“Best Breakfast in town Can't wait to go back”
No complaints with this hotel whatsoever. Around a ten minute walk from Waverley railway station to the hotel. Hotel to the Royal mile about 5 minutes idealy situated for this area. For the shopaholic Princes Street is a bit further at around 15 - 20 minutes steady walk. The rooms are neat & tidy with a flat screen TV proper wardrobe,desk & chair,easy chair and comfy bed, towels and good quality toiletries.The bathroom is a wet room realey not very spacious but just enough room. The breakfast is searved in an adjacent room just about a 20 metre walk away.The food is very good with a well stocked cold buffet,your order is taken for the hot food which is then cooked to your liking and delivered to you in no time at all.The hotel is in a quite part of Edinburgh and does not have a bar or lounge area bit even so I would stay here again and recomend this hotel.
“Simple but Very Good”
Basic University style hostel accomodation but comfortable, warm and scrupulously clean with very good en-suite shower. Excellent personally cooked breakfast available in adjacent refectory- with first class service.
“Splendid value”
Within strolling distance of the Royal Mile this former hall of residence offers perhaps an unexpectedly high standard for the price involved, including most comfortable bedding and a very substantial cooked breakfast that set me up for the entire day. The location is both central yet quiet (because set back from the main road) and very convenient for the university, Royal College of Surgeons or National Museums of Scotland. You may need to open the window because the room was very hot for September and the heater cannot be regulated by occupants. The shower was squeezed in alongside the wc and consequently was a bit cramped but the complimentary toiletries made up for this. The room also contained a wider range of teas and coffees than usual. I will definitely stay here next time I am in the city.

Simple but clean, well located and with a good breakfast. Rate was very competitive, even during the Fringe.

University of Edinburgh owned Kenneth Mackenzie Suite is conveniently located yet far enough off the tourist trodden path. Our room had a breathtaking view of Holyrood Park and Arthur's Seat, a few blocks away. Traditional Scottish breakfast was served each morning, including many vegetarian options. Everything was lovely - I would definitely stay here again. Note though that suburbanites might be dissatisfied with the no-frills smallish rooms and lack of lift.
“Good Base hotel”
Room was up on the 4th floor and no lift, no problem for us even when coming back from a hotel in heels but some others may find it a trek. Let them know when you book if this will be difficult for you.. Staff cheerful and helpful, room clean and well set up, excellent buffet breakfast with veggie, special diet and gluten free options available on request in a clean bright room. Staff here were also very friendly and helpful. On street parking is not cheap in this area if you are in a car. Easy to find and in easy walking distance of most of Edinburgh's attractions. Staff were also helpful to guests wishing luggage kept after check out for collection later in the day, always a bonus. I have told friends about our good experience there and stand by my opinion.
“Great Location and would stay again for sure”
Although the hotel is old dorms, it was still a great place to stay. We didnt spend a whole lot of time in the room, but when we did the view was beautiful, it was always cleaned everyday when we came back, and if we had any questions they would help us right away. Its located just a short walk to the Royal Mile and breakfast was included. Its a great stay for a great price, I would for sure stay there again!

“Great value for money”
This is doesn't look much from the outside (I think it is a converted Uni dorm or something) however the room was very comfy and clean, and the breakfast was really nice. It was definately the equal of any Travelodge I've stayed in, and better than the Ibis'. Very good location as well.

I was more than satisfied by the level of service provided by this hotel. It is slap bang in the middle of the Old Town and for the price the services provided are exceptional. The stairs are a bind of your infirmed and the absence of WiFi a pain, but I can get free Wifi all over Town so not quite such an issue. Highly recommended.
