Enjoy this fully functional home with a full kitchen, open floor plan, 4 bedrooms, 3.5 bathrooms, air conditioning and laundry area with full sized washer and dryer. The two master suites have their own en-suite bathrooms and the upstair master has an outside balcony. There is a spacious fenced backyard with a patio and free high speed Internet and wifi. Linens and towels are included. The community pool, jacuzzi and clubhouse are located close enough (1 minute walk) for easy access but far enough for peace and quiet. A local management company is on call 24/7 to assist with any issues or emergency situations. Walmart is located within a short 2 minute car ride. Note: Check in time is 4:00 pm and check out time is 10:00 am. No cable TV. Our son's family used the upstairs rooms and it was ideal that my wife and I could use the spacious master suite downstairs. It was in a good location as well with lots to do near by. We took our family to Disney, but didn't want to stay on site. This townhome is 20 mins away, in a quiet, gated community. The clubhouse and pool were very clean and very nice. The home was clean and held our family of 7 very comfortably. The lake is gorgeous, along with a nice play area for the kids. There were several shops, restaurants, and grocery stores within a very short driving distance. Stayed 6 nights in Dec 2019 ### 4/10 Poor #### Jack J. 28 Apr 2019 #### Less than good experience in this Kissimmee rental We stayed at this rental for almost three months so we are well able to review this property; but we almost walked out after the first day. Way too much of our vacation time was spent dealing with cleanliness and maintenance issues. We documented everything to the property managers and it was all witnessed by other people. To us, the issues we encountered indicate that no one has the responsibility of inspecting this rental between renters, or checking periodically for needed deeper cleaning or maintenance. When we arrived there was “caked on” dust and dirt on baseboards in the kitchen, living, and dining areas. Fan blades, window sills, and valances were likewise dirty and had dust falling from them. All carpets needed to be vacuumed, and the tile floors were so dirty they needed to be steam cleaned. The property manager and a cleaning person had to come on the second day and attend to all of this. There were no clean, usable kitchen pots and pans. Cupboard shelves were gritty and greasy and some dishware had caked on food. The toaster only heated on one side, the clothes dryer did not dry the clothes, and the vacuum cleaner would not clean a carpet. The property manager bought new cookware, toaster, coffee maker, glassware, vacuum, and dryer for us. We asked the property manager for a ‘Swiffer’ wet mop so we could clean the tile floors, which we then did on a regular basis. We also vacuumed carpets and rugs every week, including the stairs. Several light bulbs and TV remote batteries were missing or not working. There was a bedroom lamp with no bulb and a missing switch. Three bathroom sink stoppers were missing or non-functional. Two dining chairs were broken. My wife sat on one of these chairs and was almost injured because the seat was not even attached to the chair frame. The gated community always seemed to be safe for walking or bike riding. The living room furniture was comfortable, but the TV is a bit small. We thought the mattresses in three of the bedrooms were well beyond their useful life. The WiFi was sporadic and could not be counted on. We were told the swimming pool was heated, but for 80 days it was not. If you don’t care about the types of issues we had to deal with, this rental may be fine. We are still trying to figure out if the property managers are not fulfilling their job to the owner, or the owner is just not proactively maintaining the property. The condo is large enough to accommodate a large group with comfort. The resort has 24hr gate security. They are strict with the check in time so don't waste your time going early. We arrived 39 minutes early and was turned away. Plus side is there is a Walmart right down the street so we just went ahead and picked up our supplies for the week while we waited. Check in was a smooth process and security was friendly. It had plenty of hot water for all, well maintained, close to all attractions. The tv in the master has lock codes on most of the channels but all of the other TV's (in all bedrooms and living room) worked well. Owner is very quick to respond if needed. With 4 bedrooms (two of these spacious) and 3.5 bathrooms, we were plenty spread out with room to spare. The neighborhood is secure and security was very friendly. Both Disney and Universal were within close proximity and there were plenty of local attractions, shopping and restaurants in the direct vicinity. It was spacious enough for the entire family plus had TVs in every bedroom to keep us all happy - that's when we weren't out enjoying the Florida air and parks! The kitchen was well equipped although we did eat out alot due to fact that we were "on vacation" and that there were so many restaurants to choose from within a short drive (and even had pizza delivered one night!) The community pool was a minute's walk away and included a jacuzzi for the adults and a separate fun pool area with "flying" fish and water cannons for the little ones. We loved the closeness to everything and the comfort of staying in fully equipped home as well as the price, compared to staying in a hotel. ##### Kimberly B. We had a great time. The house was comfortable and had everything we needed and was close to the pool which was great. The Resort had a lot to offer including the nice pool area, great walking trails and a playground for the kids. The location worked for us by being close to Disney World and other area attractions and restaurants. The owners were helpful and timely. I would stay here again. ##### Alyssa K. ---
