The property includes a house, swimming pool, terrace, balcony, garden, barbecue, car parking and other facilities. The swimming pool is private and exclusively for the guests of the house. The house is 251 m2 and comprises four bedrooms, four bathrooms, three living rooms two dining areas, work areas and a kitchen. Is well equipped with dishwasher, washer, refrigerator, cooker, microwave and other utensils, as well as bed linen, towels, Wi-Fi (500 Mbps), TV with international and children’s channels, and other amenities to provide a pleasant and relaxed stay. LOCATION The house is in a rural area at 315 m from sea level and at 2 km from the village of Ponta do Sol, where there is a beach and some restaurants and cafes. Ponta do Sol is located in the southwestern part of the island, which has the best weather conditions in Madeira. A few kilometres away there are stunning cliffs, mountains and Laurissilva forest for nature lovers and hikers. Nearby you can enjoy many outdoor activities such as hiking, paragliding, mountain biking, surfing, fishing and other nautical activities. The property has access to the main roads, but some roads are steep and narrow. REMARKS A car is recommended to this location. Free car park is available in the property or on the street. As some roads in Madeira are steep and narrow, smaller vehicles with powerful engines are recommended. Swimming pool is not heated but is open all the year and can be used if the weather is favourable. As it is a rural area, there is potential for noise caused by dogs and other domestic animals in neighbouring properties. There are also insects in the surroundings that can be attracted by food scraps. The house has a security system with video surveillance that is deactivated. There is a video surveillance camera outside near the entrance that does not cover private areas of the house. Cleaning is done before guests arrive and then a weekly maintenance cleaning is carried out, which includes changing bed linen and towels. The increase in the number of guests implies a price increase of up to 10% per person. CONDITIONS 1\. Parties or behaviour that disturb the peace and well-being of neighbours are not allowed, especially between 10 pm and 8 am when neighbourhood noise is prohibited. 2\. An online check-in form will be sent to collect essential identification data for check-in, arrival time and means of transport, which must be submitted by guests at least two days before arrival. 3\. Self-check-in with flexible arrival time is available via a key lockbox whose code is created and sent on the day of arrival. For face-to-face check-in, it is necessary to schedule the time and the waiting time is 60 minutes, after which a new time can be scheduled according to our availability. 4\. Guests may be required to present identification upon arrival and provide missing identification details to comply with legal requirements. 5\. Any malfunctions, incidents or faults in the initial cleaning must be reported as soon as they are detected so that they can be checked and addressed in a timely manner during the stay. Issues reported late for the sole purpose of obtaining a refund will not be considered. 6\. The view was breathtaking, the space was amazing for a big family staying or receiving people. The surroundings were calm and full of nature. Les lits au top et bien équipée. Juste un petit bémol sur le manque de couverts et vaisselle pour 8\. Il faudrait également une plus grande table extérieure avec plus de chaises. Luz nous a super bien accueilli, elle est très disponible.
