Rincón Getaway
This was a nice spacious property, clean, not far from the beach and a few nice restaurants within walking distance. Pool was a perfect temperature and I did not want to leave!!

Relaxing Haven
R Villa was very clean with comfortable beds and lots of amenities, such as a variety of condiments, shampoo, conditioner and soap. The bath towels were luxurious, plus it was nice to have plenty of beach/pool towels along with six very comfortable beach chairs. We enjoyed relaxing pool side after coming back from our many adventures. In the morning, we would see hummingbirds feeding on the flowers that surrounded the pool. We loved how we could walk through the back gate to get to beaches and restaurants. Such a perfect location. I would highly recommend staying at R Villa while visiting Rincon, Puerto Rico.

Another great visit
Our second stay at Villa R, and another wonderful week! The house is perfectly situated a five minute walk from the beach, as well as for walking into town. Restaurants aplenty to choose from, a couple of particularly good ones close by the marina beach. Snorkeling off Steps beach is great when the surf permits. The garden view from the house also makes it really relaxing to just stay home and hang out by the pool. Alison, the property manager, is very responsive by text to any minor matters that might arise. We'll definitely be back!

Beach Vibes Were Good
Great property with a beautiful pool/back porch and easy access to beaches and restaurants. We were a group of five - two adults and three kids (13,12, and 7) and it was perfect for us. You can exit the property by going through the farm and exit to a street that didn't have much traffic. Go right and you are a two block walk from Steps beach, great for sunsets and tide pools. Go left and you are a block from shops and restaurants as well as the calmer Marina beach. We hit up Shipwrecks for dinner and drinks and got ice cream a few times before walking home. Katarina's Sail is also based here so we could walk here for a snorkeling tour. The pool and back porch are amazing. We used this every day and at night while the kids swam the adults could enjoy a few drinks on the porch. As mentioned, there's only AC in the bedrooms which can make the rest of the house steamy during the day when you need to take a sun break. The second bathroom also could use an update to match the modern master bathroom. But overall the location and back pool can't be beat. If you're looking for a chill beach vacation spot with great access to the western end of the island this is it. We will be back!

Beautiful house, fabulous pool
What a gorgeous property! One of the best things about it is the vegetable garden right next door, which gives a real sense of tranquility to the house and pool area (which is spectacular). We loved everything about the house, especially its proximity to grassy pathways alongside the ocean and through the woods, all the way up to Maria Beach, where you can watch the surfing. It's an easy stroll to restaurants, the Marina beach for swimming and morning coffee, and from there just a short walk into town. The only downside is the busy road at the front of the property, but we really only noticed the sound of traffic when we were in the kitchen, and after a while it barely registered, since we spent all our time at the back of the house. The property is well-maintained, the rooms were immaculately clean, and the beds were comfortable. Alison's directions were precise, accurate, and helpful, and all communications were prompt. The house book was a plus, with a lot of useful information! We especially appreciated all the beach and snorkeling gear provided, as well as pool towels. We will definitely stay here again, and recommend it highly.

Enjoyed our stay, however quite expensiver for the property.
House was expensive for a property without AC in the main part of the house and that is not fully renovated to the standard of the master bedroom and ensuite. Quite noisy at front of house and no sea view.

Lovely spot for a family vacation
We had a wonderful time at R Villa! It’s a great location, near restaurants and the beach, and the pool is fantastic. Would have given it 5 stars but there were a few things that could use improvement. The dishwasher leaves bad soap scum on the dishes so we washed everything by hand. Also the laundry room has a leak so you have to walk through a dirty puddle to get to the washer dryer. Finally, I messaged them to confirm they had a high chair, which they did, but it was missing the tray so it wasn’t useful. Outside of that we really had a fabulous time, definitely recommend.

Perfect Location, Private Oasis
We stayed at R Villa to celebrate my birthday in Rincon. Perfect location; a very quick and easy walk down a small path right from the house to Steps Beach. A short walk to the juice bar and restaurants. And a short drive into town and other beaches. The house itself was clean, inviting and very comfortable. Also, great landscaping! When we weren't exploring Rincon, we spent most of our time in the pool or on the covered porch. We also loved that there were no houses behind us so that we had a great view of the landscape between the house the beach. Great place to spend a vacation with friends. We will be back.

Perfect house in Rincon
We had such an amazing stay! The house is close to everything you may need! The beach is amazing for snorkeling and just walks away from other interesting beaches! The pool and bocce ball court are so much fun! Restaurants and the bagel shop right next door are so good! I would highly recommend this house to anyone!

This property is in an idyllic neighborhood with fruit trees and an incredible beach "steps" away. They had snorkel equipment too which was a nice touch. I would love to come back to this property.

Rincon midweek splurge
Comfortable home. Restful sleep on Quality beds and pillows, a/c in bedrooms only. Not inside much Used kitchen mostly, no microwave so don’t bring popcorn. Fridge, stove top, dishwasher and minimal counter top space but it worked. Outside porch spacious with tables and seating area and fans kept air moving. Pool was awesome! Lounge chairs a plenty, grille great, growth of trees on other oven front property cuts view but the sound of the waves could be heard in the evening. And the beach is an easy walk or ride to many! Property next door to a business open 8a-1pm, lawns mowed earlier. We enjoyed the bustle of the baglery and visitors to the gardens. Had breakfast one morning and planned to eat last day but weather has them closed (our loss). When we needed Allison for an a/c issue, response timely and pleasant. Huge thank you! We would choose again or try another of her properties!

Great Rincon House
Our family of 5 just stayed at this house in Rincon - loved it. We were in the pool every single day and loved being 5 minutes from so many great beaches. House was clean and neighborhood was safe. Nice to have windows open all day and then be able to turn on the AC in the bedrooms at night. Backyard was absolutely beautiful.

Amazing Place
The house was amazing, perfectly located only a short walk to the beach where you can snorkel and see all kinds of marine life. The house was super well equipped, games, ac in every room, towels, and it was very well maintained. The best part was the endless mangos and coconut trees we found! Just a great place to be and spend a great vacation. Thank you so much to the host for working with us and making our stay so pleasant.

Second time
This was our second year returning to this house. We had a great time as always. We ran into a few difficulties this year that were a bummer. The door was broken- apart from not being able to lock our door, it also wouldn't close. Which meant that it would slam constantly and our two year old had several bug bites from the bugs getting in the house. We also had the fridge break twice due to a power outage. Some of the lights were out of lightbulbs on the deck and our doorknob to our bedroom fell off. Alison was always willing to communicate with us but we ended up leaving a night early due to the bug bites and fridge breaking.

Wonderful property - exceptionally clean!
This is a great property conveniently located to everything you would want to do in Rincon. As others have mentioned, it is located very close to the road and the road noise is noticeable because you have to keep the windows open in the front of the house because AC units are in the bedrooms only. Other than this minor note, this place is wonderful. Exceptionally clean, the yard and grounds are wonderful - the pool area is second to none and we have stayed in numerous properties over the last 10 years. I cannot stress enough how clean the home is (very important to me) and the sheets on the beds were extremely comfortable - 100% cotton and very crisp and fresh as were the pillows. Definitely attention to detail is given with this home. The covered carport and super awesome/modern fans both inside the home and outside were a pleasant surprise and they do a fantastic job of keeping the air moving. Loved the one-story layout as we were vacationing with our two grandsons ages 6 and years old and it was a great floorplan for both families or a group of adults.

This house was PERFECT.
Fabulous house with a perfect layout. Two couples requiring some serious chilling had everything we needed. The pool was delicious and the outside deck overlooking the garden and ocean provided a perfect backdrop for our fun. We didn't want to leave the house. We even crowned a Bocce champion! Close to town and all restaurants. Great town and great house.

Perfection!

The property is immaculate and very accurately described and photographed. The owner is responsive, attentive and wonderful. We had a lovely time in Rincon and it was largely because of staying at RVILLA.

Great place to disconnect.
Lovely house. Backyard is awesome. Very relaxing. Got skunked on the waves but found plenty of other activities. Missed the part about A/C is only in bedrooms but plenty of fans kept the house tolerable.
