Nice View
Very nice home with enclosed pool on the lake. We had some issues at check in with alarm code and owner was quick to offer help. We messaged owner about the in home temperature and thermostat not working but did not hear back through vrbo messaging, so we delt with it being 80-83 degrees inside the home. Luckily we were gone most of the day Saturday and Sunday for work functions and left first thing Monday morning. Wish we had more time to enjoy the property though, it was beautiful. The neighborhood was noisy on the weekend we were there with late night grad parties, an eventful evening eviction across the street and some early police activity.

Nice place to stay
My wife and I thoroughly enjoyed our 2 week stay. Quiet neighbourhood and about 10 - 15 min drive to restaurants and 10 min drive to groceries/Walmart. Very smooth gaining access to the house and then dis-arming/arming the house alarm. House was very clean inside. Furniture was very comfortable. We were relieved to see that the mattresses had been changed from the hard ones mentioned in previous reviews, to much more comfortable ones. Kitchen was well equipped but required a quick trip to the Dollar Tree. No big deal, we spent about $25 and added the little items “we” use on a regular basis. We had to call the Mgmt Company a couple of times…to get some fry pans and to address issues with the blinds, and in both instances, Craig and Richard were very responsive. The sliding door pool alarms proved to be a pain. One went off at 1:00am and scared the heck out of us! We couldn’t get it to turn off so we had to disarm them by removing the batteries. We re-reinstalled the batteries when we left. Not sure why they are there because the house alarm chimes loudly every time any door or window is opened. The pool was great without the heater but we had unseasonably warm weather during our stay. The view from the pool deck is fantastic. Lots of wildlife. Overall the pool area and some areas inside the house require some attention from an upkeep and maintenance perspective, but these things in no way impacted our stay. We had a very relaxing stay and didn’t want to leave.

Very good for the money
The carpets could use a good cleaning. The beds and furniture were very comfortable. The house could use some new frying pans, a cookie sheet, a casserole dish and sharper knives. We did enjoy our stay and the view of the lake was very entertaining with all the ducks and an alligator. We stayed for a month and would definitely stay there again.

The property manager answered all questions in a timely manner. We did not spend much time at the property but it met our needs. I was anticipating extremely uncomfortable beds after reading the reviews, but was pleasantly surprised to find they had been replaced.

We could not get in to the house as VRBO sent us old information to get into the house, Had to stay in a motel the first night and pay over 400 dollars to change our ticket home than VRBO tried to blame the home owner for not giving them the current info. Now trying to get a refund.

All in all , lovely
We stayed here for a convention in Orlando. The house was clean, spacious, very adequate for what we needed. The only negatives were: the alarm on the door going from the living room to the pool area was confusing. The one in the bedroom seemed to be disabled, which was fine with us, so we went in and out of the bedroom - inconvenient for the person staying in that bedroom but it was the only way to deal with the alarm. Also the mattress in the master bedroom was a joke. It is SO SO UNCOMFORTABLE. To the point that the last two nights my friend staying in that room (she is pregnant so I gave her the master) slept on the sofa. When you sat down, it literally makes a thud like you are sitting on plywood. I read this in earlier reviews but did not take it seriously. Please take it seriously!!!!!! Luckily the sofa is very comfortable! Other than those two things, the house is great, the pool is nice, location is fabulous! Would stsy again if I’m in the area - I’d just sleep on the sofa or one of the other hard but not as hard beds!

Pleasant home in Working Family Community
We were staying in the area for a business trip and the house suited our needs very well. The house was supplied with what was necessary but the kitchen tools were minimal and not of high quality. The property was very clean and the view of the lake was wonderful. The neighbors were quiet and the lanai was relaxing to sit out on. However, we were disappointed in the comfort of the beds. The beds were very hard and you could feel the springs. We ended up cutting out stay short a night because we could not sleep well on them. We would consider staying here again if the beds are replaced.

Lovely Property in a quiet location
This is a lovely spacious home with with a nice pool, it's well equipped and had everything we needed for our 5 week stay. It was nice and cool inside despite the 30++ temperature outside. Only a short drive to Celebration which is a beautiful little community, 20 minutes or so depending on traffic and you are at Disney Springs.

Brick beds and poor air con
ROCK HARD BEDS. None of us slept properly for 2weeks due to the beds feeling like bricks. A couple of the younger family members slept on sofas. VERY POOR AIR CON. We were forbidden from setting the Aircon lower than 72°. This was horrendous. The master bedroom had no ceiling fan although the fans in the other 2 rooms were totally inadequate. Again the management said this was how it was everywhere but having stayed in homes on poinciana for years I never had this problem and neighbours on the same street had fantastic Aircon. The home overall is grubby and the pool was dirty on arrival. Sadly our stay in the home was tainted by the hard beds and dreadful aircon

Wouldn't return!
Couldn't access property on arrival, took well over an hour to get hold of anyone to discover the lockbox we were told to pick up the key from wasn't in use! Ants everywhere, including the dishwasher and all over our clothes and toiletries after a day. Cockroach in bedroom. Soft furnishings and bedspreads were grubby, sheets had hairs. Both showers were mouldy. WiFi instructions (there are 3 different versions) out of date. TV intermittent. Checkout is at 10 but couldn't go outside that day as the pool was being cleaned. Overall the villa needs a really good clean and some updating. Especially the guest instructions on VRBO and inside the guest book. Definitely won't be booking again.

Beautiful property, enjoyed the lake view and wildlife. Had a few maintenance issues at the beginning of our stay that were promptly resolved. Giving it a 4.5 rating, would have rented it again next year if it was available

Great location for the purpose of our trip. Area was relatively quiet. Would rent again. However some of the window treatments didn't work properly and there were many small ants we had to contend with in the kitchen area. Not enough to spoil our trip but in full disclosure...

Villa near to theme parks
The Villa was exactly as described and as in the photos. Lovely quiet location. Kitchen well equipped, 2 lounges gave welcome additional space, pool perfect. There is not a key to the property, a code on the door lock is used. Clearer instructions on how to use the door lock and alarm when entering and leaving would be helpful. I definitely recommend this property and would use again if staying in the area.

perfect setting for a perfect vacation
perfect setting for a perfect vacation! We came with our long-term friends to celebrate the The dream Disney princess and prince wedding of our son. The home was clean, well designed for two couples and comfortable. The kitchen was wonderful for making small breakfast at home and then traveling on to the Disney properties for the rehearsal and wedding. We were able to enjoy the pool one evening, but mostly we enjoyed the convenience of being close to Disney without having to stay on the property. We would definitely return if we wanted another Disney vacation

Thank you for having us at your villa for the month of March. We had a very relaxing time and enjoyed our stay in Kissimmee. As we all know ownership of a home requires constant upkeep - overall the villa was a great experience but with some flooring and window coverings updates needed. Quite spacious home and plenty of kitchen equipment. Pool was very enjoyable but a little cool, I think I'd have heating at the next visit. Quiet location with a lovely view of the lake and local wildlife visiting. Excellent communication and very responsive to messages and any help needed. Thank you again, Jan and Dave

This is a very nice home. The master suite is a nice size however the other two bedrooms are rather small. The beds are Very firm. We requested the pool heated and it was very pleasant. Getting to Disney from this location was very easy. I would highly recommend this home.

Great stay short term
Our checkin was stressful as the instructions give code for lockbox. It did not open a lockbox as the code was actually for the door. The home was quite clean and comfortable. The description and instructions were not the same as Vrbo including the cost of the heated pool (Vrbo was not clear that if a heated pool was wanted it needed 24 hours notice and very little support on weekend) also amenities showed grill when in actuality it was a $100 rental needing 24 hour notice not including weekends. The master bed was very hard. Myself and my husband were unable to sleep in a bed due to this. There are tiles in the kitchen broken and loose. The Florida room screen is torn allowing lizards inside the enclosure. The sliding door from the living room alarm was faulty and we only had access to the pool from the master bed. We were only there a short time so these things were not brought to management attention at the time of our stay.

The arrival instructions given prior to arrival clearly shows a 'door lock code' and that a key is not required. Booking confirmations sent also list whether pool heating or a BBQ have been requested. When your enquiry for these was received 2 days later and hours before your arrival we tried to make arrangements for these but difficult at the weekend and at such short notice as advised. The 24 hour period mentioned is the time taken for the pool to get to temperature once the heating is switched on. The doors leading to the pool area have child safety alarms fitted to alert of door openings. Unfortunately the screen around the pool area does get ripped on occasion and has been replaced already.

We had a great stay, beautiful home and neighborhood. The home wasn’t too far from anything and we could get to where we needed to go pretty easy. Only thing back door alarm goes off every time the door is opened or left open. We couldn’t figure out how to disable . Get stay overall definitely would recommend

Clean and comfortable
Overall if you're looking for a clean and comfortable stay in a good neighborhood and location this is your spot. The things I will choose to mention are more detailed and not super critical. The house was clean, decor was neat. The kitchen was mostly stocked but there was no dish soap only dishwasher pods. The beds were not comfortable. They were like sleeping on boards with a little bit of cushion on them but they weren't the worst. There was one trashcan in one of the rooms that the cleaning crew must have missed and had some hair and stuff in it but otherwise, Everything else was great. The pool was great, the patio had nice furniture. There was a very informative booklet left out that answers almost any question you might have. We would probably stay here again. My only issue is with the exchange of the monetary unit from the pound sterling to the US dollar.. the numbers quoted don't match up to what our card was charged and with those values changing on a daily basis you kind of have to be ok with not knowing. That was somewhat frustrating because the owner doesn't use US dollars for payments.

Small Family Reunion
Except for the overgrown landscaping in the back, upstructing the lake view and scarse in the sides, not giving much privacy from the neighbors, this house was just right for our getaway...quiet space for the grannies as well as room for the adults to laugh while sharing stories. We enjoyed having the two sitting rooms! The house was well appointed with everything we needed, even in the kitchen. The furniture, although worn, was comfortable and we had a couple of water issues after a thunder storm but these were quickly attended to. We will visit again!

Overall good experience but definitely needs more attention. Landscaping has been neglected- dead branches need trimmed, dead leaves getting deep in yard. Furniture in TV room is very uncomfortable. Tile in kitchen is loose. It’s the little things that means a lot. No basic necessities are supplied - hand soap, TP, cleaning supplies, wash cloths, dish cloths/towels. These few extras would have made the experience a more enjoyable. I will say the pool was a delight to have heated during the month of January- felt great! TIP: Keep solar cover on overnight- stays warm! The screen is in dire need of repairs- leaves & lizards get in thru openings. Because of maintenance issues we probably won’t come back to this unit but area is great.

Great Stay!
Great stay. Loved the pond, ducks, cranes, animal life as seen from the pool area and back oof the house. Accommodations were great, House was great, Maintenance company personnel were fantastic, quick responding and friendly. Location is convenient.

Enjoyable stay
We had a lovely holiday at the villa, well equipment, clean (inside) ,plenty of room, location was great and the view amazing. My teenagers enjoyed using the pool which was maintained well, but the pool area was covered in leaves (which I sweep up) and rather dirty including the furniture, the pool screening is also in need of some repair. But on the whole we really enjoyed our stay.

Nice house, poorly maintained.
In short this is a nice house but poorly maintained. We paid for 14 days pool heating but didn’t get it. The pool was cold and when we reported it they said it was working, but it clearly wasn’t. The management company were rude and argumentative. They sent someone to look at the pool but it still didn’t work. They just kept insisting that it was working. We bought a pool thermometer to show the water temperature was much cooler than they said and sent them the pictures. They said the thermometer must be broken! They even suggested that someone (inferring us) was messing around with the controls even though the control box had a combination padlock on it. We got talking to the people renting next door and their pool was nice and warm, so it had nothing to do with the weather or orientation of the pool. The fridge is clearly on its last legs. It was noisy, no matter where you were in the house you could hear it, and there was a slight leak from the front. There are complaints about it in the guest book going back to September 2017. The management company said that they had emailed the owner. The pool screening had big rips in it. They said they would tell the owner but nothing was done. Again there are complaints about this in the guest book from May 2018. As the last week of our holiday was quite breezy the rips just kept getting bigger. In the kitchen area, there were some cracked and loose floor tiles. The interior patio door runners had clearly not seen any cleaning in many months as they were coated in dirt. The bed in the master bedroom was not king size as stated in the details. It was only 5’ making it a US queen size. We felt that the management company is letting the owner down, however it may be that the owner is aware of the lack of maintenance and unwilling to address the problems. We won’t be returning to this house and all future houses will be asked who their management company is so that we can avoid them.

Wonderful stay at the villa.
It was very clean, well furnished with everything we needed. We enjoyed the views over the lake with the wildlife as we sat around the pool area. Ideally located and close to the shops and restaurants. Hope to be back next year but for longer!

We enjoyed our stay. Nice neighborhood for walking. Beautiful view (made nicer when they came and cut back trees). Lake breeze kept the pool area cooler on hot days. The pool cover could not be used as it was real dirty so pool water did get cold when the night temps dropped. Everything we wanted for a long break from winter weather.
