This newly renovated vacation rental includes a spacious private backyard area with a fire pit, two living spaces, 2 large bathrooms, high speed WIFI, a private work space and 3 comfortable beds (1 king/ 2 queens)! This property provides guests with easy access to I-35 so getting around Kansas or Missouri is a breeze! \*IDENTITY VERIFICATION and PROPERTY INSURANCE REQUIREMENT: Our properties are protected by SuperHog which is a third party identity verification and insurance partner. Once you have booked, you will be contacted by SuperHog to verify yourself and purchase insurance for a one time non-refundable fee of $35.00\. The largest bedroom also feature a work space to easily shut the world out and get some work done if you need to travel for business. This Kitchen is an open concept with a dine in bar so you don't miss a beat. It has all new stainless steel appliances and is equipped with all your basic essentials including dinnerware and cookware. Plenty of counter space to prep a meal or enjoy take out from one of the many local restaurants located within minutes. Enjoy a cup of coffee using one of the many brewing options while soaking up the sun in one of the 2 outdoor seating areas!! We provide K-Cups, creamer and sugar so no need to bring those items with you! The dining room table will expand and seat up to 8 as well as the patio table that will also seat 8. Both bathrooms are newly remodeled and provide guests with ample lighting for getting ready with plenty of storage for personal items. The upstairs bathroom is located on the main floor will have a tub and shower, the downstairs bathroom has a stand up shower only. Each guest will receive one large bath towel and one wash cloth as well as hand towels. This home has private parking via a driveway and can fit up to four vehicles. It was a great location, easy to get in and out, and decorated so cute. We loved the two living room areas and the fire pit area was a great touch. The beds were super comfortable! The only areas of improvement would be that it didn’t seem the floors were cleaned very well beforehand and it would have been nice to have a drying rack since our family of five went through the cutlery quickly and did a lot of handwashing. The location was nice and the space in the home was great, with two separate living rooms, which allowed for my kids to have plenty of space to play. The bedrooms accommodated us well and the coffee bar with fun to have! The house felt very clean, but our one complaint in that department was that the floor must not have been all that clean since our white socks all ended up pretty dark after not too long. It also would have been nice to have a box of tissues somewhere in the house and maybe an extra roll or two of toilet paper (we almost ran out, but didn’t, thankfully, ha!). We couldn’t find any hot pads or wash cloths in the kitchen, though the bathroom was well stocked with wash cloths so we just used a bathroom cloth to wipe down counters. Those are all very menial things, though, and it truly was a great place for us to stay. Would definitely stay again! ##### Leah W. The house was perfect for 3 couples. The kitchen was pretty well equipped with things to cook: a range of pots and pans and a set of knives, and utensils. There was a rack of spices, but if you want to cook something specific you might want to bring your own. Two of the bedrooms are on the street side and close to the street; if you’re a light sleeper you might want earplugs. It’s nice having an upstairs and downstairs living area with TVs if you want to do different things. The keypad is located by the back door on the basement level, but it’s easier to bring things in through the front door as there are less stairs to negotiate there. It’s convenient to the highway and also close to IKEA and some shopping areas. We recommend visiting the National WWI Museum. I’m not a big history buff, but I really enjoyed the museum and the tower of the memorial has great views of KC. ##### Amy B. There was an issue with the air conditioner at the first property but we were allowed to stay the second night in a different house. Due to the fact that the air conditioner could not be fixed in a timely matter and the second property was booked for the third night we were put up in a very beautiful house the third night. Each of the properties were up to our expectations even exceeding them. They management was very easy to contact and even though the issue could not be resolved, they were wonderful through the whole process. ##### Janice F. Everything exactly as stated in the listing description. Good communication from host. The wi-fi and streaming TV worked great. The coffee bar was a real highlight! Comfy beds, clean sheets, lots of blankets and pillows. Furnace worked great and that's good thing because we had lots of snow and record lows below zero. The only cons (and I'm nit picking here) was that clothes storage in two of the bedrooms was sparse and the downstairs water pressure was a bit on the low side. The only small issues we encountered were regarding check-in and some cleanliness. We were not given our check-in code until 45 minutes after our check-in time, causing our family to have to kill time at a near by restaurant. Because we stayed over a holiday weekend the mishap around check-in is certainly understandable. The property manager was available via email, however, it felt as though the property manager handled the situation with a lack of urgency and concern for our time. The cleanliness overall was very good, but there was a foul smelling towel in one of the restrooms that caused some concern. Overall, it was a nice property that met all of our needs for our large group. Despite the mishap we would recommend and we would stay again in the future. ##### Casey S.
