The space This is a two-bedroom + sofa bed in the middle of everything, with one feature that's genuinely hard to find downtown: a private 650 sq ft patio that's yours alone. Mostly covered, with a hot tub, a full dining set, and a separate lounge area — an oasis in the middle of the city, not a shared deck you share with other units.
Inside is 957 sq ft built for up to six people to spread out. The two bedrooms sit on opposite sides of the unit, so you're not sharing a wall with the people you came with — real privacy, whether it's two couples or family with kids. Each bedroom has a TV, and the master has blackout blinds for a real sleep-in. The living room has a 75" TV and a sofa bed for two more guests. Two full bathrooms mean nobody's waiting in line in the morning. High-speed internet throughout, a kitchen set up to actually cook in, and portable A/C for the warm months.
It's quiet in a way most downtown rentals aren't. Solid concrete construction means you won't hear neighbors, and with the windows closed the soundproofing silences the street — you're across from an arena and you'd never know it from inside.
You're in Espana, a concrete tower with amenities most downtown rentals don't have: an 80-foot indoor pool, hot tub, sauna, and a full gym, all included. There's 24-hour concierge security, so you're not buzzing yourself in off the street at midnight. Secured underground parking comes with the unit, and EV charging is available by reservation for an added fee.
This is the part that's hard to overstate. Rogers Arena and BC Place are directly across the street — you can hear the crowd on game night and still beat traffic home. Stadium-Chinatown SkyTrain is literally next door to the condo's entrance, which means the airport, Richmond, and the whole region without a car. The False Creek seawall is a block the other way for running, walking, or just watching the water.
Gastown, Chinatown, and Yaletown are all a 5–10 minute walk. Costco and the T&T supermarket are next door for stocking up. Restaurants, coffee, and nightlife are in every direction.
