The Neighborhood:

📍 Bella Vida is a gated community in Kissimmee, just off US-192 and near Walt Disney World, Universal and SeaWorld. A Walmart Supercenter is within walking distance, and Walgreens, Aldi, Publix and plenty of restaurants are a few minutes away by car.



Getting Around:

A car is highly recommended to explore the Orlando area. Orlando International Airport (MCO) is about 30 minutes away.



⚠️ Parking — Please Read

Park only in the home's driveway or in designated spots. Street and sidewalk parking is not allowed under any circumstances: the HOA enforces this strictly and tows vehicles without warning.



🚫 Not permitted in the community: trailers of any kind, boats, RVs, campers, moving trucks (such as U-Hauls) and commercial vehicles.



All drivers must be registered before check-in; gate instructions are sent before your arrival.

🛡️ Damage Protection — Pick One

🔹 Damage Waiver (optional): a small, one-time, non-refundable fee that covers minor accidental damage during your stay, so a dropped glass won't spoil the trip.

💵 Security Deposit: prefer not to add the waiver? A refundable security deposit may be held instead. It is returned in full after check-out as long as there is no damage, usually within 2–14 days depending on your bank or card issuer.

🗑️ Trash must be properly bagged — $150 cleaning fee otherwise



📷 Cameras

An exterior camera covers the front doorbell. There are no cameras inside the home.



📦 Packages: use UPS, FedEx or Amazon (door delivery). USPS mail and parcels go to a mailbox we don't have access to.
