**About the Reservation** • In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening. • Cancellation — Policy is upheld strictly. Extensions welcome based on availability. Shortened stays and date changes are subject to our cancellation policy. Travel insurance is strongly recommended. • For stays longer than 29 days, we require a double cleaning fee, additional tenant screening, lease signing, and a security deposit to fully confirm your reservation.
**Additional Info About the Home** • This is a townhome and is not handicap friendly. Guests have to be very comfortable with stairs as there are multiple stories. See above for the floor-by-floor layout.
**About Fees & Pricing** • The regular nightly rate covers 4 guests. Additional guest fees are $25 per person per night, up to a maximum of 6 guests. Please indicate an accurate number of guests. • We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday's pricing. • Pet fee: Well-trained pets are welcome; We charge $50/night for your pet(s) which have already been included in your invoice if you have selected pets on your reservation.
**House Rules** • This is a pet friendly home but kindly refrain from allowing pets on furniture/linens including couches, throws, beds, pillows, and towels. Please do not leave pets unattended; please bring poop bags and pick up after your pets. • Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.

Great location, comfortable clean neighborhood stay

The property was very nice and clean. The host, Joanne, was very responsive. Within walking distance to lots of great restaurants and downtown attractions. We enjoyed our stay!! Highly recommended!

Perfectly clean and very comfortable property in a great location for Capitol Hill in Seattle.
The Skillet Diner is a great place for breakfast, lunch or dinner options nearby but the kitchen is so well equipped you don't need to venture out.
The host couldn't do enough for us, I really cannot fault this property and would love to stay again in future.
Exactly as advertised. Great location. Walked to waterfront twice, got our steps in. Many great food options. Took the subway to the game and back. Great to have a place to park but didn't need to drive the city. Communication with host was excellent.
We recently stayed over Labor Weekend and it was everything we expected. The description was accurate. Lots of extra touches and thoughtfulness by the host for the guests. Communication was excellent and access in and out was very simple. We were able to walk everywhere from Capital Hill down to the Public Market, Space Needle and back. We’ll be back!
We booked with Joanne to see the Eagles game that was originally scheduled for Sunday night. When the game was changed last minute to a Monday night game Joanne was super responsive and helpful. She was able to extend our stay so we wouldn’t have to find a second place to stay. The home was perfect and centrally located to literally everything. We had a rental car but were able to walk to most places to get food, coffee or have a drink. Highly recommend staying here, we will definitely book again when we return to Seattle.
We were very satisfied with the Perch Vacation rental. It had everything that we needed and was in an excellent location. The rental was very clean. We would rent again in the future.

Everything about this place was easy, clean and very nice. I would note that the couch that pulls out into a ‘bed’ is very, very small. It absolutely does not sleep 2 adults (we are not large humans). That said, we made do with our group of 6 and the provided bedding was very comfortable. Parking was a convenient feature too.
We had a wonderful stay at this property. The property was super clean and modern. Well stocked for everything we could need and plenty of room for our family of four. We had a question about the television and the host responded immediately. We highly recommend this property!
My husband, sister in law, and myself stayed at this beautiful place. It was just the right size for a weekend getaway for three. We watched two Mariners games and explored Seattle. We had never stay in this area before. We loved it.
We absolutely loved this place!! Very clean and fully stocked with everything you will need. We are so thankful the property owner allowed us to bring our fur baby. We enjoyed the close proximity to restaurants and bars within east walking distance. This place was a super close Uber ride to the Seahawks game and to Daniel’s Broiler for a nice dinner on Lake Union. In addition, we enjoyed New Year’s Eve on the rooftop patio watching fireworks!! Definitely recommend this place and hope to stay again during our next trip to Seattle!!
Outstanding location for SU as well as visiting Capitol Hill and surroundings. Clean,new,well-maintained, well organized, fully equipped, uncluttered, easy to use condo. We had a clear, beautiful 80degree day and the upstairs deck was perfect for morning coffee and evening visits with family. Quiet, lots of privacy for our large party when needed. Truly outstanding!
Perfect location for exploring Seattle with room enough to be together or separate
This property was the best location for us to explore Seattle. It is very easy to get to from the airport with out a car, walking distance to public transportation, and walking distance to great restaurants and bars. The property is as advertised and the cleanliness is well beyond expectations. The support from the property owner is fantastic! She reached out several times to check in, very responsive to questions, and extremely supportive in making sure we had all that we needed. We loved the property and all its appointments and accessories. We highly recommend this property. We will definitely stay here again.
