No one is allowed nor able to change any settings since it’s locked. How ever we allow guests to adjust temperature in the range of 5° up or down. If one feels it’s too cold one may turn the thermostat clockwise and bring up the temperature up to 75° or if it feels too hot, one may turn the temperature down by turning the thermostat counterclockwise to desired temperature. Thermostat will not go below 70°. If guests have a special request will try to accommodate. OTHER THINGS TO NOTE We provide limited house supplies such as trash bag, toilet paper, toiletries etc. Detergent for a washer and a dishwasher. It is wise to stop at the store before coming and get food and house supplies No indoor smoking, it will require $200 to deodorize + cleaning charges. Pool/spa heating is optional at $35 a day, minimum 3 days. Operation hours from 8:00am till midnight. If one wants to heat the for 24 hours a day the is$49 a day, need to be paid at least 24 hours in advance to avoid extra service fee of $35 to power on the heater. Pets are allowed for a $200 per pet for entire stay. It takes extra cleaning and special sanitizing to eliminate the odor. HOA RULES HOA has quiet rule and they are very strict about it. Zero tolerance for noise after 10 pm. parking rules Drivers must have gate pass ask your host to generate one for you and other drivers. blocking other house’s entrance is not an option, such vehicles will be towed at owner's expense. No RV, no recreational vehicle, no commercial truck such as U-Haul. Absolutely no boats. The community allows up to five vehicles per house, and the need to pre-register all drivers in advance for gate access. Vacation homes have a much higher wear and tear then residential. We are frequently repairing or replacing damaged or worn items, and the replacement may be different from the originals in the listing's pictures. if there are any damages they may take some time to repair. These minor variations should not be treated as listing inaccuracy or intension to mislead. For major replacements, we will update the listing pictures again before your arrival. Perfect size and neighborhood was too! Shopping was in perfect distance and the owner was very professional and communicated fast and made sure everything was handled. This house is more spacious than photos can even show, the kitchen is large and moving around with 10 adults and one child was so easy and effortless. The house was very clean, updated, and had everything we could have needed. Nearby are several grocery stores and Walmart and instacart both deliver to this area making getting groceries so easy. Abe was super responsive to our questions, very polite and helpful. We can't wait to come back next time we are in the area. ##### Donna L. Could use a deep clean Awesome property for the number of rooms and the large pool. Off putting to charge extra for a grill that doesn’t even work and then block numbers/emails and not respond during the stay. Over all it is a good house for a large family gathering or group events. It does need a deep clean and lots of maintenance work done. Roof was almost bursting after being filled with rain at the pool areas patio and dust on all of the light fixtures. Overall the house is fine for a quick weekend trip. I would not recommend for longer stays based on the unavailability of the host. ##### Beu M. Abe, the host was very accommodating and keen to sort out issues. There were some inaccuracies in the property listing including the fact that it says there are two washing machines and tumble dryers. Also the listing states that golf is free at the club house which is not true. As the two weeks passed we became more aware of how dusty things like the light fittings were, although the kitchen surfaces and toilet were clean. The furniture in the living room is very old and worn, the leather suite is very frayed and the fabric chair is very stained. (I wouldn't sit in it!). We had booked the villa because it came with access to a gym at the club house, at the end of the first week we were there we were refused access (when we went and were told we couldn't go in it was quite embarrassing).This was eventually sorted out for the last day we were there (which was too late for us). Considering we booked with this in mind we would have expected some kind of refund for not having access to the facilities promised, this has not been offered. ##### John E. The accommodations were very comfortable, and enough room to for our family to enjoy our time together. Pool and Spa, the time of the year was hot so we didn't need heat, the pool was as warm as the spa, as expected for the summer. Movie theater was great, we watched a few movies and relaxed on the hot summer afternoon. The Host Abe is a great guy, and was more then willing to answer question. We will be staying in Abe's villa again in the near future and would highly recommend using his home for your staty! ##### Chad S. Mr Abe was the kindest man that you would ever want to talk to. Beautiful neighborhood! Beautiful house! Excellent neighbors (the neighborhood was out and wanted to join us) A time was had this past weekend and we throroughly enjoyed ourselves. Take care of Mr Abe and Mrs Bella home and they will take care of you. It had everything we needed to have our family of 5 of our 6 girls with their family plus we had a gender reveal. This location was perfect because it had plenty of parking and we had some yard behind this home to do the reveal and for the children to play ball. We had the pool heated for the kids and there was plenty of room for all the family. The home was equipped for everything we needed including a playroom for the kids and the movie theater for the adults. Abe was an excellent host with great communication. The check-in process was easier than any we’ve experienced at a Florida rental. The house is a great space for families and large groups - we traveled with another family and had a total of 4 adults and 6 kids and there were empty rooms still. The kids loved the theater, game room, and the pool! We did have one issue the first day where the pool was not clean - both visibly and the smell.
