The Space:

The home features two bedrooms with king beds and two bedrooms with queen beds, providing comfortable sleeping arrangements for eight guests. The single-level layout includes a bright living room, dining area, and fully equipped kitchen that flow seamlessly together for easy gatherings.



The kitchen includes a gas oven and stove, black Bosch dishwasher, black refrigerator, microwave, toaster, cookware, coffee setup, and all essential dining items. The living room offers a Smart TV with Roku, and the home includes central heating and air conditioning throughout, with controls located in the hallway. A washer and dryer are available in the garage.



The fully fenced backyard is the highlight of the property. Guests can enjoy a private pool open year-round, a hot tub, covered patio with outdoor dining, gas BBQ grill with utensils, fire pit, two covered outdoor daybeds, a conversation pit, life-size chess, cornhole, swings, and ample lounge seating. Pool towels and beach chairs are provided.

*** ADDITIONAL CLEANING REQUIREMENTS for mid-term or extended stays: *** To maintain the exceptional condition of the home, reservations of 45 consecutive nights or longer require a mandatory mid-stay cleaning at $150.00 per service (linen laundering not included), in addition to the departure cleaning fee. If a mid-term reservation is extended and becomes subject to this requirement, the applicable cleaning fee(s) will be added accordingly and reflected on the guest's final post-checkout invoice.

*** PET FEE: *** A non-refundable pet fee of $75 per pet is required for all stays with pets to cover additional deep cleaning. Max 2 dogs; no more than 25lbs, NO CATS.



*** OPTIONAL POOL / SPA HEATING: *** Optional pool heating is available for a fee of $99 per night and must be reserved for a minimum of 2 consecutive nights. Please provide at least 48 hours' notice before your arrival to ensure the pool is heated for your stay.



*** OUTDOOR MUSIC IS PROHIBITED PER PALM SPRINGS ORDINANCE. Music that is played indoors must not be heard outdoors. City ordinance states that any music that is audible from the property line is a violation. People's noise during the day is permissible but must be measured and reasonable. Daytime is considered 8:00 am to 10:00 pm. ANY FINES RELATED TO CITY ORDINANCE VIOLATIONS WILL BE PAID BY THE GUEST.



**MAIL & PACKAGE DELIVERIES ***

Guests are welcome to have mail or packages delivered to the property during their stay; however, deliveries are made at the guest’s own risk. The host/owner is not responsible for any lost, delayed, or undelivered mail or packages.

Please note that the property’s mailing address is typically forwarded to an offsite location, which may cause delays or affect deliveries. Because of this, we highly recommend guests either hold their mail at the nearest post office or rent an Amazon Locker for a more secure and reliable option.

While we will do our best to assist if an issue arises, our ability to help retrieve missing items is limited and cannot be guaranteed.
