When you first arrive at River Ranch, you'll enter into our kitchen and dining area. Directly ahead, you'll see our kitchen, which is fully stocked with everything you need to prepare a delicious meal, baked goods or cup of coffee. You'll immediately notice our gorgeous natural wood cabinets and porcelain farmhouse sink. In this same area, you'll have access to our six-top dining table, which sits in a bank of windows overlooking the river. To the left of the kitchen, step into our ultra-cozy living room with metal vaulted ceilings and rustic wood walls. Here, you'll find a large leather sectional, two lounge chairs, a 55-inch Roku Smart TV and a wood-burning stove. Behind the couch, you'll also see a high-top seating area with cow print chairs. When it is time to turn in for the night, choose one of our 3 bedrooms: (1) The Primary bedroom features a King-size bed, Queen-size pullout bed, dresser, closet and en suite bathroom. From the bathroom, you'll also be able to access the screened-in porch. (2) Our second bedroom has a Queen-size bed, closet, desk area and nearby bathroom. (3) Our third bedroom has 2 Twin beds, a closet and a nearby bathroom. Outside, enjoy the home's best amenity - our outdoor living spaces. Our screened porch has a large sectional and a lounge chair. On the front porch, you'll find two rocking chairs overlooking the river. A great place to look out for the known wildlife on the property like deer, turkey, bald eagles, woodpeckers, and many other native animal species. Looking to treat your crew to an outdoor BBQ? Grab out grill from the garage! If you're looking to explore the area, there are several parks to check out! All within 30 miles of our home is Flint Creek Water Park, Fiddlers Bend Outdoor Adventure Park, Natural Falls State Park, WOKA Whitewater Park, and the Siloam Springs Kayak Park. The Siloam Springs Kayak Park is designed for kayakers to enjoy the rapids best between 200 cfs and 600 cfs. At the park you'll have access to two engineered rapids class I to II, a family swimming area, a climbing bolder, a picnic area and an accessible riverbank. Guest Access: Guest Access & Amenities: Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes. Other Things to Note: ★ Water levels are subject to change at any time due to environmental factors outside of the host’s control which may impact the accessibility and appearance of the river. Cancellations due to water levels will not be honored outside of the cancellation policy. Guests are solely responsible for preparing for their stays accordingly by checking water levels ahead of their stays. House Rules that are strictly enforced: \- Check-in is any time after 3:00 PM. \- No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000. \- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400. \- Unauthorized checkout delays will incur a fine of $100 per hour. \- This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary. \-There is a QR code located on or near the refrigerator. It was far away from busy traffic. Be aware if you have dogs with you THERE ARE DANGEROUS SNAKES ON THE PROPERTY. No fault of the owners and of course its obvious based on surroundings that this is a potential issue, but our son's dog was bitten by a copperhead on the front porch on our last night there. The host was very communicative and helpful with questions. The location is private enough to feel “unplugged” but also not too far from the store if you forgot something! Our group felt very safe with the location, and the house had everything we needed to cook with - utensils, pots and pans and grilling supplies! This was the best camping/nature spot we have stayed in. We will definitely be back. - The only thing I wish the property had was a clear pathway down to the river, it would be very nice to hang out by the river or take.a swim! ##### Delaney S. This is a very cozy location, you don't close access to the river for fishing but the view is wonderful and the sound the water flowing can heard from the front door step. Very relaxing setup, there is not a TV in the master but to be honest we stayed busy enough with the hiking at Tanyard Creek and Woka Park. Camp fire is a nice touch, we used the large kitchen more than the grill provided. ##### Christina W. It's a beautiful, clean home with everything you need to prepare meals. The view of the river is lovely and we saw deer, rabbits, and even a bald eagle. However, be aware that the last 20 minutes of the drive is on gravel roads. The only disappointment was that there was no river access, so we had to leave the property each day and drive 30-40 minutes to a public access location. We had hoped to swim and fish at the property but could not do so. ##### Molly D. It was a relaxing stay. One thing I loved was the baby bassinet and bouncer. They were a great surprise. There were so many positives. The host was very responsive and helpful. Thank you! There were two draw backs. There is no TV in the master bedroom. The other is the last 5 miles (15 minutes) of our journey was on gravel and dirt roads. ##### Jennifer P. Wife and I brought two of our kids (well…20 and 14 years old) up to get away for a few days and relax right after Christmas. We all like the outdoors and seclusion but also don’t want to drive forever to grab essentials. This was just what we needed. We were here two days and three nights. We did three meals in town and the rest at the house. Then went twice for hikes at Natural Falls State Park, which is also very close. Cabin was clean and accommodating. Everything worked fine. Property is nice, with deer roaming at dusk and in the morning. We enjoyed time around the kitchen table, in the living room, and outside around the fire! ##### charles h. Pros: beds are very comfortable, the house is spacious, the scenery is gorgeous, the fire pit area was perfect at nighttime, and the communication between Cohova was top notch! They answered every question I had expeditiously, even on the weekends. Cons: there is no “river access” on the property. However, you have public access just down the road next to the neighboring house. We found this out after floating the river. The weeds were a little bit of an issue but didn’t make/break our trip. Overall it was an amazing trip and we would 100% book again and recommend to anyone wanting a peaceful trip! ##### Aleia D.
