Sandy Oasis sits quietly in the Sandy Ridge neighborhood. The home has a large living room area that leads out to the back patio deck and pool area. The living room has comfortable seating for the family with a bonus 3-1 traditional style gaming table on which people can play bumper pool.The kitchen area is a quaint space to pack lunches on the go or meals for the entire family. Next to the kitchen there is a breakfast/dining nook area, great dining area for formal dinners with loved ones. This house has three bedrooms. One king master bedroom with private bathroom and shower, with the door that leads to the pool. The queen bedroom also has its own private bathroom with a shower, toilet and large mirror with great lighting. The twin bedroom is great for kids or teens to share. There are three TVs in the home. One in the living room and one in each double bedroom. The outside dining area is a family favorite. Enjoy nice lunches and dinners poolside, while sitting on the deck and watching the kids play out in the pool. Enjoy a relaxing time in the private pool or spa--with lounge chairs on the deck. TERMS AND CONDITIONS These Terms and Conditions are incorporated into and made a part of the Rental Agreement entered into between GUEST and J2 PROPERTY MANAGEMENT INC. (hereinafter \`Florida Spirit\`). 1\. Nature of Use. Guest is hereby granted a license to use the Premises. Guest acknowledges and agrees that no form of tenancy has been created pursuant to Chapter 83, Florida Statutes through Guest\`s use of the Premises. 2\. Age Requirement. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to rent or occupy any vacation rental home from Florida Spirit. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises. 3\. Agency of Florida Spirit. Guest acknowledges and agrees that Florida Spirit acts as agent on behalf of the owner of the subject vacation property (the \`Premises\`) for the purpose of reserving, renting and managing the use of the Premises. 4\. Prohibited Uses. Only Guest and persons identified in the Rental Agreement as a Guest party may use or occupy any part of the Premises. Guests may not invite other persons to make use of the Premises or the amenities related to such Premises for any reason whatsoever. Smoking is not permitted in any part of the Premises. Failure to comply with Florida Spirit’s non-smoking policy will result in a $75 charge to the credit card on file. Grills should only be used on the lawn outside of the pool screen, and not inside any other part of the Premises including, without limitation, inside the house, in the garage, or on the pool deck. Guests are solely responsible for using appropriate safety precautions in using grills on the Premises, and shall be liable for all damage resulting from misuse of any grill. Parents are solely responsible for supervising their children on the Premises, including the pool, if applicable. Adult supervision is required at all times when children are using the pool. Renters must be 18 years of age and hold a major credit card (not debit card) in their name. 5\. Pets. Guest acknowledges that NO PETS or animals of any nature are permitted on the Premises, unless the reservation and Florida Spirit has expressly authorized such use. Some homes are Pet Friendly (DOGS ONLY, maximum 2) and require a non-refundable Pet Fee of $150.00 and $250 Refundable Pet Deposit that is refunded after departure if there are no damages caused from the pet. If pets or animals are found to be occupying the Premises without authorization, Guest will be subject to all other rights and remedies of Florida Spirit for violation of these Terms and Conditions, and in addition a $500 cleaning fee will be charged to the credit card on file. 6\. Check In/Check Out. Check in at the home is after 4:00 p.m. and check out from the home is before 10:00 a.m. Use last four digits of booking number to access your home during your stay dates. Guest may proceed directly to the Premises for check in. Guests are requested to lock the home behind them on day of departure. Failure to depart by 10:00 am may result in a $75.00 charge to the credit card on file. 7\. Right to Refuse Occupancy and Removal of Guest. If Guest violates the terms and conditions of occupancy of the Premises, including without limitation, failure to pay rent as agreed with Florida Spirit, failure to check out of the Premises at the time set forth herein (or if such time is extended at Florida Spirit\`s sole option, at the time otherwise agreed to by Guest and Florida Spirit in writing), causing damage to the Premises, or engaging in prohibited use of the Premises, and Guest fails to pay for, or vacate the Premises upon written or oral request by Florida Spirit, Guest may be summarily removed with the assistance of a Florida law enforcement officer in compliance with Section 509.141(4), Florida Statutes. In addition, in the case of a large unpaid bill for rental of the Premises where Florida Spirit reasonably determines that such an unpaid bill may not be paid by Guest, Florida Spirit may elect, in addition to all other remedies available to Florida Spirit, to lock Guest out of the Premises until payment arrangements are made in accordance with Section 509.401, Florida Statutes. In the event a guest fails to depart from the home on time at 10:00 am, forcing Florida Spirit not to be able to clean and prepare the home for the next arriving guest that day and having to move that guest to another home, the departing guest agrees to pay damages and cost incurred by Florida Spirit. Florida Spirit reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin. 8\. Comparable Premises and Force Majeure. Unforeseeable circumstances may arise which make it impossible or impractical for Florida Spirit to provide the anticipated accommodations to Guest. Such circumstances may include, but not be limited to, scheduling problems, equipment failure, as well as a fire or other casualty at the Premises. In such a circumstance, Florida Spirit reserves the right to transfer Guest to another vacation property of reasonably comparable value, determined in the sole discretion of Florida Spirit, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, fires or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Florida Spirit to make available reasonable or other alternative accommodations to Guest. In such a circumstance, Florida Spirit shall return 100% of the payments received by Guest. 9\. Furnishing and Linens. Furnishings of the Premises are subject to change without notice. Furniture, bedding, utensils or any other property supplied with the Premises must not be taken out or transferred from one property or another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the Guest. Moving of furnishing inside, outside, or in the game room of the Premises is strictly forbidden. If any furnishings need to be moved back to original placement, there is a $125.00 per hour charge to the Guest. A basic supply of linens is provided in each property. Bed linen and bath towels are not changed during your stay. The startup kit of hand soap, toilet tissue, paper towels, laundry soap, dish soap and trash bags are not replenished. 10\. Cleaning. Each reservation includes a home cleaning fee. Daily housekeeping is not provided and it is the responsibility of the guest to maintain the cleanliness of the home during the term of a stay. At the end of a guest’s stay the home will be cleaned by a professional cleaning staff. This will include washing bed linens, towels, and dishes, as well as vacuuming and sanitizing the kitchen, bathrooms, living room, and bedrooms. While the home will be cleaned after a guest departure, guests are required to leave the home in a comparable condition as it was found and guests are responsible for picking up and bagging all trash in the home; failure to do so will result in an additional clean fee charged to the guest. 11\. Having beach towels to use for the pool would be very helpful and plastic cups for using around the pool.If you're driving a bigger vehicle it could be harder to get around the area. Not any fault of the home owner, but the roads are narrow and there is street parking allowed in the community. It can make parking in the narrow driveway a bit tricky. The home is located near a decent amount of amenities, but you are definitely tucked into the very back of the community. If you're looking for a budget place to stay with a small group of people I would recommend. But if you like space, something with more room to spread out might be a better option. ##### Laura W. We reached out to the host for a refund/partial refund as this was out of Our control unfortunately they could not help us, offer to give us the nights at a different time if we booked by the time we were originally departing but unfortunately not sure when we will be back on vacation. We stayed on night and checked out the following morning. We feel that we could Have at least been offered a partial refund or even the money we paid for the poolHeat that we didn't get to use. While the house is like the listing it is not exactly as accurate. There is a smell in the main bedroom, the couch when you sit on it sinks and isn't very comfortable. The pool is perfect and the hot tub is a nice place to relax after a day out. The beds are a little dated but comfortable enough. The TV in the living room is pretty small but we didn’t use it much so not really an issue for us. The kitchen was cozy and fit our needs perfectly. The outlets beside the stove were not working and we had to move the coffee pot over by the sink but not a deal breaker, actually a little more convenient. We all had a great time. The hot tub was awesome. We even got a visit from a black bear one night. The property was very clean, and we loved having 3 full bathrooms. Would love to have a vacuum available for daily maintenance of the carpets but we made do with the broom. I love cooking and would have loved a bit more variety of utensils and better pots in the kitchen but what we did have was adequate. The driveway is pretty narrow and could be difficult to enter and exit with a larger/longer vehicle like ours, especially since there are several cars parked along the street. A peephole at the front door would be great since there are no windows around the door to see who’s there, but the neighborhood felt very safe. Property was clean and functional but no real home comforts - very small driveway, limited kitchen space, basic bathroom and shower facilities and beds are not very comfortable - all a bit firm for our tastes. Be prepared that there are some small maintenance issues with the property - one bathroom window is taped in place and another shower door handle kept coming off - not major issues just be aware its not the highest level of comfort. The lack of kitchen space and also the lack of towels (if more than a couple of people staying you'll be washing towels daily as very few were provided) with no provision of pool towels during the stay make it feel more like a rental property than a home. Reviewer Comments: This place does its job. You arrive to FL, drive to your Airbnb, swim for a bit in the pool or relax in the hot tub. You’ll then shower, eat, brush your teeth and straight to sleep. The beds aren’t so comfy. There’s no relaxing and watching your favorite Netflix series you’ve been binging on as there’s no smart tv. Want to drink coffee and relax by the pool? Will not be happening as there is no coffee pot to make your coffee unless you go old school and make your coffee on the stove top. Other than these few things the place is a good stay. 3 full baths for those that stay with a nice size family. The area is super quiet and friendly. And the house is nice and cozy outside of the 3 things mentioned above. Publix is 6 mins away in both directions. Gas stations and restaurants as well. ##### Gerardo G. When I contacted Florida Spirit they sent someone over with no notice and I was not able to great them. They have yet to contact me about the house in any way shape or form. However, the complaints I do have are as followed: A. There was only 3 wash clothes when it was supposed to be 6\. B. Decrotive pillows in the second main bedroom STUCK. THEY HAD DEFINITELY NOT BEEN WASHED. C. The pool people came to clean at 8:30 am abd my check out time is at 11:00\. I happened to look out the kitchen window and to my surprise, two men were in the gated pool area and didn't announce themselves. Again, other than the place was PERFECT! ##### Terri H. Verified ### 6/10 Okay #### Rachel S. 25 Apr 2022 Liked: Location #### Everything was okay, but could be better The day of check in (3 hours beforehand) I was told that the washer on the property did not work, but they were getting another one delivered the next day - no big deal, it was the next day. Then the next day came, and the washer wasn’t available and was told that the owner was going to contact Home Depot to pick up and personally deliver— but was then told that Home Depot doesn’t allow people to pick items up and they must be delivered to the properties and the next available day was the 26th (this is after our check out time - I also found it strange that they didn’t allow you to pick up purchased items) We traveled over 18 hours from PA, and packed conservatively because we knew the property we rented had a washer and dryer. We weren’t offered any services, suggestions of where we might be able to wash clothes, or even a partial refund for inconvenience purposes due to needing to go purchase some extra clothing for the week (and the property manager knew this) After reading others recent reviews, I see that the washer not working was not a new occurrence either, so a courtesy call BEFORE we left to let us know that it was a possibility that we would be without a washer would’ve been appropriate as well, not when we were already states away from home. Other things that could be improved to make the stay better: There’s 1 small skillet, 1 medium sized pot and several metal trays to use to cook… but when cooking a meal you would need more than the pots and pans that are available at the rental. Adding more cookware would be great to those that would like to stay in some evenings and cook a meal at the house. A larger tv in the living room, and then putting that tv in one of the suite bedrooms and then a tv in the bedroom with two single beds that I’m sure most children stay in. (We knew there wasn’t a tv in there due to it being on the listing, and we actually brought a small one with us for the kids to have in their room at bedtime) Updating the listing to not include the pool table that is no longer there. The other adults that stayed with us were upset to find that the pool table was no longer there, and you can’t play the other game that is there without the pool sticks (which were gone with the pool table.) There was no broom on property, and the kitchen/living room floor was dirty and caused our feet to turn black. Making a few minor improvements would make this a great place to stay. ##### Rachel S.
