A perfect starting point to explore Porto and Gaia, with stunning river views — without even leaving the house.  
Just 150 meters from Jardim do Morro (next to the iconic Luís I Bridge connecting to Porto’s historic center) and 200 meters from General Torres train and metro/bus stations.  
Nearby, you'll find the famous Port wine cellars, supermarket and a great selection of restaurants, cafés, and terraces.  
  
Very central apartment with stunning views of the Douro River and the iconic Serra do Pilar Monastery. It features one comfortable bedroom and a living room with a sofa bed for two more guests — perfect for couples, friends, or small families.  
  
The kitchen is fully equipped, ideal for preparing meals during your stay, and also includes a washing machine for added convenience.  
  
The highlight of the apartment is its two balconies:  
☀️ One facing west, where you can enjoy the sunset overlooking the Douro River and Gaia’s riverside.  
? The other facing east, with views over Gaia’s main avenue and the Serra do Pilar.  
  
An ideal base to explore Porto and Gaia, with all the comfort — and an unforgettable view!  
  
. All guests must present valid identification.  
. Unaccompanied minors are not permitted.  
. The sofa bed is only prepared when the number of guests exceeds the available bed capacity. If you wish to use it with fewer guests, an additional fee of €20 will apply.  
. This property has the possibility of self check-in, but after 22:00 no support will be provided upon arrival.  
. If booking for 2 people but intend to use the folding bed/sofa in the living room, please inform us during the booking process so that we can provide the necessary bed linen - the cost of extra sheets is €25, payable on arrival. Otherwise, we will assume you are a couple and only one bed will be prepared.  
. We provide one set of towels per guest, which includes a bath towel and a face towel. We also offer bed linen changes, including towels and sheets, every 7 days. If you want extra towels the cost is €10/set.  
. It is possible to include an extra cleaning service during your stay (cost €40/stay).  
. Children under 2 years old can be accommodated in a cot at a cost of €30 (prior reservation required).  
. Reservations with animals require confirmation and have an additional cost of €40.  
. We do not accept big animals. Only 1 animal per reservation. To avoid noise and/or damage, animals cannot be left unsupervised in the apartment. Owners must ensure cleanliness and hygiene within the apartment and building.  
. There is a file with detailed rules about the property in digital format whose address is posted in the apartment.  
. A city tax is applied to all guests staying at properties located in Vila Nova de Gaia.  
. The climate in Portugal can be hot and humid at certain times of the year, which may encourage the appearance of mosquitoes, ants, or other small insects. Although we use regular pest control services, we cannot guarantee that an occasional insect won't enter our home, nor can we offer refunds if this occurs. We do everything possible to prevent this situation and kindly ask our guests to help by keeping the doors closed, disposing of trash properly, and storing food responsibly.  
  
\- Subscribing to channels not included in the TV package will incur an additional charge for the corresponding service;  
\- In case of non-return of the keys, a fee of €100 will be charged for each pair of keys.   
\-If during your stay you leave the keys inside the house, an extra fee will be charged according to the following schedule: weekdays between 9:00 AM and 6:00 PM: €50; other days/times: €100.  
\- We promote the sustainable use of resources: excessive consumption may be charged;  
\- Garbage must be deposited in the bin;  
\- This property has the possibility of self check-in, but after 22:00 no assistance will be given on arrival.  
\- The property allows self check-in; however, after 10:00 PM we are unable to provide support upon arrival;  
\- If you choose an in-person check-in, it is important to provide your arrival time at least 48 hours in advance. If you do not arrive within 30 minutes of the scheduled time, the host may need to leave and a new appointment will be required, subject to availability. Check-ins after 10:00 PM require prior confirmation and have an additional fee of €25;  
\- Failure to comply with the check-out time requires a payment of €25 for each hour of delay.  
\- Treat the house as if it were your own. Leave everything as you found it.
