We have implemented new cleaning procedures in response to COVID-19\. When you stay at our villa, you will have contact-free entry using a unique gate code for the subdivision and a specific code for the front door and alarm system. There is no need to check in with anyone during your stay. Please note that pool and spa heating is available for an additional $39.73 per night, including taxes. We have recently completed extensive renovations. This includes new flooring and a complete refurbishment of all three bathrooms and the kitchen. The pool has been revamped with a new surface, a glass-tiled border, and a delightful dolphin mosaic at the bottom. Additionally, the pool has been converted to a saltwater system, and we have installed a brand-new filter and gas heater. Both the interior and exterior of the villa have been repainted, and new furniture has been added to the living room, family room, dining room, kitchen, and two twin bedrooms. We have also updated the mattresses and bedding. We have installed a doorbell camera on the front door and a camera overlooking the pool equipment. The pool equipment camera is positioned specifically to monitor the equipment area only; it does not capture any part of the pool, pool deck, covered lanai, or other outdoor spaces. Our villa offers privacy as it backs onto a stunning lake in the exclusive gated community of Formosa Gardens, with views of Magic Kingdom and Hollywood Studios fireworks, and it's just minutes away from Disney World. Situated just off 192, the villa provides easy access to various restaurants and shopping centers. The entire villa is air-conditioned, and all common areas and bedrooms have ceiling fans for added comfort. The fully equipped kitchen includes a gas stove and a gas BBQ, along with an eating area. There is also a separate dining room. Additionally, the villa is equipped with a washer, dryer, iron, and ironing board. Our villa features two living areas, including a family room with cable TV, a DVD player, and an Xbox. Each bedroom is also equipped with cable TV. We offer free Wi-Fi and long-distance calling to the U.S.A. and Canada. Please take note of the following details regarding the property: The master bedroom includes a king-size bed and a comfortable seating area. The newly renovated master bathroom is equipped with a wet room containing a stand-alone tub, a new shower system, and a seating area. Additionally, there are two sinks and a vanity area. The second bedroom features a queen bed and its own newly renovated private bathroom with a walk-in shower. The remaining two bedrooms each have two twin beds and share the newly renovated third full bathroom. We provide all linens, towels, and pool towels for your convenience, as well as a crib, bedding, and a high chair if you require them. The gas-heated pool and spa are protected with alarms on all doors leading to the pool area to ensure the safety of children. The pool deck provides ample seating, lounge chairs, and tables for relaxation. There's also a covered lanai area with cable TV, offering a shaded spot to enjoy the pool and lake views. In addition, we have a garage games room equipped with a pool table, foosball table, TV, and a bar-height table for your enjoyment. Our villa is locally managed and offers 24-hour emergency service, ensuring assistance in case of any issues during your stay. The rigorous cleaning program that has always been in force has now been updated and enhanced to include extensive sanitization and disinfecting disciplines covering all major surfaces and frequently touched areas and items. A great home with a great pool and hot tub. The outdoor TV was great also. A short ride to Disney as well. Everything was clean and neat. The house had everything our family needed and more. The pool was a welcome place to relax after busy park days and we saw the fireworks from the pool. We would recommend this house to anyone we know and would stay again on a return trip. Communication with host was flawless as was check in. We are a family of six and everyone enjoyed their time and space!! ##### Amy E. There was plenty of living space, everything was very clean, and it was a relatively short drive to get to Disney. I do have to say the maid and the cook were very rude to me... but I can't blame the host for my wife's behavior. Overall, I'd definitely recommend this place. We love our time at this property! The homeowners were very fast to respond to any questions and made sure our stay was top notch! The house was very clean and well decorated! Plenty of space for the whole family! We enjoyed the pool and spa in the mornings and evenings. Especially after a long day at the parks! The game room in the garage was a nice touch as well. We enjoyed a football game on the TV while shooting a few games of pool! The kitchen was well equipped for preparing meals! The grill was great to have as well! If we ever travel back to the area this property will be at the top of our list of places to stay! ##### Ryan K. Washer/dryer, kitchen has all the dishes, etc. that you need to cook with. Plenty of towels and nice furniture. Could use safety rails in at least one shower and toilet area for the elderly or handicapped. Pool and spa were nice, but no rails to hold to enter or exit pool. 3 in our group couldn’t use either without assistance. 2 of the bedrooms had twin beds with poor quality mattresses. The mattresses in the other 2 bedrooms were much more comfortable. Overall though, the property was lovely and I would recommend it for younger families. ##### Joyce M. This is a great place for family to stay especially for Disney Parks. Easy drive to parks especially Animal Kingdom. Very close to Walmart, Target, Publix, gift shops, mini golf, and large variety of restaurants.The host, Kerri, was fantastic. Very quick response. We came back from Park late and had a minor issue with a defective smoke detector. Kerri had a maintenance man out within 20 minutes and resolved the issue. Exceptional service.Screened in Pool was fantastic. We paid the extra fee to have heated and was very enjoyable. Be aware that the hot tub has jets but shares the same water flow as pool. It is warm but not "hot" like a stand alone Jacuzzi. Still very pleasant and the landscaping gave plenty of privacy with a nice view of lake.Be aware the game room is in the garage and not air conditioned. The garage door opens and in the evening it was ok but we wouldn't use it in the heat of the day.I recommend asking the host about consumables. For example, there was a coffee maker pot & cup, bean grinder, plenty of dishes, filter but no coffee. No laundry soap. No kleenix nor extra toilet paper. In many VRBOs that we've stayed, these items are commonly stocked but the norms in the Orlando area may be different than you expect.We simply made a Walmart run for anything we needed for the week.Overall, fantastic rental, great location, very comfortable beds, plenty of "living" space. We would definitely rent again and highly recommend. ##### Allen R.
