A 3.8% credit card fee will be added to the total amount due, (excluding the service fee charged by Vrbo), if a credit card is used for payment with TLUXP. This is not reflected in the quote by Vrbo. County Rules Each county requires we inform you of the rules and regulations relevant to your home's Short Term Rental Permit. Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement. Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway. Quiet Hours: Quiet hours are 9pm-8am, seven days a week, Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from the vacation rental home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors. Lights Out: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the Ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors. Red Flag Warnings: Due to extreme fire danger, bonfires, charcoal barbecues and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winds, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio. Winter Driving Many highways, access roads and/or driveways are steep in Tahoe/Truckee and may be icy in the winter. To ensure your safety, it is critical that during November 1st - April 30th brakes, windshield wipers, defroster, heater and exhaust system are in top condition. Tires need to be properly inflated and the tread must be in excellent condition. Always carry tire chains, even if driving an AWD/4WD vehicle. Make sure the chains are the proper size for your tires and are in working order. All outdoor tables, chairs and loungers are put into storage in the fall, in order to protect the furnishings from winter weather. Barbecue grills, however, do remain outside for your enjoyment. Be Bear Aware Black bears are very common in this area and have become habituated to human food and garbage. Because bears no longer have a strong fear of humans, you may encounter bears during your spring, summer and fall stays. Feeding bears is illegal. Leaving food outside, trash accessible, or doors and windows unlocked is likely to cause significant property damage to homes and to vehicles. Please take a moment to learn how to be Bear Aware, so that we can continue to live in harmony with our wildlife. Office Holiday Hours The TLUXP office is closed on New Year’s Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. The property was neat and clean. Our group of 15 enjoyed spending time by the river. There are tonnes of outdoor activities to explore nearby. The weather was excellent. The well equipped kitchen, the large dining + living area + game room made it an excellent way for our group to enjoy indoors while overlooking the river. Great vacation overall. For seclusion with close access to the Palisades Tahoe Village, you can’t get any better. 5 full bedrooms, each with en suite. 3-car garage (2 usable spots), room for 2-3 more cars in driveway. Dishes, glasses, cookware galore. Wood burning fireplaces in the Great Room and Master Suite. Large refrigerator in the kitchen, another in the garage. Property management (Christina and others) was very attentive, but they had their hands full during our stay. At some point on our 2nd full day there (New Year’s Day) the house must have lost power, which seemed to set things askew. The house uses radiant floor heating, so when the power outage happened it caused the whole system to shut down (which we didn’t realize until that evening). We made a fire, everyone went to bed, and when we woke up the next morning the house was in the 50’s. We made a fire and called property management company, but it took until late that afternoon for a plumbing tech to come out (New Year’s weekend). He told us the system was working but the house must have lost power for some time, and would take \~a day to re-heat. While this was happening, Wi-Fi in the house essentially died and remained so for the next several days, and the entertainment system went on the fritz because snow covered the satellite dish. The Tuesday after New Year’s the tech who had designed and installed the heating system drove up from Reno and had to replace some components, and after that the system worked fine, and on Wednesday the property management’s IT guy came to the house and restored the Wi-Fi and the TV in \~20 minutes (he hadn’t been told we had an issue). On the last day the lift for one of the garage doors failed and we had to manually shut the door. This may all sound like a lot of stuff to go wrong, and at the time it seemed like it was, but it didn’t really detract that much from what a fabulous property this is, and the property management company did the best they could given the holidays and the weather that is part and parcel to living in the mountains. Finally, and under no obligation to do so, the homeowner refunded a portion of our rental fee because of the issues we experienced (a pretty classy move on their part). If you’re looking for a secluded property for a large group with easy access to skiing or Lake Tahoe, this property is a great choice! ##### Steven N. The house is well appointed and property manager was very responsive to the one issue we had. You couldn't ask for a better spot to be accessible to Squaw, Tahoe City and the surrounding area but still feel completely secluded.
