Bella Vida Resort is a gated community in Kissimmee, just off US-192 and near Walt Disney World, Universal Studios and SeaWorld. Walmart, restaurants and shops are a short distance away, so daily errands are easy.

Getting Around:

🚗 Getting Around

A car is highly recommended to explore the Orlando area and make the most of your stay.

🅿️ Free parking on the property.

⚠️ Parking — Please Read

Park only in the home's driveway or in designated spots. Street and sidewalk parking is not allowed under any circumstances: the HOA enforces this strictly and tows vehicles without warning.

🚫 Not permitted in the community: trailers of any kind, boats, RVs, campers, moving trucks (such as U-Hauls) and commercial vehicles.

All drivers must be registered before check-in; gate instructions are sent before your arrival.

Other Things to Note:

🛎️ Optional Add-Ons

🐾 Pets — $109 per pet (max. 2)

🧹 Mid-stay cleaning — $259

🌡️ Pool heating — $60/day

🍖 BBQ grill — $100/stay

Just send us a message to add any of these to your reservation.

🛡️ Damage Protection — Choose One

• Damage Waiver: a small, one-time, non-refundable fee that covers minor accidental damage during your stay — so you can relax without worrying about small mishaps.

• Security Deposit: a refundable deposit, returned in full after check-out as long as there's no damage. Refunds usually take 2–14 days, depending on your bank or card issuer.

🧴 Starter Supplies

We leave a starter kit to help you settle in:

🧽 1 dish sponge

💧 1 sealed pack of dishwasher pods

🧴 1 bottle of dish soap

🧻 2 rolls of paper towels

🗑️ 1 sealed box of 10 trash bags

🧼 Mini soap + shampoo/conditioner set in each bathroom

🧻 2 rolls of toilet paper per bathroom

🧺 1 bottle of liquid laundry detergent

🩹 1 washcloth per guest (just ask)

For longer stays, we recommend a quick trip to a nearby store.

🕓 Check-in 4:00 PM | Check-out 10:00 AM

📌 House Rules

🚭 No smoking indoors — $2,500 fee plus odor removal

🎉 No parties or events — $150 fine; eviction without refund may apply

💧 Please help keep the pool in good shape — $150 fee for misuse

🗑️ Trash must be properly bagged — $150 cleaning fee otherwise

📷 Cameras & Noise Monitoring

An exterior camera covers the front doorbell. There are no cameras inside the home. An indoor sensor measures noise levels only — no audio is ever recorded — to help respect community quiet hours.

📭 No USPS Deliveries — USPS leaves mail and packages in the mailbox, which we don't have access to. Other carriers (UPS, FedEx, Amazon) deliver to the door and are fine.

Thank you for treating our home with care — we hope you have an amazing stay!
