Any illegally parked vehicles are subject to towing at the owner's expense. NON-SMOKING POLICY: Smoking is not permitted inside any of our properties. AIR CONDITIONING / HEATING: All properties have central A/C and heating. Guests agree that A/C shall not be set below 70 degrees Fahrenheit, heating shall not be set above 80, and the fan setting shall be set to "Auto." If the thermostat is set lower than 70 degrees, it may cause the A/C unit to condensate or shut down. All doors and windows must be closed when either heat or air conditioning is in operation. Guests will be responsible for any repairs required because of extreme temperature settings. MAINTENANCE: All guests must maintain the upkeep of the property and all furnishings. The property should be kept in the same condition as initially received. Upon arrival, guests are asked to inspect the property and report any noticeable damage/malfunctions to the property manager. Do not move any furniture. DO NOT FLUSH anything other than toilet paper. Guests will be charged if any flushed products clog the septic system. SECURITY: Guests must look after their property's security by locking doors, windows, garage doors, etc. LOST ITEMS: Management takes no responsibility for lost, stolen, or abandoned items. Please report any missing items; if found, we will gladly return them for the cost of shipping. HOUSEKEEPING: Daily housekeeping service is not included in the daily rental rate but may be requested for an additional fee. We do not provide extra bedding sheets or towels. We do not permit towels or linens to be taken from the units. We may assess a linen fee for excessive makeup or stains. The amount charged will depend on the damage and loss extent. TRASH DISPOSAL: All garbage must be stowed in the proper garbage receptacle. At Resorts that offer daily trash collection, the collection begins after 11 am, seven days a week, excluding holidays. Please bag and tie all waste. Loose items are a safety hazard and will not be collected. Do not include needles or other sharp objects. Please break down all the cardboard boxes. SUPPLIES Orlando Fun Rentals LLC provides each property with a small starter kit, which includes: 1 hand soap/shampoo/conditioner/roll of toilet paper per bathroom; 1 sponge/dishwasher detergent/paper towel roll in the kitchen; 1 laundry detergent. Should supply items run out, it is the responsibility of guests to get additional supplies. ACTS OF GOD: No refunds will be issued for Acts of God (e.g., storms, tornadoes, hurricanes, etc.) unless the state or local authorities have issued a mandatory evacuation in a "Tropical Storm/Hurricane Warning area." In the event of such an occurrence: a. Guests will receive a partial refund in a registered booking for unused days. b. Guests will be refunded for any advanced payments collected/deposited for a registered booking scheduled to begin during a broadcasted mandatory evacuation. PETS: No Pets are allowed on the property when arrangements are made before arrival and authorization is received. Guests assume full responsibility for any damage caused by their pet(s) to the home or its contents. No Exceptions. Special accommodations can be arranged for Service Animals. OCCUPANCY: By Florida law, guests may not exceed the maximum occupancy rate listed for each property (including infants and children). In the case of non-compliance, guests automatically forfeit all payments, rendering the rental agreement null and void. Orlando Fun Rentals LLC reserves the right to terminate any rental agreement and evict guests from the property who are found in direct violation. COMMON AREAS RESTRICTIONS: All recreational and common areas, including the gym, community pool, sports courts, and playgrounds, are for registered guests only. The pictures were exactly like what we walked into. It was clean and had everything we needed. The whole family had a blast. Check in was super easy. Comfortable. Enjoyed our stay for sure. Only minor items if I was asked for feedback. A new toaster would be a good addition…4 slice for sure. Dishwasher also might need an upgrade. Games room was good…we had to grab some batteries for the Xbox remotes. Had trouble figuring out the main TV but messaged and got assistance to get it working. The game room that was in the garage turned out to be a lot of fun, although they could use some more ping pong, paddles and balls. We also enjoyed the outside area around the pool. There are no blinds off of the main room so the sun comes in in the morning and at night it is open for anyone to see. We stayed from Thursday to Sunday and enjoyed it very much! Besides the blinds, the only drawback was that the host did not respond to our inquiries about the grill or a late checkout, perhaps because it was over the weekend. I would highly recommend this house for a family getaway. ##### Betsy O. There was plenty of room for our family of 10 (6 adults and 4 kids), location was good with an easy commute to the parks and the pool was nice for the kids. There were a couple of negatives: overall the house was clean but the carpet needed cleaning. Especially the steps to the second floor. Also the kitchen is not well stocked. We had to buy paper plates bowls and plastic eating utensils to have enough for our family. The can open was broken, and the appliances need to be better. ##### Barry K. The living areas were very clean and had everything you could need. Just bring your own personal toiletries. The only reason I didn’t give 5 stars for cleanliness was because of the outside patio and pool deck. This area definitely needs some TLC. Luckily, we were out exploring Orlando and didn’t spend much time around the pool. However, it honestly seemed like maybe a few rainstorms may have caused dirt to wash in, maybe. A quick outside cleaning and this house is perfect! My family of 6 fit perfectly. ##### Kelly O.
