Looking for a spacious home with amazing resort amenities? This is the one! This comfortable property sleeps up to 8 guests (children included) and has 4 bedrooms:  
  
Master bedroom with a king bed and private en-suite bathroom  
  
Three additional bedrooms upstairs, sharing a bathroom  
  
The owners furnished and upgraded the home, so you’ll enjoy modern comfort and a fresh feel. The open floor plan connects a fully equipped kitchen, a dining area, and a cozy living room with a pleasant view, perfect for relaxing after a fun day out. For your entertainment, there are TVs in the master bedroom, two other bedrooms, and the living room.  
  
As our guest, you’ll enjoy all the perks of Regal Palms Resort, including:  
? Gated community with 24/7 front desk check-in and security  
? A two-acre swimming complex with a lazy river, water slide, and Jacuzzi  
? Clubhouse with fitness center, games room, business center, and Internet Café  
? On-site restaurant and sports bar  
? Concierge services to help with car rentals, attraction tickets, tours, shopping tips, and more  
  
Please note: Regal Palms charges a daily resort fee of $22.40 (+tax) per house for full access to these amenities. This fee is not included in the booking price and must be paid directly at check-in. Without payment of the daily resort fee on arrival, access to the community and house will not be granted.

A small starter kit is provided for your arrival, including 3 dishwasher tablets, 2 trash bags, 1 new sponge, 1 kitchen paper towel, 1 starter soap per bathroom, and 1 roll of toilet paper per toilet. Guests are responsible for purchasing additional supplies as needed during their stay.  
  
What to Expect Before Check-in  
  
Just like when you check in at a hotel, Florida law (Florida Statutes, Chapter 509.101(2)) requires a quick guest registration before your stay. We’ve made this process fully digital so it’s simple and secure, while also protecting both you and us from the scams that unfortunately occur in the Orlando area.  
  
Here’s how it works:  
  
After booking, you’ll receive a short online form to complete.  
  
You’ll be asked to upload a photo of your ID and a selfie holding the ID to confirm your reservation.  
  
For added security, we’ll also request a photo of the card used for the booking and a selfie holding the card—similar to how hotels verify your ID and credit card at check-in.  
  
Once everything is verified, we’ll provide your digital door code so you can go straight to your vacation home.  
  
Please note: at least one guest must be 21 years or older and present during the stay.  
  
Important: If registration is not fully completed as described above, guests will not be granted access to the property and no refund will be issued. In such cases, the reservation is considered a no-show.  
  
Important House Rules  
  
No smoking and no pets are permitted inside any of our properties.  
  
Homes are for vacation use only and may not be used as a permanent residence.  
  
Maintenance or pest control visits may be scheduled during your stay; our team reserves the right to access the property if needed.  
  
Security Deposit  
  
$500 for stays up to 28 nights.  
  
$1,000 for stays of 29 nights or more.  
  
The security deposit is charged to your credit card and refunded after check-out once our cleaning and inspection team confirms there are no issues. Please allow 7–14 days for the refund to appear, depending on your bank or credit card provider.  
  
Pool Heating (Optional)  
  
Available upon request for $35 + tax per day (7-day minimum).  
  
For same-week requests, a $50 service activation fee applies.  
  
Heating runs daily from 8 AM to 8 PM, with temperatures subject to weather conditions.  
  
Cancellation Policy  
  
By booking this property, you agree to the cancellation policy listed on the booking site.  
  
A 5% processing fee applies to all cancellations (deducted from the amount already paid).  
  
Please note: Failure to complete the registration process (as outlined in the check-in requirements) will result in denial of access to the property and no refund will be issued. This will be considered a no-show.  
  
We highly recommend travel insurance for added peace of mind.

 Has a lot of room to enjoy your own space and enjoy your own meals in or or go out and enjoy a meal at the grill on the property or go to the pool or arcade so many things to do and even wash your clothes if need be it was great stay

#### Summer Vacation 

I loved my stay here. The property had the necessary equipment needed to cook our meals, amazing amenities including a washing/drying machine, a pool, a jacuzzi, a bar and ice cream section at the resort. There were no issues regarding the location of the property and the staff were extremely supportive and were willing to help us as guests.
