Brilliant location and adequate comfort
Fantastic location more than makes up for some niggles in terms of facilities and maintenance (broken toilet paper holder, water from room cleaning pooling outside the room, no hooks for hanging clothes in the bathroom). The house has a lot of character and there is a nice seating place on the terrace. As a homestay, this is really good, as long as one doesn't expect the same level of service as a hotel. The best part is that it is within walking distance of most of the interesting places in Fort Kochi, barring the Synagogue and the Dutch Palace.

Great hotel, excellent location, unhelpful staff
The hotel was in an excellent location in the centre of Fort Cochin. Our room was basic, but comfortable. I booked a garden view room, but we got a room that looked onto the road. The staff weren't often present at the hotel, and weren't there when we checked out. They had said the day before they would be there in the morning to book us a taxi to the airport, but were no where to be found in the morning.

Excellent central position for cafes
Hotel is in wonderful position in a quiet road just off the central area. Rooms are small and basic but ok for price. We arrived to see the New Year celebrations and were in the ideal place to walk to them.

Disgusting Budget/backpackers Rooms
We booked a budget/backpackers room and I can only say that I wouldn't have housed my pet pig in there. It was filthy, stank of damp and mothballs, and any wood e.g. bathroom door was completely rotten! One tiny window was completely unclosable, leaving great gaps for the mosquitoes to get in. It was a tiny room, where the bed was jammed in between the two end walls and pressed against the wall on one, long side and no mattress cover! The door to the room did not fit and was only closable by a padlock from the outside and a bolt from the inside and had gaps you could have posted letters through. We were in there for a week and the room was not cleaned, bin not emptied, or fresh bedding/towels offered even once. The bathroom was filthy dirty with mould and dirt marks on the floor and up the walls and who knows what the drain cover hid! There were no cupboards, drawers, wardrobes or even coathangers - the only piece of ‘furniture’ you could mention, was a filthy beach chair and a plank of wood nailed to the wall, mentioned as included in the facilities as a ‘desk’! This also mentioned that there were complimentary toiletries, which in fact was just one bar of soap, 2 inches long by 1 inch wide.. We couldn’t even make a cup of tea or coffee and had to wait until 9 am for the local café to open every morning before we could even get a drink! I could go on and on, but there's not enough character allowance! See some pics below of just the bathroom.. you can imagine the rest!

Very comfortable old property, centrally located
Really nice small hotel in a great location close to the everything in Fort Kochi. Hotel is a old converted house and retains a lot of charm, very comfortable and clean. Good comfy bed and good wifi. Great value for money would stay here again.

Very Friendly hotel, within short walking distance
This Hotel probaly has the friendliest owner and staff that you could want. Hotel is minimalistic cold water for basin, but shower is brilliant, bed comfortable, room is cleaned when you give the keys{padlock} to the lads in reception. WIFI is good, Cold Water in Fridge is free, Air condition is cold and also have a fan. Had an occasional water pressure drop, adn one power cut {came on in 10 minutes, workman working on the line} For the price its great

Good location in Fort Cochin but the place is very basic. I booked the King suite which was advertised at 2,250 per night but the room is not worth even half of it! Extremely dark, dirty very smelly and solid bed linen and bedding. Smelly towels and not even a bottle of water in the room. The room faces the main road and it was very noisy and could not sleep all night. Moreover, it backed a kitchen and all the frying smell was coming into the room. Not a pleasant stay and I left in a hurry the next day. By the way I checked the prices for the next two nights out of curiosity and they were going for ONLy 900 rupees for two nights. I pointed this out to the receptionist and he was really shocked. The owner has indeed been very understanding and he did not charge me for the night.

Great place to stay in Fort Kochi
A great little place close to all the places you'd want in Fort Kochi. The room was lovely, big and clean. Only slight issues were that wifi didn't reach to the room, had to use communal areas, and we had people in the room above us, when they walked around was loud in our room. Would return though.

Rare to find such a modern aesthetic in traditional architecture. Loved the location, stay and service. Awesome bathroom. ;) Some milk powder sachets in the room would have allowed us to make our own tea.

We had the room without A/C and with a very dated bathroom. Too hot really. The more expensive A/C rooms are worth the extra money. Nice decor and artwork, nice furniture, way above the average in India / Fort Cochin. Not a homestay though and when we were there there was no breakfast. However, just around the corner are so many places to eat, it does not matter.

We stayed there for 3 days first in the non AC room and next 2 days in the delux AC room. All the rooms were clean and the delux AC room is super . The staff were very friendly and helpful .

We actually booked a Queen suite with Expedia at Niyati. We got room six. It was a nice room and a very nice bathroom with a great shower however on three occasions it rained in. Francis and Winnie were great. and very helpful. We had a booking for three weeks. We had to leave after a week because of a crisis with a family member at home.

Amazing value for money!!
The hotel was great value for money. All the heritage sites in Fort Kochi. Winnie, the innkeeper was extremely nice and provided us with good restaurant recommendations. Definitely recommend it for anyone who wants to immerse themselves in the heritage and culture of Fort Kochi.

The room was nice. There was a terrace on top to spend time in good company. The staff is wonderful. Ten hours after the check out we had to return there to arrange a taxi drive . They let us go in, use the toilets several times, use the wifi and charge the mobile batteries. They were absolutely gentle and hepful. I had a very good stay at Niyati home stay.

Best hotel we stayed in India
My boyfriend and I stayed in a superior room for three nights and we loved every minute of it! This hotel is incredible, from its relaxing design to its hot shower and lovely staff. The location is in the heart of fort kochi, great walking distance to restaurants and sightseeing. The best part is the service, they are so kind and helpful and they really made us feel like home. The free wifi is decent and the tv is amazing, it's got a lot of movies and tv shows in english. I really can't recommend this place enough!

Spent two nights at Niyati at the beginning of our trip. It is in a very central location in Fort Cochin handy for exploring. Everything we needed was available, the staff were welcoming and helpful and the rooms are stylish and clean.

A dream!
Niyati was a dream! The room was beautiful, the bed was comfortable and the shower was heavenly. The staff were incredibly helpful the entire time with all my inquiries. The accommodation is central and easy to locate. Thank you all so much. Will definitely return.

I reserved 2 months in advance for 3 people 3 nights on business trip . when we arrived , said the old lady at the reception that they give us a large room with 2 large bed, we should sleep all in this. . I said her several times that I paid for 3 people , so need 3 beds , she kept telling me " I put a mattress on the floor , but you must pay that. " After i called a Indian Friend of my and he spokes with her, she gaved me a not her room. Next morning, she said, that I should go out from this room, because she gaved that to other guests! The big room was on the street side and was very noisy. When we told her about that, she said that she buyed a bed wit a new mattress. So we could keep the little room, she would put the 3. Bed in that room. Our nerves were on end . we went have breakfast . when we came back , the 3rd bed was in this small room, that although had windows , but you could not open . We decide very quickly to leave this hotel . we where given 175 .- Swiss francs that people as a gift ,because we did not want to discuss again with this sturr lady . I'm coming since 10 years to Cochin, I didn't a story like this. For that service are the prices to high. No breakfast, very less and cold water in the morning in the douche. But I still love my India.

Loved our stay. The room was beautiful, the staff attentive and helpful, the neighborhood quite (if you can believe in India). Nearby coffee and teashops were nice to hang out in. The seafood, especially at Oceanos, was tasty.

Very trendy and clean homestay, but need ear plugs
The hotel is fantastic value for money and we generally enjoyed our stay. We were able to check in early and the rooms were very good standard, especially for the price. The a/c worked very well and so did the wi-fi. The bathrooms were a particular stand-out - they were closer to a 4-star hotel standard than a homestay. The main issue with the hotel was the amount of noise there was in the early morning. The rooms are not soundproof at all and the floors/ceilings are just wooden boards. The cleaning commenced at around 5.30 am and after that there was little hope of sleeping. Fortunately we had ear plugs, but if you didn't, then you would have to get up at that time.
