Located just a few minutes from the Village of Penn Yan, this home is ideal for a summer vacation or a spring/fall getaway. The home was built with views of Keuka Lake from all of the bedrooms and main living areas and has a lovely 2 story dock over the water. \*\*This home does have very limited parking and there is space for 3 vehicles only...please plan accordingly. From the parking area, you'll walk down a gentle flight of steps to the front door. At the front door entry landing, you can walk down into the main living area or go up to the upper level bedrooms. On the main floor is an open living space with large kitchen, dining area and Living room. The Kitchen is stocked with cookware and dinnerware and has a large island for additional dining. The Living room has comfortable seating, a tv, and patio doors out on the small side patio where the gas grill is located (the interior fireplace in the living room is not in working condition and cannot be used by guests). From the dining area, there are large windows looking out over the lake, making it easy to dine while enjoying the views of the water. The patio doors from the dining area go out onto a small balcony where you can enjoy a few moments of quiet in the rocking chairs. There is a large Primary bedroom, with a King size bed, on the main floor with windows overlooking the lake--giving you that beautiful Keuka view from the moment you open your eyes in the morning. The main floor bathroom is across the hall and has a tub/shower along with large vanity and double sink. On the upper floor there are 2 bedrooms and another full bath....Bedroom 2 has a Queen bed and Bedroom 3 has a Double/Full size bed. Each of these bedrooms has their own smart TV for guests to enjoy a show from their cozy bed. The full bath on this floor has a tub/shower and is across the hall from Bedroom 2. The Lower level has a large open Family Room area with a tv, sleeper sofa, spacious desk/office area and an additional bedroom and bathroom. The bedroom on the Lower level has a bunk bed with each bunk being a Double/Full size bed, and large windows overlooking the lake. The Lower level full bath has a tub/shower From the Lower level Family Room you can walk out onto a small patio and down the landscaped stairs to the dock. The dock has two levels and, from the house, you'll walk down onto the top level of the dock where you can find outdoor seating and a gas firepit. From the top level of the dock there is a flight of stairs to the lower dock where there are 2 whip systems for tying up water equipment. There is a kayak available for guests to use as well. The lower level of the dock also connects to the large outdoor deck area that overhangs the lakefront and where you can enter the water for swimming. Penny Lane has beautiful and expansive views of Keuka Lake from the upper level of the dock and you'll love watching the sun set from here! \*Air conditioning is provided with central air. \*A limited amount of paper towel, toilet paper, soaps, is provided for each guest. \*\*We ask that renters to be over the age of 25\. By booking you agree with this policy and comply with the request that the renting party is over the age of 25\. \*\*No pets or animals allowed at any time. Anyone found to be in violation, will be asked to leave immediately and/or charged an additional fee \*\*No parties allowed at any time. \*\*Smoking prohibited \*\*Parking for 3 vehicles only! \*\*Lake conditions are not guaranteed and are non refundable \*\*Guest must comply with maximum occupancy at all times, no exceptions. The only small issue was parking, as there were only 3 spaces to park. We had a larger group with us that was traveling from different locations, so we ended up having more cars than we had room for at the property. With the town's restrictions on street parking, we ended up having to drop some cars off at a lot closer into town at the advisement of the property manager. It was too far to walk, so we had to occasionally take trips to drop people off/pick them up from the lot. It actually worked pretty well once we figured out where the lot was, it was just not ideal if you are having a lot of people coming from different places. Other than that, everything was great. The house had many amenities and plenty of comfortable places to sleep for a group of 9. ##### Elizabeth C. This was our first stay at Penny Lane - a 3-day weekend - and we loved it! Everywhere there are huge windows facing the lake! We utilized all the pleasant nooks on the main and lower floors where we could relax - read - play and yet still hear the the water lapping against the shore. The multi-level dock was ideal for our boat and the top deck was relaxing throughout the day and the perfect place to gather at night around the fire pit. Our grands loved all the toys provided while the adults loved the secure gate at the landing and safety closures on all the cupboards. I'm certain there were plenty of amenities still undiscovered when we left! We highly recommend Penny Lane as it is gorgeous, well-appointed, clean, and has a lake view from every room! We love Keuka Lake and were there for a family wedding. Here are a few comments: 1\. There was no mention about all of the stone steps leading down to the front door. We had 2 family members with leg & knee problems. 2\. My sister-in-law and I wonder what your cleaning service actually does other than wash towels, washcloths, and sheets (and put them back on). We empty all trash, sweep floors, start dishwasher, wipe down counters, clean out refrigerator, take out all garbage and recyclables, etc. We left the house cleaner than when we came! Reminder to your cleaners- dust all rooms including bedrooms, family room and kitchen. Other than these two things, it’s a beautiful house with beautiful views! ##### Cathy L.
