This listing is for one private queen bedroom with its own en-suite bathroom, inside a fully restored 5-unit boutique villa in Punta Las Marías. You`ll have your own private, lockable room — while the pool, garden courtyard, and lounge terrace are shared with guests staying in the villa`s other four units. It`s a boutique-resort experience: private where it counts, social where you want it.

Created in collaboration with Naika Studio, the villa reflects a 6-year restoration by owners who set out to recreate the feel of their favorite boutique hotels — marble-style bathrooms, moody LED lighting, and a lush tropical pool patio throughout the shared spaces.

Tucked between Ocean Park and Isla Verde beaches, Punta Las Marías is one of San Juan`s most tranquil, upscale residential pockets — walkable to the beach, cafés, and restaurants, with a 24-hour store, pharmacy, and healthy food options just around the corner. You`re 5 minutes from Luis Muñoz Marín International Airport (SJU), 5 minutes from Condado and La Placita de Santurce, and 10 minutes from Old San Juan. Uber is the easiest way to get around for excursions beyond walking distance. You`ll also get a guide with the owners` personal recommendations for restaurants, cafés, and things to do during your stay.

- Community: A gated home in a real residential San Juan neighborhood, so expect everyday neighborhood life around you.
- Noise: Strictly enforced per the Municipality of San Juan`s noise regulations (see house rules below).
- Parking: No on-site parking — street parking only; most guests rely on Uber.
- Beach: Not beachfront — the nearest beaches (Ocean Park or Isla Verde) are a short walk away, with no beach views from the property.

House Rules — Noise & Security:
The Municipality of San Juan sets maximum permitted noise levels:

65 decibels from 8:00 AM–10:00 PM
55 decibels from 10:00 PM–8:00 AM.
Quiet hours at the property are 10:00 PM–8:00 AM in line with these regulations.

Loud music or party-level activity (above 75 decibels) that persists for more than 10 minutes triggers one warning notification. A repeat event may result in immediate cancellation and checkout with no refund, plus a fine of 200 dollars.

It is strictly prohibited to move, cover, disconnect, or otherwise tamper with security cameras or noise sensors. Tampering may result in immediate cancellation without refund.

RESERVATIONS: Guests must be 21 years or older to check-in without a parent or legal guardian. A valid ID must be provided at booking.

CHECK-IN INSTRUCTIONS: These will be sent to you by email, you are responsible for accessing this information prior to your arrival. Call us in advance if you have any questions.

OCCUPANCY – Guests will use the property only for the dates and times determined in the reservation. The occupancy of the property (reservation dates) begins on the date and time established for check-in and is completed on the check-out date and established time. Unless a previous late check-out is agreed by Capital Jetset and the guest(s) in writing, guests are expected to leave the premises on this established check-out date and time. Guest(s) acknowledges that in case they refuse to leave the premises on the established check-out time and date, they will be prosecuted by the law under the `Ley de Hoteleros de 1995 de Puerto Rico` and further charges for trespassing private property will be applied. Guest(s) acknowledge that they will be liable for all costs including but not limited to legal procedures, administration fees, and other expenses, incurred by Capital Jetset, its representatives, buildings or communities, and property owners in case of a guest(s) required eviction.
Guest(s) shall not use, occupy, or permit the described premises or any part thereof to be used or occupied by third parties or for any unlawful, illegal, immoral, or hazardous purpose.
All guests are expected to be respectful of residents, personnel, neighbors, and all living creatures while staying at the property and building. We have zero-tolerance for disrespectful, rude, loud, or violent visitors. We have the right to cancel reservations that cause any threats, situations that disrupt the community`s well-being or involve the police. In these rare cases, guests will be escorted out of the property at the moment and no refunds will be granted.

MAXIMUM AMOUNT OF GUESTS ALLOWED-The maximum occupancy in this property is stated on your reservation, no additional guests may stay overnight at risk of having your reservation canceled without a refund. Do not give door access codes or keys to strangers. The person booking is responsible for any damages, keep this in mind when allowing others to stay at the property.

EARLY CHECK-INS are not guaranteed. It is ultimately up to the host to approve any check-ins before the agreed time. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early.

LATE CHECKOUTS must be approved by the management team. If you stay past your check-out time without approval, you will automatically be charged for the next nights’ stay at the listing’s full price.

PARTIES / QUIET HOURS - The Municipality of San Juan establishes maximum permitted noise levels that must be respected at all times:

65 decibels from 8:00 AM to 10:00 PM
55 decibels from 10:00 PM to 8:00 AM

Accordingly, quiet hours at the property are from 10:00 PM to 8:00 AM, and guests are expected to comply with these municipal regulations during their stay.

For security and compliance purposes, the property is equipped with exterior security cameras and exterior noise detection sensors installed in specific areas in accordance with privacy policies (never in bathrooms, bedrooms, or other private areas). These devices help ensure the safety of the property and respect for neighborhood noise regulations.

Our property also maintains a Strict No Party / Noise Violation Policy. The noise detection system alerts us when sound levels exceed permitted limits. Loud music or party activity is considered to occur at levels above 75 decibels.

If the system detects noise above this level for more than 10 minutes, we will send one notification requesting that the noise be reduced.
If the event occurs again, our staff reserves the right to cancel the reservation and request immediate checkout from the property, no refunds will be granted, and a $200 fine may apply.

It is strictly prohibited to move, cover, disconnect, turn off, or otherwise tamper with any security cameras or noise detection devices, including altering their angle of view. Any attempt to tamper with these devices may result in penalties and immediate cancellation of the reservation without refund.

CANCELLATION POLICY – Review the cancellation policy that applies to your reservation.

SMOKING-This is a non-smoking property. This includes vapes/e-cigarettes, cigars and hookas. Breaking this rule will result in a $300-$500 additional charge and potentially the additional cost that is incurred by losing the next guest’s reservation because we cannot eliminate the odor in time for the next booking. A smoke sensor installed in the unit notifies us of smoking inside the property. There are no exceptions to Cannabis even with a license. Incense and candles are also prohibited.

CLEANING-Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, cleans dishes, takes the trash out, leaves the place as they found it, etc.). This is NOT a hotel; it is a vacation rental. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. Any bodily fluid stains on linens or furniture will incur in additional charges beginning at $25 apiece.

LOST KEYS: - Cost to replace the following items: home key sets $300, keyfobs (if applicable) $75. Please keep them safe.
