This wonderful 6 bedroom 6 bathroom home in the West Haven area is just minutes from Disney & Champions Gate shopping area. This home is absolutely perfect for families. The home has two large lounge areas for everyone to spread out and relax. The upstairs Media/Games area includes a 75” Ultra High Definition TV with direct access to the internet, Netflix premium and Prime. There is also a Foosball table, exercycle and cross trainer. The upstairs also have a separate game room with a billiard table. PLEASE NOTE: Garage is off-limits. BBQ GRILL NOT AVAILABLE. Three of the bedrooms have their own private bathrooms for guest convenience. The other two bedrooms upstairs have separate bathrooms making it easy for everyone to quickly get ready for a fun day in Orlando. The large fully equipped kitchen area is perfect for entertaining with a large island counter with bar stools in the middle. There is also a dinning table for 8 people as well as additional dinning area pool side under the lanai. The enclosed pool area has privacy fencing. COMMUNITY PARKING RULES: The home fits ONLY TWO cars. The garage is unavailable for parking. GUEST RESPONSIBILITIES ♣ Departure time is 10 a.m. Failure to leave at the designated time will result in an automatic $75 late departure charge. ♣ Florida Spirit provides a welcome kit of starter supplies to cover the beginning of your stay; however, guests are responsible for replenishing their own additional paper products during their vacations stay (i.e. paper towels, trash bags, toilet paper). ♣ Prior to departure, all cookware and dishes must be properly washed and put away in cupboards. ♣ Towels in the home are provided by Florida Spirit for your use and enjoyment. If any towels in the home are damaged due to stains stemming from make-up, greasy self-tanners, hair dyes, bodily fluids, etc. You will be charged for the towel damages. ♣ Guests are responsible for picking up and bagging all trash in the home, failure to comply with our trash policy will result in additional charge to your account. ♣ It is the guests’ responsibility to fully read and comprehend the rental agreement and be entirely compliant with all rules, regulations and policies Florida Spirit has outlined in the rental contract. TERMS AND CONDITIONS These Terms and Conditions are incorporated into and made a part of the Rental Agreement entered into between GUEST and J2 PROPERTY MANAGEMENT INC. (hereinafter \`Florida Spirit\`). 1\. Nature of Use. Guest is hereby granted a license to use the Premises. Guest acknowledges and agrees that no form of tenancy has been created pursuant to Chapter 83, Florida Statutes through Guest\`s use of the Premises. 2\. Age Requirement. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to rent or occupy any vacation rental home from Florida Spirit. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises. 3\. Agency of Florida Spirit. Guest acknowledges and agrees that Florida Spirit acts as agent on behalf of the owner of the subject vacation property (the \`Premises\`) for the purpose of reserving, renting and managing the use of the Premises. 4\. Prohibited Uses. Only Guest and persons identified in the Rental Agreement as a Guest party may use or occupy any part of the Premises. Guests may not invite other persons to make use of the Premises or the amenities related to such Premises for any reason whatsoever. Smoking is not permitted in any part of the Premises. Failure to comply with Florida Spirit’s non-smoking policy will result in a $75 charge to the credit card on file. Grills should only be used on the lawn outside of the pool screen, and not inside any other part of the Premises including, without limitation, inside the house, in the garage, or on the pool deck. Guests are solely responsible for using appropriate safety precautions in using grills on the Premises, and shall be liable for all damage resulting from misuse of any grill. Parents are solely responsible for supervising their children on the Premises, including the pool, if applicable. Adult supervision is required at all times when children are using the pool. Renters must be 18 years of age and hold a major credit card (not debit card) in their name. 5\. Pets. Guest acknowledges that NO PETS or animals of any nature are permitted on the Premises, unless the reservation and Florida Spirit has expressly authorized such use. Some homes are Pet Friendly (DOGS ONLY, maximum 2) and require a non-refundable Pet Fee of $150.00 and $250 Refundable Pet Deposit that is refunded after departure if there are no damages caused from the pet. If pets or animals are found to be occupying the Premises without authorization, Guest will be subject to all other rights and remedies of Florida Spirit for violation of these Terms and Conditions, and in addition a $500 cleaning fee will be charged to the credit card on file. 6\. Check In/Check Out. Check in at the home is after 4:00 p.m. and check out from the home is before 10:00 a.m. Use last four digits of booking number to access your home during your stay dates. Guest may proceed directly to the Premises for check in. Guests are requested to lock the home behind them on day of departure. Failure to depart by 10:00 am may result in a $75.00 charge to the credit card on file. 7\. Right to Refuse Occupancy and Removal of Guest. If Guest violates the terms and conditions of occupancy of the Premises, including without limitation, failure to pay rent as agreed with Florida Spirit, failure to check out of the Premises at the time set forth herein (or if such time is extended at Florida Spirit\`s sole option, at the time otherwise agreed to by Guest and Florida Spirit in writing), causing damage to the Premises, or engaging in prohibited use of the Premises, and Guest fails to pay for, or vacate the Premises upon written or oral request by Florida Spirit, Guest may be summarily removed with the assistance of a Florida law enforcement officer in compliance with Section 509.141(4), Florida Statutes. In addition, in the case of a large unpaid bill for rental of the Premises where Florida Spirit reasonably determines that such an unpaid bill may not be paid by Guest, Florida Spirit may elect, in addition to all other remedies available to Florida Spirit, to lock Guest out of the Premises until payment arrangements are made in accordance with Section 509.401, Florida Statutes. In the event a guest fails to depart from the home on time at 10:00 am, forcing Florida Spirit not to be able to clean and prepare the home for the next arriving guest that day and having to move that guest to another home, the departing guest agrees to pay damages and cost incurred by Florida Spirit. Florida Spirit reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin. 8\. Comparable Premises and Force Majeure. Unforeseeable circumstances may arise which make it impossible or impractical for Florida Spirit to provide the anticipated accommodations to Guest. Such circumstances may include, but not be limited to, scheduling problems, equipment failure, as well as a fire or other casualty at the Premises. In such a circumstance, Florida Spirit reserves the right to transfer Guest to another vacation property of reasonably comparable value, determined in the sole discretion of Florida Spirit, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, fires or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Florida Spirit to make available reasonable or other alternative accommodations to Guest. In such a circumstance, Florida Spirit shall return 100% of the payments received by Guest. 9\. Furnishing and Linens. Furnishings of the Premises are subject to change without notice. Furniture, bedding, utensils or any other property supplied with the Premises must not be taken out or transferred from one property or another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the Guest. Moving of furnishing inside, outside, or in the game room of the Premises is strictly forbidden. If any furnishings need to be moved back to original placement, there is a $125.00 per hour charge to the Guest. A basic supply of linens is provided in each property. Reviewer Comments: Upon arriving we were notified the a/c unit wasn't properly working. They got someone out right away to fix the issue. The house was very spacious, clean and accommodating. It took us a while to get the tvs working with the wifi but we had to unplug the roku in all rooms and plug them back up and then they all connected. ONLY downside for us is the game room is small and it made it hard to play pool with minimal space. Overall we all loved the pool and the amount of bathrooms. The listing is even nicer in person. The kitchen was well equipped. Plenty of towels and beach towels as well. There was enough room for everyone to have some personal space as well as family time. Check in was fast and easy. I reached out via email and the property manager answered within hours. The property was in a very convenient location. Reviewer Comments: We stayed in this house 9 years ago and loved it that’s why we used it again. Was disappointed that I had to call maintenance twice - once because the TV in the master bedroom downstairs didn’t work and once because the garbage disposal didn’t work. Maintenance was quick to come and fix everything so that all worked out. I was disappointed with the cleanliness, carpets were awful and we had a 17 month old and a four year old with us so there was a lot of floor time. Curtains in the dining/kitchen area had a big stain as did the valance in the downstairs master bedroom. Bathroom counter in downstairs master was dirty when we arrived. I also found it odd that every bedroom in the house had comforters on the beds but the master downstairs only had a sheet and blanket - like it was incomplete. It would be nice if they supplied pot holders and kitchen towels - we spent a lot of time at the house and both would have been a wonderful asset. Foosball table is outdated and falling apart so that was disappointing. Not a single thing has changed in the 9 years since our last stay and it showed in the wear and tear. If updated this house is a wonderful place to stay. ##### Renee S. We absolutely loved the pool area. The best pool area thus far. The house needs to be cleaned a lot better than what it was, so the prior reviews were correct with this. We brought our own cleaning stuff as we always do just incase. I would consider and suggest adding an ice machine to the freezer. The ice trays were dirty as well. We ended up buying ice. The parking could be better. The garage was locked so we couldn't access additional parking near the house, so just know to only travel with 2 cars,or risk the chance of your vehicle being towed. You can park at the clubhouse but it isn't near the house. We had issues with the entry pin about 2 nights in, but the staff was great with assisting us. The previous trash bins hadn't been dumped, so we had limited space to dump our trash. The recycling bin was screwed down as well. The owners do not allow you to turn the air below 74\. There were times when the house got extremely hot. I understand we're in the fall season, but we are still in Florida, southern Florida at that- it's still hot outside. Only one bedroom had a fan and there are no extra stand alone fans, so you will have to purchase your own. Be sure to bring extra towels and wash cloths like we did for your makeup/ menstrual to avoid any fees of stains- all of the towels are white. The check-in/ out times are different on your contract versus VRBO, so pay attention to that. I would suggest a check-in/out tablet as well. Overall, this was a good house, nice decorations, a good stay- it just needs deep cleaning. ##### Charlene M. Examples of things that were dissapointments- the pots and pans were ancient and in terrible shape- there wasn't anything to clean dishes with, no soap left, one trash bag, not a coffee filter. These are things that previous renters have purchased and I'm sure left. You could leave a few simple things in there for your renters. - no extra towels. One per bed. no pool towels. - barely enough silverware for 6 people. When we got there we noticed a gate to get into the neighborhood and no one had told us a code to get in. Luckily a neighbor was walking by and let us in. Once we got into the house there was supposed to be a welcome basket with trash bags, soap, dishwasher soap etc. and there was nothing so we had to go buy that. Randomly the hot tub just drained to empty so we weren’t able to use that. Reviewer Comments: This rental experience got off to a rocky start when the first house we booked was sold and no longer available. While not Florida Spirit’s fault, it was disappointing to lose a house we had searched hard which had cute themed rooms for our kiddos and have it replaced with a very plain house. Spanish Sunset had enough rooms, the description says it sleeps 12 but there is only room for 2 cars in the driveway and dire warnings that your car will be towed if you park in the street or on the grass. Since we had 8 adults and 3 kids we traveled in three cars. The management firm agreed to let us park another property that was not being rented for the week. The first suggestion was to call a storage place that was five miles away, would have been an additional expense and was booked! When I called the place they politely informed me they hadn’t had room for two years and got these calls all the time! I think lack of parking should be clearly stated.The house itself was spacious. The description claimed that all the tvs were smart tvs but I guess you need to have your own subscriptions as no passwords were given or instructions on how to use them. Kids played their systems (brought from home) more than watched tv. Other minuses included: The workout equipment shown in the photos did not work and the batteries in one of the machines was corroded. The carpets were worn and stained. One eye on the stove did not work. We bought another cookie sheet and some pot holders and brought pans. The handle on the freezer door came off, it had been super glued. The house thermostat was set at 74 and could not be moved, that would have been okay if there were fans but we only found one. We never could get the hot tub to heat up and directions were not clear.Plusses: the beds and pillows were very comfortable, there were plenty of dishes, the house was very clean, the pool area was nice, it’s conveniently located.Overall adequate if not perfect. ##### Raelene V.
