The Space:

Escape to pure luxury and comfort in this stunning villa, perfectly equipped for 8 (+1) guests. Situated in a breathtaking location with sea views, this holiday home offers everything you need for a relaxing stay with family or friends. This brand new villa is completed in April 2025.



The villa is fully enclosed and features a gated entrance for privacy and security. For electric vehicles, a charging station is available (usage via charge card).



The heated pool (11.5 x 4 meters) with an outdoor shower provides the ultimate swimming experience. The south-facing garden enjoys sun all day and includes a 12-meter-wide electric sunshade, a lounge set, a garden table, and sun loungers.



The entire property is equipped with air conditioning and underfloor heating, ensuring a pleasant stay in every season. Internet and WiFi are available both indoors and outdoors, and the living room and two bedrooms are fitted with smart TVs and a sound system. For extra peace of mind, the villa is equipped with an alarm and camera system.



The fully equipped kitchen with a cooking island features a wine cooler, two large refrigerators with freezer compartments, a dishwasher with a cutlery drawer, a convection oven, and a combination oven (microwave and convection). The electric cooktop with built-in extraction and various kitchen appliances, including a coffee machine, filter coffee maker, toaster, citrus press, kettle, and blender, make cooking a pleasure. Outside, there is an outdoor kitchen with a barbecue and sink, perfect for cozy summer evenings.



The villa has three bathrooms, each with a shower, and in total five toilets, one of which is by the pool. The bedrooms are furnished with high-quality box spring beds from Revor. Bedroom 1 has a double bed (1.80m wide), bedroom 2 has a double bed (1.60m wide), and bedroom 3 is split into two sections: the first section contains a double bed (1.80m wide), and the second section has a bunk bed (90 cm and 140 cm wide), suitable for 2+1 guests. These sections are separated by a wall. A baby cot is also available.



Additional amenities include a washing machine, dryer, iron and ironing board, as well as a vacuum cleaner. In the living room, an electric fireplace adds extra coziness. The landscaped garden is irrigated during the high season.

Villa Zeleni Mir provides exceptional privacy with stunning sea views and beautiful sunsets, ideal for poolside relaxation or terrace dinners. Local walking and cycling paths lead through scenic landscapes to nearby wineries and traditional konobas (rustic restaurants). The vibrant coasts of Poreč and Rovinj are conveniently close for day trips to the sea.



Getting Around:

Villa Zeleni Mir is nestled in the peaceful village of Radetići, offering a perfect inland base in northern Istria. A small local grocery store is just a short drive away in a nearby village, while larger supermarkets are reachable towards Poreč in about 20 minutes. Picturesque coastal towns like Poreč (25 minutes by car) and Rovinj (30 minutes) offer beaches, marinas, and restaurants. Pula Airport is approximately 60 km away, taking around 50–60 minutes to drive. Free private parking is available at the villa, with easy motorway access for further exploration.



Other Things to Note:

Bedlinen, towels, towels for the pool and final cleaning are included. Pool heating is optional (from april - october) and costs € 40 per day. The villa features air conditioning throughout, Wi-Fi, a fully equipped kitchen, and a private pool with sun loungers. A car is recommended to discover nearby beaches, wineries, and Istria's iconic coastal destinations like Rovinj and Poreč.
