The kitchen is stocked with cookware, utensils, basic seasonings, and full appliances for longer visits. The bedroom features a queen bed with quality linens, blackout curtains, and ample storage. The bathroom includes fresh towels, toiletries, and reliable hot water.

Step outside to a private patio—perfect for morning coffee, quiet downtime, or unwinding after busy event days. On-site and street parking make arrival easy.

Located minutes from downtown, UofA, and major Gem Show locations, this home provides simple self-check-in, pet-friendly options, and a relaxed space to recharge between event days.

Accidents happen, and we want your stay to be stress-free. Before arrival, guests may choose to purchase an optional Damage Waiver through our secure Guest App.

The Damage Waiver is a small one-time non-refundable fee of $34.95 that helps cover accidental damages during your stay and provides additional peace of mind.

The Damage Waiver is completely optional.
Guests may choose to purchase the waiver or decline it.
If declined, guests remain responsible for any accidental damages that occur during their stay. That’s it—simple, transparent, and designed to keep the home perfect for you and future guests.

LOCAL GUESTS (Tucson area):
- must contact prior to booking with the reason for the stay

NUMBER OF GUESTS:
- maximum 6 guests including visitors - $25 fee/night for each additional guest beyond # of guests booked past 10 pm

EARLY CHECK-IN:
- subject to availability

LATE CHECK-OUT:
-subject to availability
- $100 fee for unauthorized late checkout

NO SMOKING OR NO VAPING:
- $200/day smoking fine for odor remediation

NO LOUD NOISE PAST 10 PM:
- $100 fee for failure to tone down noise after a neighbor`s complaint and/or not following the request to vacate premises

NO FOOD & DRINKS IN BEDROOM/S
- $25.00 fee for failure to comply

LOST PARKING PERMIT:
- $25 fine/day for the temporary pass + $350 for the replacement

PET RULES:
- CONTACT US with a dog description prior to booking
- Please let us know if your sweet pet needs a crate, doggie toys, bowls, scooper, or anything during your stay so we can prepare it for you
- You must accept the request for a $50 pet cleaning fee for stays 3 nights and less
- 3+ nights the pet fee = $15/night
- Limited to 1 dog; 40 lbs max
- Pet to be up-to-date on vaccinations
- Pick up after them
- Must be house-trained/potty-trained
- Dogs are NOT allowed on FURNITURE
- Must be leashed on the property at all times
- Your dog/s must be with you at all times. Leaving your dog/s unattended (meaning not crated or kenneled) will result in vacating the premises
- You assume financial responsibility for any damage caused by your dog/s and agree to pay an additional amount shall this occur
- If excessive dog/s noise (barking) is disturbing to the neighbors, you must quiet the situation
