Enjoy the hot tub on the private lanai each evening while watching the stars. This 4-bedroom, 3.5-bathroom townhome combines comfort, style, and convenience, offering everything you need for a fantastic family vacation. Its prime location, ample space, and fantastic amenities, make this townhome the perfect choice for families and groups looking to create lasting memories. This townhome is spacious & updated, located within a gated community. Walking distance to several attractions, including Old Town & Fun Spot!! This stylish 4 bedroom, 3 1/2 bathroom end unit has easy access to the pool and amenities, while also boasting a private, enclosed rear lanai with a jacuzzi tub. The fully equipped kitchen offers plenty of counter space and a mini breakfast bar, perfect for those quick meals or snacks. The open concept dining and living room offer plenty of space for socializing or spending a quiet evening at home. The first floor has a bedroom plus ensuite bath. Upstairs is where you'll find the freshly updated primary bedroom with an ensuite bath and private balcony! Upstairs is also where the additional two bedrooms and additional full bathroom are located. Our resort community and surrounding area offers loads of activities for the whole family to enjoy. Within the gated community, we have a large heated swimming pool, another hot tub and a separate pool offering waterslides. On weather permitting days, outdoor games are displayed for everyone to use around the pool area. Games such as, ping-pong, beanbag toss, outdoor size connect four and may more. Within the mix of the pool amenities, is our poolside snack and drink bar so you don't have to trek back to your house for munchies. Inside the clubhouse, you will find a fitness center, two game rooms and a restaurant/bar for evening meals. The pool area is equipped with free WIFI for your enjoyment. Regal Oaks is a true hidden gem. It's central location and close proximity to Walt Disney World make this resort the perfect choice for many area attractions. Only 2.5 miles outside the gates of Disney, 1.5 blocks to HWY 192 and all the shops/restaurants the area has to offer, you are sure to enjoy your time here. We are ideally located right next door to the world famous "Old Town" and Kissimmee's Fun Spot for the days that you just want to stay close to home and have a light day of activities for the family. Please read the entire listing to prevent miscommunication of house rules. Minimum booking age is 25 A government-issued photo ID is required to be supplied upon booking. Check-in instructions will not be issued until this is fulfilled and will be verified upon arrival. Our home is licensed to accommodate a maximum of 10 people. If false information is given and we determine more than 10 people are in the home, the reservation becomes null and void and is subject to cancellation and removal with no refund. We have a strict check in/out policy, unless authorized in writing, anyone violating these times will be charged $50 per hour from your deposit. Failure to abide by these policies may result in removal. There is no smoking in or within 10 feet of any doors or windows. No illegal drugs. Please note that our home does have exterior cameras. Great location. The house was comfortable for our 6 family members. We loved the hot tube at night. It rained so the nights were cool. There was 1 working TV in the house which was in the living room. The only issue we had was that the house had ANTs and lots of them. I believe they are called ghost ants. They were on the kitchen counters so you couldn't leave Nothing out. I brought ant spay and Lysol and constantly had to wipe the kitchen and living room tables down. They were also in the main bathroom. The community was nice. We walked from the property to the community pool. The area was not over crowded but usually only had 1 person working the bar/snack area so you had to be patient during busy times. There was a short walk to Fun Spot which was convenient. The property is close to Disney Parks (within 10 min). We visited Universal Studios which was about a 35 minute drive depending on traffic. Plenty of local food spots. ##### Andrea J.
