County Rules As part of the Short-Term Rental Permit for this home, the county asks that we share the important rules and regulations with you. We appreciate your cooperation in following the guidelines listed below, also included in your signed Vacation Rental Agreement. Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement. Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway. Quiet Hours: Quiet hours are 9pm-8am, seven days a week. Per the County: No sound may be audible from the property line during quiet hours. Amplified sound (such as speakers) shall not be used outside or be audible from the parcel line of any short-term rental at any time. Lights Out: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors at night. Red Flag Warnings: Due to high risk of wildfire in our area, bonfires, charcoal barbecues, and wood-burning fire pits are always prohibited. On designated Red Flag Warning Days—when fire danger is especially severe due to dry conditions and high winds—all outdoor fires are prohibited, including gas grills and gas fire pits. These restrictions come directly from the North Tahoe Fire Protection District and must be followed for everyone's safety. It is each guest's responsibility to stay informed about Red Flag Warnings. They are announced on local news, radio, and social media, and you'll also see signs posted at fire stations throughout the area. Winter Driving: Many highways, access roads, and driveways in the Tahoe area can become icy during the winter. For your safety, it's essential that between November 1st and April 30th your vehicle is winter-ready. Make sure brakes, windshield wipers, defroster, heater, and exhaust system are in top condition. Tires should be properly inflated with excellent tread, and you should always carry tire chains—even if you have an AWD/4WD vehicle. Double-check that your chains fit your tires and are in good working order. On many state highways and county roads, four-wheel drive and snow tires are required for safe travel. Please be prepared for winter conditions: dress appropriately, stay in bounds at ski resorts and if you get lost, remain in place. Garbage & Bears: Please do not feed the bears. Black bears are very common in this area and, over time, many have become used to human food and trash. Because they no longer have a natural fear of people, you may see them during your spring, summer, or fall stay. Feeding bears is illegal, and leaving food outside, trash unsecured, or doors and windows unlocked can lead to serious property damage to both homes and vehicles. To help prevent this, all waste must be placed in bear-proof bins or dumpsters and the latches secured. Placer County sorts recycling from the waste for you at our materials recovery facilities. Office Holiday Hours The TTVR office is closed on New Year's Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. We were able to prepare our meals in the nicely equipped kitchen and have the best views while dining either in the dining or living area. The home is so conveniently located to beach, walking trails and shops that we didn't used our vehicle during our entire stay. Windows from the living room and breakfast room/kitchen frame a lovely view of the lake. The deck is also a wonderful place to hang out, complete with lounge chairs and a outdoor table. The location is incredibly convenient to local restaurants, stores and other conveniences in the Tahoe Vista/Kings Beach area. The lakefront view was breathtaking and peaceful. The place was clean, spacious, and the beds were comfortable. The dry sauna was a treat. The neighbor condo owners were all friendly. Safeway Market is just a couple of minutes away and 5 min away from the main area with all the restaurants and coffee shops. Only reason that prevents me from giving 5 stars is because of the old stale smell of cigarettes from the carpet on a few parts of the house especially in the hallway in between the rooms and the bathrooms. It's not too bad and could be eliminated by shampooing the carpet.We will definitely stay here again in near future. ##### Audrey M. The home was clean and comfortable (beds were very comfortable), and the views were so perfect, they didn't even look real. The house was well-stocked. The sauna was incredible, as well! We definitely will be back in the summer months when weather will enable us to take advantage of the deck and beach area.My only suggestion is that the listing specify that there is only 1 parking spot. I didn't realize that until our check-in instructions. We had 2 cars. Not a huge deal, but just something to know if you're booking the property. ##### Robin G. Very convenient location too! We enjoyed the sauna at night looking out at the stars over the water, even in the summer. While the house/cottage is decent it is just in need of a really really good cleaning!! Bedspreads were dirty, throw pillows in living room are disgusting, cabinets and quite a few dishes/pans/silverware were dirty, BBQ grill is corroded thru needs replacing. Not huge, but enough room for our family of four plus a small dog. Judging by the vintage ads for Pine Cove Cabins on the walls, they've been rental vacation cottages for decades. The location on the beach offered great views and room to walk around. I expect it'd be wonderful to be on the lake in summer; in winter it was convenient to stores, restaurants, and ski resorts. There were a ton of towels, sheets, and pots and pans, which made the very minimal supply of other things (mainly hand soap and toilet paper) all the more befuddling, but that was easy enough to take care of. I contacted the property manager once, to request extra blankets, and they were friendly and very prompt in helping out. ##### Pamela G. Great beach access. Charming cottage and comfy beds. Loved the location and the view and the beds. Home came with everything you need to cook and be comfortable- but the house has no AC, only table top fans and old windows that don’t all open easily. If you are sensitive to heat or coming during a hot season I’d be a little worried. Winter would be fantastic as it also has a great gas fireplace and is cozy. The one car parking is tricky but luckily we were there during season when you can park on Main Street and it was not too busy yet. Easy walk from covered parking to unit. I loved the location of North Tahoe, seemed so much nicer than the South section and a great little town is less than 10 min away but a supermarket is less than a mile. Super walking trails nearby. Great deck and place to chill. Neighbors all close by but was not too noisy late at night. Loved the sauna and wanted to spend as much time at the cottage as possible to enjoy the spectacular view.
