From the parking spot only 8 steps from the front door, to the large balcony with great views of the pool area and beach/ocean, it was a great way to spend 6 days of our vacation. We had an issue with the TV while we were there but the property Mgmt company had it resolved quickly. The only other feedback we have is the ceiling fan in the master bedroom was noisy, and the 2nd bedroom beds are far smaller than they appear in the picture. ##### Marina G. This property is worse than the cheapest property on a third world country. Fixtures and towel holders coming off the wall, signs of patch work on ceiling with paint that does not match, electronics advertised disconnected and unusable, valve handle on master bath fell off the shower and had to be reattached, elevators in the property broken and not serviceable, and staff managing the property rude to guests, not only us. Worst vacation rental experience we have ever had is an understatement, shared by all guests we interacted with during the stay in Panama City Beach. ##### Daniel M. We found out right before arrival we would have to pay an additional $100 for parking and our bands. Only one band works the parking garage but they don’t inform you of this or of which band it is. The condo itself was dirty, there was a molded ashtray cup left, sand everywhere, the washer had mold all in it, food crumbs beside the beds in the bunk room. The pullout couch mattress was horrible, we had to go buy an air mattress. The master shower was broken, they did come & rig it to work. The HOA staff, horrible!! They said my children could not throw a foam football in the pool, the rules state ONLY foam balls. They complained about us having a cooler but did not ask others to remove their coolers. They closed the pool every chance they could and when my husband asked why it was closed the man proceed to yell at him. Other guest were telling us about being yelled at as well. One mother was just trying to take a pic of her kids & the HOA security was screaming at her & her kids to the point she was crying. They closed the outdoor pool so we took the kids to the indoor pool where we discovered 2 late teens/early 20’s having sex as if no one else was there, this was in the middle of the day and pool was packed. People smoking pot constantly. We will not be back ever!! I will say the owners offered a refund for days if we wanted to leave early but everywhere else was booked at the point they offered because Sam at RealJoy never called back as promised. ##### Melanie J.
