Conveniently located just 10 minutes to both Sugarbush Ski Resort and Mad River Glen Ski Area while only a couple minutes to downtown Waitsfield & Warren Village. Highlights incluse a spacious master bedroom, a custom stone fireplace, massive wrap around deck with Adirondack chairs, a large lawn with a fire pit and a game room with pool table and a bar. Please message through the booking medium or email before calling or texting for fastest response. Available during normal hours M-F 9-5 and for emergencies during reasonable non sleeping hours. Quiet hillside neighborhood located on a private road. Access to the entire home and property. Four wheel drive and snow tires are required for safe travel in winter months in this region of Vermont. Beautiful large traditional Vermont ski home on very private secluded property. Four wheel drive vehicles with snow tires is highly suggested during winter travel as this is the standard for Vermont Please note: The speed limit on the private dirt road leading up to the house is 15mph! Please respect the local neighbors and obey the speed limit as there are small children present on this road. Entering the house you walk into an oversized mud room with plenty of space for sport equipment, outerwear and shoes. Continue into the house and you find an open floor plan with a full size kitchen and dining area that feeds into the living room which has a large brick fireplace surrounded with plenty of seating. A half bathroom is located beside the living room. Step into the next room and you find a lovely TV room/lounge with wrap around windows on all sides and slider doors giving access to the deck. Here one of the couches can be folded down into a futon if an additional sleeping space is needed. On the main level you will also find the king master bedroom with plenty of windows that bring in warm natural light and is accompanied with it's own private access to the deck. Connecting the master bedroom to the rest of the house is the office space, which branches off to the master bathroom and a small bedroom setup as a nursery with a baby crib. Please note AC is only available in the master bedroom! Taking the stairs up to the top floor you will find two additional bedrooms (1 queen & 1 full plus a second baby crib) as well as another full bathrooms. The basement level has a bunk room with two single bunks and a third full bathroom with walk in shower. This leads into the game room equipped with a pool table and a bar. Here you will also find the laundry washer and dryer. The property has a large driveway with ample parking available. Bookings made through an "Instant Booking" option within 7 days of the Check In date may be canceled without penalty to the host and with a full refund to guest, if the cleaning company can not be scheduled in time due to short notice of the reservation made. The host holds the right to cancel reservations made with the "Instant Booking" option without penalty if there is any suspicion of an upcoming party planned on the premises. Once booked over this medium you automatically agree to all terms and conditions stated below and the booking will act as your signature. Bugs and pests: The home is located in a rural area in the Vermont mountains and although we perform regular pest control on the cabins we cannot guarantee it to be pest free of all bugs and animal and pests. We cannot compensate for the presence of pests, insects and animals. We also ask that all guests respect nature that you Do Not feed wildlife. Road conditions: Recommend four wheel drive in Winter/snow months with snow tires. We do not refund due to weather conditions. The road will be plowed as soon as the local plow person has done so and at his discretion. The owner or host is not required to help remove a stuck vehicle or reimburse for any towing on or off the property. No refunds will be given for tow services required by the renters. Code of conduct rules must be followed by all guests: In appropriate conduct/behavior includes and not limited to violence, verbal or physical abuse, violating all part of this said agreement, act or acts that threaten the safety to others, loud music, repetitive noise that disturbs others, annoying to others or unauthorized services, programs or gatherings. Guests will be asked to leave and no refunds. \*\*If personal items are left on the property, MRVRM is not liable for their return or collection of said items. The home is spacious with plenty of room to spread out or play together. The hosts have several board games along with the pool table in the finished basement. It was very clean with just the right amount of amenities. We chose not to use the fireplace during our stay. The house stays nice and warm and the beds and pillows are comfy. Minutes from the resort! Home is spacious and accommodating. We took our 23 and 25 year old sons and 4 lifelong friends. They loved the basement with pool tables and bar area. I loved the octagon living room w view and relaxation feel! Large sized mud room for ski and snowboard equipment. Our dogs had great outdoor space to run around! The house was clean w many sleeping options. Main bedroom was huge and private from others w own bath. I even had a desk area to get some work done while the boys went snow mobiling. Fully equipped kitchen and was able to cook for 8 hungry boys w plenty of plateware etc ##### Greg S.
