This is a very lovely B&B in a very nice part of town with the park and great restraunts nearby. The staff are friendly and the rooms are beautiful and comfortable. Breakfast is just fine. So I want to give this 5 stars overall because of this - it deserves it. Unfortunately though there is significant noise through the evening and late into the night as guests allow their rooms fire doors to slam (soft close fire doors aren't fitted) or are making other noise, and unfortunately residents on the floors above and in neighbouring buildings come and go at all hours with a great deal of noise. It isn't possible to sleep without being woken multiple times. My only other comment, is I'm personally uncomfortable in a B&B where the owner doesn't also live full time. and after reception is closed it's just me and all the other guests. I recognise this is common practice these days but I think it is has some draw backs and is unlikely to be something i'll do again.

Good option for west end. Comfortable room, left to get on with things, staff helpful when required. And very pleasant. Never managed breakfast so cannot comment. I’d come back.

Really friendly staff. Room very small but very clean. Shower dodgy. Bed comfortable, good blackout blind/curtains. Excellent location. Breakfast not so good, continental style (in Scotland!) toaster dodgy too.

Great location and nice room but for the price i felt it was let down a little with poor breakfast , shower not draining well and the room being a little noisy ,but we did have a room just off reception.

A true boutique place to stay. Only 10 rooms. Easy street parking (observe the meter rules). Extremely helpful, honest and friendly staff. Good continental breakfast (even had boiled eggs)!!!!!

Trendy and A bit Quirky...
Trendy and quaint.... Nice little touches like the Record Player and old Jazz records. Overall was a great stay. Close to University and lots of shops and places to eat. Parking is a bit of an issue...street parking, but didn't get a ticket with tactical meter plugging.

Hidden Gem
Amazing location, and great place to stay. Plenty of on street parking to accommodate us. Friendly and helpful staff. The breakfast room is pretty snug but we still had a few tables to choose from. The only thing I would say is we could have used a fan in the room as it was a bit stuffy. I’m sure if there was one available the hotel would have been happy to provide it. Will definitely be back soon

Beautiful hotel in a great area
The room was beautifully designed and very modern. It is in a great part of Glasgow nearby to a good range of bars and restaurants, as well as transport links with the nearby Exhibition Centre train station. Would highly recommend staying here.

Check in was not great. We arrived early and expected to have to wait. That wasnt the problem. Left our bags in the common area - exposed, and came back well after check in time to see them still there. Expected them to have been moved to the room. Then no offer of assistance to carry them down. Room in basement, dark and picking up lots of noise from the rooms around us and above us. No coffee on offer with the continental breakfast (hint: “continental” means the continent where proper coffee is always on offer). Nespresso machine in bedroom, but no coffee pods. No cutlery. Toilet wont flush without adding several cups of water from the sink. Bedside table lopsided so drawer keeps sliding open in my way. Had to put the slippers they supplied under the legs to right size it. Not what we expected, but the neighborhood is fantastic.

Good budget choice
Great value budget hotel. If you’re looking for luxury then no, but if you want a reasonably priced one night stay in a great location then this is your place. Walls are thin, and please don’t over perfume the towels (I had up flush my eye out when i used a towel on my face) but otherwise lots of great touches. Friendly staff too and the breakfast is more than satisfactory and a bonus for the price.

A lovely hotel, the room was fabulous with some nice touches such as a record player with a choice of vinyl to play. Staff were ultra friendly and there was plenty of choice at breakfast. Transport links were very good and you are close to the Kelvingrove Art Gallery, a must visit! Do not hesitate to book this wonderful hotel

A review of the reviews
First, my wife and I never wright reviews, but we felt we had too. We both read the existing reviews and were about to cancel our reservation and stay in a branded hotel in the downtown area. We decided to forego the switch mainly because of the location in the West End. We made the right decision! We arrived at the hotel at 11:30 expecting a problem about bag storage. The woman at the front desk was welcoming and accommodating. We were invited to pay an extra 20 L for early entry into the room, something we would have expected. Done. The room was clean, beautiful, and had more than enough amenities including a vinyl record player with a library of albums. We changed and readied ourselves to explore the park, the neighborhood, and the nearby Museums. The access to the building and room was easy. Yes, there is a window into the shower, a unique feature that we have experienced in other hotels. There is a shade that you can pull down that provides complete privacy. Done. The breakfast was more than adequate. It was a European Continental with the assortment of meats and cheeses, cereal and pastries, and teas and coffees. Most importantly, fresh fruit and a bowl of berries – something we did not experience in other hotels. Did I say the location was amazing, great restaurants, the park, pubs, and a block away from the hop-on, hop-off bus stop #17. The reception attendants were always helpful and informal that could carry on conversations about anything.

Lovely Little Hotel great location!
Lovely little hotel in a great location to some excellent bar/restaurants and the OVO. Staff were so friendly and helpful. Although no cooked breakfast what was on offer was lovely. Rooms were lovely, clean and modern, with some nice added little touches. The only downside is that with our room just being off from the reception and entrance you could hear everything! The room directly above us had people staying that were up in the early hours and you could hear them walking around with the creaky floor boards we didn't get much sleep, which was such a shame. Only other suggestion would be to have larger towels in the bathroom

Loved the location and the service. Perfect part of town and staff amazingly helpful and professional. Found the room an a small side for 2 people and was not keen on how small the bathroom was; the sink was tiny and not that easy to use.
