GUESTS - You are welcome to entertain up to 2 guests per apartment unless otherwise agreed. Upon request, you must supply a government ID of your guest(s) for complex security. \-- If you want to invite a larger group of guests, contact Grand Road about renting a common area for entertainment and hosting a larger group. We’d love to help. \-All overnight guests must be included in the booking. If you have an additional overnight guest, please contact us or make an alteration request and we’ll be happy to include them for the platform prices. \-All guests that are not part of the reservation must leave the premises before midnight (12 am). Overnight guests not included in the booking are subject to additional nightly fees of $100 per guest. 8\. NO PARTIES. Quiet hours begin at 10 pm. Any noise violation or disturbance involving your guest(s) will result in a fine of $500. \-If you have an unapproved party (community rules or noise violation with more than 2 guests), there is a minimum fine of $1000\. You also agree to pay any additional fines associated with the party, that may be levied on Grand Road by the apartment management and/or other authorities. Grand Road pursues criminal and civil action as appropriate for egregious violations. 9\. Resident amenities such as the pool, gym, conference & common areas, etc., may be unavailable due to maintenance, repair, or other reasons at the sole discretion of apartment management. Grand Road or the apartment management may enter the property in cases where it is urgently necessary to maintain/repair the property, address a safety issue, or comply with local, state, or federal law. Brand new building and it felt like we were the first guests--everything was new and clean. Communication was excellent. Only complaint I have is with the very strict cancellation policy. Double check the dates for canceling. We really needed to cancel, but would have gotten nothing back, so we shortened our visit and went anyway. Paid for days we didn't use. Overall a nice place in a good location. Only thing that was a problem was the amount of street noise in the bedroom. We had drunks yelling until 3:00 am below our window Friday and Saturday nights. Also a lot of loud cars and motorcycles until the wee hours of the morning. Not much the owners can do about that, but if you are looking for a quiet nights sleep, you might want to stay at a different place.Also kind of weird that we had to submit copies of everyone's ID's prior to check in. Have rented a lot of VRBO's and houses, have not had to do that before. Stayed in another Grand Road property and had to do the same thing, so must just be their policy to get ID's. ##### Rich W.
