely patio to enjoy sunset. Cameron went above and beyond to ensure a wonderful experience.

Wonderful Getaway!
The property was clean and host very kind and friendly. The location is great as it gives you a feel of privacy and seclusion but is still so close to all the local restaurants and activities. We would definitely stay here again!

Perfect location
This gem is on a beautiful and serene property with ponds, vines, peach trees and trails. The hosts thought of everything and even helped my sister leave a gift for us. This property is very dog-friendly and was right next to a park and walking trail. We were 5 minutes away from most of the restaurants and wineries. We can't wait to plan our next visit.

Adorable place to stay with amazing views!
We had a blast staying on the ranch. The house was adorable and worked well for 4 people. We were able to get fresh eggs every day. The views were amazing. The weather was too cold to go paddle boarding on the river but we didn't mind. For people who like to disc golf, there is a course located right next to the ranch. This was our second time staying and we will definitely be back.

Wonderful stay, as usual
This was our second stay at the perch and we loved our time in Palisade. The Perch was perfect, very comfortable and was exactly as we remembered it to be. We can’t wait to visit again! Cameron was super communicative and helpful when the smoke detector batteries were dying and he replaced them as quickly as possible. We would highly recommend this property!

Incredible Property
This place exceeded our expectations. I truly can’t rave about it enough. We will definitely be back. Pros: • location is perfect! We biked to the wineries in palisade and this location can’t be beat with the bike path super close by • the interior decoration is so adorable • dishwasher • full kitchen • all necessary utensils • little things like Pam for cooking • the lighting on the shelves are a gorgeous touch • clean • shower is functional with a shelf for toiletries • super soft toilet paper (not easy for a septum) • soft towels • bed is comfy and soft / pillows are great • usb outlets • outlets accessible (not hidden) • property is stunning and well groomed • can get your own fresh eggs daily • a/c gets cold • coffee / tea • easy lock • spacious covered patio Cons: • not being able to stay longer ;)

Family Vacation to Palisade
We had an excellent time staying in the Perch at Palisade River Ranch. My wife and I enjoyed the close proximity to downtown Palisade while the kids enjoyed running around the farm and playing in the river. The Perch offered a great place to relax, whether it was taking a break from the summer heat or looking at the stars at night.

Nice location in Palisade right by walking/biking trail that connects into the city. Easy access to most places nearby. Scenic views - nice atmosphere for sitting out with a book under a tree. Covered patio is shady in the morning. Very clean!

Palisade Paradise
Great accommodations located on a beautiful property. Perfect location for a visit to the Grand Valley. The Perch is spacious with an open layout, a nice outdoor patio for dining and grilling, and has easy access to the rest of the property. The hosts were friendly, accessible, and accommodating. This will be our preferred vacation rental when visiting the area moving forward.

If we can give a 10 stars, I will do.
We just left the unit couple days ago (stayed 5 nights). The owner is a super nice guy. The farm is awesome, and right by the Colorado river (direct access to the river), the location is very close to ski resorts (35 min drive). The unit is very quiet and about 5 min away from Grand Junction city. Just love it and very enjoyed our trip. If we can give a 10 stars, we will.

Perfect for a girls weekend!
We had an incredible weekend at the perch for our girls' weekend. It was close enough to all of the wineries Palisade has while also offering some peace and relaxation on the farm. The property is stunning, and the fresh eggs were such a pleasant surprise. We would definitely come back here!

This property was amazing!!! The pictures don't do it justice. It is clean, quiet, very well decorated & is lacking nothing! Cameron was spot on with his responses to my few questions prior to arrival (like within 5 minutes!!!). We were there 5 nights to attend & help with our son's wedding at his home in Palisade. This truly became our oasis of relaxation with all the wedding prep & post duties!!! Beautiful patio & sunsets too!!

The owner stopped by to say hello, and it reflects the hospitality and responsibility they have always shown. Lovely stay!!
We had a girls weekend in Palisade and this property was perfect. The setting on the ranch cannot be beat, it was truly a little paradise. We were worried that the bunks would be uncomfortable/small/would feel like college (ha!) but they were so comfy and cozy and private - each with a privacy curtain, a light, and outlets. The fan in the bunk room wasn't working for our stay and the blankets provided are quite heavy so we all ended up being a little too warm at night but that would be our only, very small, complaint. Overall this place was amazing and we definitely intend to return. Thank you for a lovely stay!!

Perfect Weekend Getaway
The Perch was an excellent place for my family to enjoy for a weekend getaway. The kids loved playing in the river and walking to Riverbend park. My wife and I loved how close we were to town for both food and a wine tasting. The place was spotless and the setup in the apartment was even better than advertised.

Just What We Needed!
After our plans for a family vacation fell through, my mom and I decided to take a last minute girls' trip closer to home. The 2 nights at The Perch were just what we needed. We were able to decompress, laugh, and bond. We enjoyed walking the grounds of the beautiful property and modern decor of the rental. Our pups enjoyed it too...It was wonderful! We both wished we had more time to fully appreciate the local shops, orchards, and wineries. It's the perfect excuse to return!! Adorable and comfortable farmhouse!
During our annual trip to the Western slope, my husband and I stayed at the Perch. From the minute we arrived, we knew we were going to love our stay! The Perch was the perfect space for us - situated on a ranch with beautiful views(and a walking path just outside the ranch), a great outdoor space (complete with a gas grill), a full kitchen for cooking our own meals, comfortable master bed, adorable farmhouse decor, and nicely finished and spacious bathroom. While we didn’t use the bunk room, we loved that each bunk had its own “cubby” with a usb charger and curtains for privacy. It’s these little touches and details around the property that really make a huge difference, especially when you are traveling. We highly recommend The Perch and will certainly be back! Thank you for letting us enjoy your slice of heaven in Palisade for a few days🌻

Perfect family vacation
We had a wonderful stay at this gorgeous, wonderfully maintained property. Cameron and Jen are amazing hosts who were responsive to our smallest needs throughout our stay, and always with a smile - they truly love their ranch and it shows! Our party included teenagers, parents, grandparents and our dog - this vacation had something for everyone thanks to the wonderful community of Palisade and easy access to so many amazing places nearby. Great spot in Palisade
PRR is the perfect location for exploring this part of western CO. Jen and Cameron provide just the right amount of privacy and host support. The perch is comfy and provides everything you need for an enjoyable Vrbo experience. If you are traveling with dogs they will be in heaven since there is room to roam at the adjacent riverbend park. Fantastic place!
The Perch was a fantastic place to stay in a beautiful and peaceful setting. The apartment was clean, spacious, and well stocked. The fresh eggs were amazing as were the walks on the grounds. Kids kayaked the Colorado River and pulled right up at the ranch property. The adults visited the local wineries and farm stands and we all loved the alpaca farm. Great vacation!

Cameron and Jen were very responsive with any questions we had regarding the property. It is beautiful and clean. I’d suggest bringing bikes as it’s a bit removed from town and it can be hard to get Ubers to and from.

Sweet little cottage!
We enjoyed our stay at The Perch. The beds were comfortable and everything was in excellent (like new) condition. Communication with the property owners was easy, and The Perch was stocked with everything we needed. My kids especially enjoyed the curtained bunk beds with reading lights and charging ports. I enjoyed having tea on the patio in the mornings while taking in the lovely view. It is a charming property along the Colorado river and we would definitely stay here again if we are ever in Palisade in the future. Thanks!
