The expansive backyard is rich with mesquite and a variety of palm tree types that provide plenty of shade year round. The sporting choices are unmatched and include numerous golf putting and pitching greens and sand bunkers, full size bocci lawn, and a full-size tennis court and pickle ball is also equipped with overhead lighting for night matches. The lazy-river style pool wraps around to an alcove between the living area and the master bedroom. A separated above-ground spa is centrally located making it convenient for all to use and enjoy, together with water features, and backyard lighting and entertainment areas, complete the entire backyard getaway experience. The indoor spaces are massive and offer something for everyone. The kitchen features a full gas range with side burners, polished concrete countertops, dual ovens, and a breakfast table. We have set up an online portal to make the process of providing the required information easy and to take very little time. \* Renter Data Form completion, including occupant and emergency contact information, vehicle data, and acceptance of the host Terms of Occupancy are required within three days of booking. \* Bedroom and Bedding Setup. (OPTIONAL) You are able to configure most bedrooms to be set up with the bedding that best fits your group's needs. \* The primary renter must be 28 or older. ID verification is required for all primary renters. \* Standard rates include up to 12 people 5 years of age and older. Occupancy levels above 12 persons older than 5 years of age will incur an additional occupancy charge of $50 per person, per night. \* No parties are allowed. Family oriented events may be authorized, if the family event is fully explained, documented, and approved in advance of booking. \* No smoking or vaping allowed inside the property at any time. \* No pets of any type or description allowed. \* The property is fully outfitted with baby items including hi-chairs, cribs, pack-n-plays, and toys for infants and small children. \* Sporting equipment is provided for all of the amenities at the property, (except for the swimming pool – see the specific note on pool toys below). Just bring your suitcase, your family and friends and enjoy all of the property amenities, the equipment is provided. \* Pool toys and floaties are NOT considered sporting equipment and they are NOT provided as part of the rental agreement. \* Pool and Spa Indemnification. (REQUIRED) All renters must digitally execute a Pool & Spa Safety Indemnification Notice before occupancy. VERY IMPORTANT: Our home does not have a lifeguard or a pool fence. Upon specific advance request, we will erect a temporary pool fence upon payment of a delivery and setup fee of $350\. \* Pool Heating: For all short-term stays, the energy fee to heat the pool is calculated based on the number of days of your stay. The pool heater needs to be turned on at least a few days before your arrival to be able to get the temperature up to swimmable temperature. The cost to heat the pool is $100 times the number of DAYS of your scheduled stay. For stays of at least 5 days, the rate is discounted to be $500 weekly. Pool Heat requests must be made at least three (3) days in advance of arrival. √ Pool heat is only available during the months of October through May annually. \* Arrival and Departure: An initial Arrival Instructions email will be sent after completing the required Occupancy Data Form. To protect the health and safety of all renters, the address and access code will only be provided after the property has been fully inspected, and cleared for occupancy, on the day of arrival. The initial Arrival Instructions include only the home's nearest cross streets, within 500 feet of of the property. \* All requests for early arrival and late departure must be requested in advance and may not be possible based on occupancy, cleaning, and maintenance schedules. \* Health, Safety & Security Violation: The host reserves the right to cancel your booking if anyone in your group violates the established Safety and Security protocols by arriving to the property in advance of receiving authorization to occupy the property. \* Quiet hours after 10:00 p.m. are strictly enforced to ensure that neighbors are able to enjoy their homes without disturbance. \* Cancelation & Refund Policy: NO EXCEPTIONS will be made to the published cancellation and refund policy. Some of the fixtures were not working as expected (guest shower, hot tub) but our group had a great time. Plenty to keep everyone happy. Great backyard outdoor area. Texted the management company about the pool twice and never heard back. Filled out the bed assignments but they were not set up correctly. The group loved the pickleball court (night lighting allowed evening play), swimming pool, hot tub, golf putting/chipping, and the spacious kitchen & indoor gathering areas for meals and games. Foosball, pool table, and multiple TVs were all used. Negatives would be the general condition (wear & tear), ongoing construction/renovations throughout property, and shared bathrooms for the majority of bedrooms.
