This charming unit features an OPEN LAYOUT with a spacious living and kitchen area., In addition to the TOP OF THE LINE patio furniture, washer/dryer, and multiple additional items to numerous to mention here. The custom kitchen is fully stocked and equipped with everything you need to cook as much as your heart desires! This comfy pad also features plenty of counter space with NEW BAR STOOLS comfortable bar seating! The master bedroom includes a roomy king sized bed and a large master bath!

The sleeping arrangements in this unit are as follows: master bedroom - 1 king bed. Bunk beds in the hallway. Sleeper sofa in the living room. This unit sleeps 6.

Wow what a great development. From there each day was full of sunshine great food and happiness. The room was clean and ready to go furnished well. I would say the only thing to be improved on would be the master bedroom mattress needs replaced. Other than that it was awesome! Thanks so much Brooks and Shorey for all you do!

Only problem we have ever had in all the years of going to the beach, the bed mattresses were horrible. We ended up using the bunk bed mattress after the first night. Only half of the electrical outlets worked. We are not complainers, we just were really disappointed, especially the bed situation.

They are old and the sofa is a pull-out so you know going in it won't be great. However I didn't drive all that way to sit on the sofa so though it would be nice if it was better it certainly isn't a game changer. I'm sure the furniture is better in some of the MUCH more expensive units in FL.The place was clean, spectacular views, nice pool, friendly staff and reasonably priced. What more could you want?

The local dining places never disappoint as they are the best around. You can’t beat the views from this location. Every day the weather was great and we loved the fact that we had beach service included with the room rental. We did a load of clothes and the dryer damaged some of the corners of the towels that were provided for us. We did report this as well. With that in mind we were afraid to wash and dry our own clothes. The mattress in the main bedroom needs to be replaced. Overall we had a wonderful vacation and can’t wait to come back again! Thanks to Brooks and Shorey resorts for everything they do to help with everything we appreciate you!

Reviewer Comments: I love staying at Gulf Dunes because the building is well maintained and everyone is so friendly - from the guy cleaning the windows every morning to the guys who set up the beach chairs. I've always felt very safe there. I always have a great experience with Brooks and Shorey. They make everything simple and stress-free. I have stayed in different units in Gulf Dunes through the years using Brooks and Shorey and I have to say this was my least favorite. It was well stocked, decorated nicely and had a gorgeous view. However, the mattress in the bedroom needs to be replaced. I saw another review that mentioned it also. They had a mattress pad over the mattress but it didn't help. I didn't sleep well all week and woke up with back and hip pain every morning. Please replace the mattress. The only other issue was that the unit and bedroom are right next to the elevator and it was pretty loud at times. Despite that, I would stay in this unit again as long as they get a new mattress. Overall, I had a great experience and always recommend Brooks and Shorey, along with Gulf Dunes, to family and friends. I can't wait to come back next year.

Great Time

This condo was clean, spacious, full kitchen with everything you need, you can even cook a Thanksgiving dinner meal there. Great to have washer and dryer to make a quick load of laundry after a day at the beach. Near by restaurants and ice-cream shop/minigolf. Would recommend and would stay there again.

FWB Summer 2019

I appreciated the effort to provide umbrella/chair service, as well. However, each morning a parade of people marched down to the beach waiting for umbrella set up. Once the umbrella was in place, they would place towels on the chairs, then leave the beach. They may not reappear for a couple hours, which would keep other guests who were ready to be on the beach from using the chairs. Also, our condo had roaches. It was bad enough we purchased roach bait at the store then left them with the condo. We placed all our food in the refrigerator in an attempt to keep roaches out, as they bugs attempted to get into our sealed muffins the very first morning, but got stuck on the sealing sticker.Overall, I was not pleased with our experience.

My family enjoyed sitting on the balcony watching the tides roll in, and searching for dolphins swimming by. Unit 406 is well equipped with many nice amenities--fully stocked kitchen, nice table, bar stools, bunk beds, new[er] washer/dryer. We loved the daily beach chair set up, volleyball net, and ability to rent kayaks/paddleboards right on the beach. Definitely check out the state park and the natural dunes. The island is a bit more sleepy, yet the main road is always bustling.Things to keep in mind if going to this area. This was our first time to Okaloosa Island/Ft Walton, we have typically stayed closer to Panama City Beach/30A. What we missed was the ease of riding a bike to any destination. There was only one small stretch of road with a designated bike lane, and too much traffic on the roads to feel safe. With that said, there were not many great destinations to bike to on the Island--coffee shop, donuts, lunch, etc. Be prepared to drive. The two biggest improvements to be made inside the condo would be to upgrade the couches and wifi. The couches are tired and worn--no doubt from the amount of sunscreen, sea water, sand. The wifi was strongest only when sitting in the same room as the router.
