Local Compliance: This residence operates in full compliance with Phoenix City Code Section 10-195. Booking explicitly binds your party to all house rules.
Stay Restrictions: Designed exclusively for short-term stays under 28 days. Long-term residential bookings are not accepted.
Occupancy Limits: Layout is optimized for 2 guests. Absolute maximum capacity is 3 guests total using the futon.
Additional Fees: Base nightly rate covers 2 guests. Additional nightly fees apply for guests 2 and 3 to cover utilities and extra linen turnover.
Guest Access: Access is granted exclusively to registered guests and pre-approved pets. Unregistered visitors and unauthorized animals are strictly prohibited.

Critical High-Efficiency Plumbing Policy

The bathroom features a compact, brand-new high-efficiency plumbing system. To keep this infrastructure working perfectly, guests must exclusively flush organic waste.
Do Not Flush: Do not flush toilet paper, baby wipes, feminine products, paper towels, or diapers. Flushing these items into a compact system will lead to immediate and severe clogs.
Proper Disposal: Please dispose of all toilet paper and hygiene products in the provided waste bin.
Maintenance Fee: Non-compliance resulting in a plumbing emergency caused by flushing improper items will incur a minimum $200 maintenance fee.

Scheduled Estate Maintenance

To keep the premises pristine, the yard, garden, and exterior premises are maintained regularly:
Tuesdays (5:00 AM – 5:00 PM): Neighborhood garbage and recycling collection.
Tuesdays (8:00 AM – 6:00 PM): Professional pool servicing. Brief patio access is required for the technician. The pool will be temporarily unavailable only during the active cleaning window for guest safety.

KOSMOS SANCTUARY: HOUSE RULES & POLICIES

Welcome to Kosmos Sanctuary. To ensure a safe, serene, and harmonious environment for all guests, please review our mandatory house rules prior to your stay. Booking finalization constitutes full agreement to these terms.

1. LEGAL, SAFETY, AND LIABILITY POLICIES

Illicit Activities: Drug possession, production, human trafficking, and commercial sexual exploitation are strictly prohibited.
Property Vandalism: Criminal damage to property is illegal under Arizona Law (ARS § 13-1602) and will lead to law enforcement intervention and criminal charges.
Safety Equipment: Tampering with, removing, or disabling security cameras, noise monitors, smart devices, or safety equipment is strictly prohibited and treated as vandalism.
Use of Premises: The Guest(s) shall use the Premises for residential use only. The Guest(s) is not authorized to sell products or services on the Premises or conduct any commercial activity.
Subletting: The Guest does not have the right to sublet the Premises.
Address Fraud: Using the property address for mail delivery or to obtain an Arizona ID/Driver’s License is strict fraud and subject to criminal penalties.
Third-Party Bookings: You are strictly prohibited from booking on behalf of another individual. The booking guest must stay at the property for the entire duration.
Unregistered Guests: Only registered individuals are permitted on the property grounds; unregistered visitors are considered trespassers. Only the guest included in the original booking are allowed to stay. This number includes all adults, children and infants.
Guest Accountability: You are legally and financially responsible for the actions, behavior, and any damages caused by anyone you invite onto the property.
Liability Waiver: Guests accept all inherent risks of utilizing the short-term rental facility, pool, gym, and grounds, releasing the property owner from any and all claims regarding personal injury, property loss, or fatality.
One Hour Check-In Rule: Please inspect your stay immediately upon arrival. If you find anything broken, stained, or malfunctioning, snap a photo and message it to your host, within one (1 ) hours of check-in. Failure to report pre-existing issues within this strict 1-hour window means you accept full responsibility for the property`s condition, resulting in the automatic forfeiture of your security deposit for any damage discovered after checkout.
Abandoned Property: (ARIZONA COMPLIANT). The Host assumes no liability for personal items left on the Premises. In accordance with Arizona state law (A.R.S. § 33-1370), found items will be securely held for a maximum of fourteen (14) calendar days following the Guest`s checkout. If the Guest fails to reclaim their belongings or arrange for retrieval within this 14-day window, the items will be legally considered abandoned. The Host reserves the right to keep, sell, donate, or discard any such abandoned property without further notice. Perishable items, plants, and hazardous materials will be disposed of immediately.


2. PROPERTY DAMAGE AND MAINTENANCE FEES

Plumbing Restrictions: Only flush organic waste down the toilets. Never flush toilet paper, paper towels, wipes, tissues, sanitary products, or trash.
Plumbing Penalty: A mandatory minimum charge of $200 applies to clear plumbing or pumping system blockages caused by non-organic items.
Smoking and Vaping: No smoking or vaping of any substance is permitted inside the property, building, or non-designated areas. Please use the designated outdoor fire pit and smoking area only. A $250 fee will be charged for deep cleaning if this rule is violated.
