10/10 Exceptional! (3 reviews)
Room was clean. Plenty of space, living area, bathroom and kitchen appliances (washer and Stove).
Staff were very helpful, polite and assisted with luggage on arrival. Given directions to public parking lot just around the corner, with entrance from the rear of the pub also providing access to the parking lot. (Pay and display). Lot clears out after school day ends, and first hour free, no charge 6pm to 8am, the first hour free the next day.
Had supper at the venue, good food, basic menu.
Expedia states breakfast included, but had to be purchased in addition to cost of the room.
Good location, good price, with parking challenges manageable via public lot, or park just down the street, past the CO-OP, no restrictions on parking there, and a short walk up the street.

8.2/10 Very good! (504 reviews)
After visiting this place in November 2019 we decided to return October 2026, we found a significant difference in quality of not only the food but, other information about the hotel and the staff which were elusive at best.
On arrival we were greeted by I presume was the manager, checked us in and told us our room number and left us to it . I'd would have thought he would have showed us the room or told us where it was.
Upon entering the room there was an immediate smell of damp, wall paper peeling and cobwebs everywhere. Bathroom and shower area all clean, the bedroom it's self needed updating.
There was some tea , coffee etc no biscuits and no water as stated on the website when booking...
We went to the bar area to ask about evening dinner there wasn't any menu's out at the tables and had to ask for one. We ordered from there special of the day and it arrived very promptly and at best was just ok. On our previous visit to the Pennine manor it was almost like a restaurant with both bar food and à la carte. It was disappointing to see this change ...

"Decent sized rooms, if not basic. Shower didn’t work properly in my room which I didn’t realise until the morning when it was too late. Windowless rooms still contain a skylight so don’t let that put you off and pay the extra £10. You still get daylight in"
