Welcome to The Barn — A One-of-a-Kind White Mountains Retreat Yes—really. Once a working farmhouse barn and stable, this unique property has been thoughtfully reimagined into a warm and inviting cabin, blending the rustic character of its original structure with the comfort and functionality of a modern getaway. With its clever layout and cozy atmosphere, The Barn is the perfect base camp for your Franconia Notch adventure.
As you arrive, you'll be greeted by a spacious multi-purpose common area designed for fun, convenience, and 3-season enjoyment. A large garage-style door can be opened flooding the space with fresh air and natural light in the warmer months, opening directly onto a small deck with a propane grill—ideal for summer barbecues or relaxing après-hike afternoons. Inside, you'll find ski and gear racks, a game table, and a high-top table where you can gather for a drink, map out the next day's plans, or enjoy a round of cards. Step just beyond the deck and grill to the front yard, complete with a fire pit perfect for s'mores under a blanket of White Mountain stars.
Head back inside and settle into the cozy main living space. This inviting living area features comfortable recliners, a TV and a wood stove for cozy relaxation. Beyond this, a well-equipped kitchen with everything you need for home-cooked meals, a dining area for four, and walkout slider to the back of the house. The main level is completed by a full bathroom with a shower/tub combo and an easy-to-use incinerator toilet. A central room doubles as a dedicated workspace and reading nook, offering a desk, laptop cubby, and a quiet spot to enjoy your morning coffee or wrap up a bit of remote work.
Upstairs from the reading nook, the sleeping loft provides a separated sleeping area with comfortable sleeping space for up to 4. At the top of the stairs is a lovely Queen bedroom with TV. After passing through the Queen Bedroom and a storage area is a second bedroom with a twin bed plus trundle and a small desk. The central storage area separates the two distinct sleeping areas with doors.

WHAT TO EXPECT Arrival and Departure -Check-in is at 4 PM and Check-out is at 11 AM. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. Trash and Recycling -A trash pickup is included with your cleaning fee at the end of your stay. You can leave bagged trash in the home and our team will handle it. Trash may also be disposed of at the local trash facility.
Disclosures -There is no AC; fans are provided. -There is no dishwasher. -There is no washer/dryer. -A signed rental agreement is required for all reservations -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals. -Cancellation policies are followed to ensure fairness to all guests and owners.
