At Family Tides II, we love welcoming your furry friends! Our spacious, fenced-in backyard offers plenty of room for your dogs to stretch their legs, play, and enjoy the outdoors during your stay. To ensure a great experience for everyone, we do have a few important pet guidelines:
Dog Fee: There is a $150 nonrefundable fee per dog (plus tax), with a maximum of 3 dogs allowed. *Please note that VRBO only charges for 1 dog in the quote. If you are bringing more than 1 dog, you will be charged separately after a booking has been made.
-Crating Requirement: If you need to leave your dog(s) in the house while you're out, please crate them to ensure their safety and the comfort of other guests.
-No Dogs on Furniture or in the Pool
-Clean Up: Please clean up after your dogs in the yard before departure to keep the space welcoming for all future guests.
-Additional Fees: If extra cleaning is necessary or if there is damage caused by your dog, additional fees will be applied.

House Rules Policies:
-Standard Occupancy: The home is designed to accommodate up to 14 guests, regardless of age. Each person staying in the home is considered a guest for occupancy purposes.
-Parking: To ensure the neighborhood remains peaceful and organized, we have a 3-car maximum policy. You may park 1 vehicle in the garage, the second garage space is for the golf cart, and 2 additional vehicles can park in the driveway. Please do not park in the cul-de-sac, on the street, in the yard, or in the neighbor s yard this includes the golf cart.

-Minimum Age: Renters must be 25+ years old. ID verification is required upon booking, and the main guest must be present for the entire stay.
-We do not allow third-party bookings, so please ensure the reservation is made by the person staying at the property.
-Security Cameras: There are cameras on this property for the safety and security of our guests as well as the home itself. There is a camera facing the front and back of the home only.

I wish to swim at the pool or hot tub during the length of stay at your vacation home. By swimming in the vacation home pool and/or hot tub, I recognize and fully understand certain things, including:
At no time is there a lifeguard on duty, you (the guest) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay.
My use of the pool facilities during my stay involves certain risks, including but not limited to:
1. The risk of injury resulting from possible malfunction of the pool equipment
2. The risk of injuries resulting from tripping or falling over obstacles in the pool area
3. The risk of injuries resulting from unsupervised divers and swimmers colliding
4. The risk of other injuries resulting from participating in any action in the pool.
I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming. In exchange for the Owner allowing me to utilize the pool and area during my stay, I hereby agree to the conditions below.
I fully intend and choose to give up the legal rights, as stated below:
1. TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the ) relating to my use of the pool and pool area.
2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that my next of kin may suffer in connection with my use of the Releasees pool or pool area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES.
3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool or pool area.
4. That I am over the age of 18 and that I am responsible and will adhere to all the rules of the property.
5. That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate. I have read and understood this document. I am waiving certain legal rights that I may have against the Releasees, and I fully agree to do so.
-The standard occupancy number of guests is 14 for this home. We do consider any and all people staying in the home as a guest regardless of age.
-Pool heat is available for $50 per day plus tax; must be requested and paid for in advance. If you want pool heat, you must pay for the heat for the duration of your stay. The fee will be requested via the Airbnb resolution center and must paid for before we will turn the heat on.
-Please remember to not park anything of any kind in the yard at any time or drive through the yard, please don t park in the street or cul-de-sac (all cars, golf carts etc must be parked in the garage driveway only). The golf cart must be parked in the garage overnight.
-Remember to refill the golf cart with gas prior to departure.
-Guests are responsible for filling propane tanks for the outdoor grill and cleaning the grill after each use. If the grill needs to be cleaned upon your departure, our cleaning company charges $175 for grill cleaning and that will be billed to the booking party.
-There is a ring doorbell camera on this property as well as a camera in the backyard for the safety and security of the home and our guests.
-Please note this home does not have cable TV nor local channels. Only streaming through the smart TVs is available and you must use your own streaming accounts.
-No smoking or vaping and no events allowed.
-Guests must be 25 years of age or older to rent and are required to email a photo ID at the time of booking. The guest making the reservation must also be present for the duration of the stay.
-Third party bookings are NOT allowed.
-A signed rental agreement, pool waiver, and golf cart waiver and full payment are required to confirm your reservation. Arrival information will not be released until both requirements are completed. Once all requirements have been met, your door code will be provided through the Happy Guest platform at 12:00 PM CST on your arrival day. Additional property details will become available after the rental agreement has been signed and a valid ID has been submitted.
-Check-in is anytime after 5 PM Central Time. You may request an early arrival for an additional fee; however, please note that it is not guaranteed, as it depends on the availability of the unit after morning check-outs and the cleaning inspection schedule. If you require an early arrival, you may consider booking for the night prior.
-Check-out is strictly at 10 AM Central Time. Any departure after this time will result in an additional fee.
-Quiet hours are 10pm to 7am per the Bay County Noise Ordinance
-Please understand that Florida's natural environment includes bugs, insects, ants, mosquitoes, and spiders. We perform regular interior and exterior pest control, but keeping doors, windows, and sliders closed will help prevent entry. No refunds will be issued for sightings of bugs or wildlife in or around the property.
-Supplies:
We provide a starter pack of supplies, including 1 roll of toilet paper per bathroom, 1 roll of paper towels, 2 trash bags for the kitchen, 1 packet of dish detergent, 1 small bottle of dish soap and 1 packet of laundry detergent, to get you started. For additional supplies, there are nearby stores. This is meant to get you through your first day or so until you can get to a store.
-By renting this home you acknowledge that you understand you enter and occupy the premises at your own risk and that the homeowner and Sun Sand Rentals are not and will not be responsible for injuries or deaths that may occur on our property. You, and all of your guests attending, agree that everything you use is at your own risk, including any beach equipment left on the property. By renting this home, you agree that you are also financially responsible for any third party damages that are caused by your group. Neither the homeowner or Sun Sand Rentals are liable, financially or otherwise, for any accidental or intentional third party damages your party causes.
