There is always a professional thorough, sanitizing cleaning between guests. House Rules: 10pm-7am No-Noise Ordinance Name of all guests is required at least a week prior to arrival. Ages of Guests under the age of 18 yrs old is required. 20 guests maximum Allowed on the property at any given time. No Parties Allowed. No Smoking Allowed. No Drugs Allowed. No Pets Allowed. No Loud Noise after 10pm. Overstay after check out will be charged $250 per hour or fraction. Violating any of the above rules will cause a fee of $2,000 per occurrence. Exterior cameras are for guests safety. Location of exterior cameras: Front gate, front driveway, garage, front door, pool area, tennis court area, outside deck area, backyard, side yard There are NO interior cameras. Please remember that you will be staying in a home, not a hotel. We do have neighbors therefore, we ask that you treat our space with the same respect you would show your own. If any problems arise, we will do our best to take action ASAP, but there is no one living on site. We strive to keep all amenities in working order but if any major amenities such as the AC, Pool or Spa can't be used because of a malfunction, we will refund the guest $100 per occurrence per day if cannot be repaired the same day. Pool Heating is an additional $300 per day and must be requested and paid for in advance at least 1 week prior to arrival. It is a large pool so it takes at least 24 hours from the time you turn on for it to be warm. Please dispose trash in bin located by gate entrance and do not leave by house as it will cause mouse and pest. Our family group of 11 adults and 1 child stayed for 5 nights in April. Beautiful home with loovely landscaping backs onto the El Modena open space. There are plenty of bedrooms with en-suite bathrooms, heated pool, jacuzzi, tennis court, sauna and gym. Kitchen was huge and well-equipped. The location was excellent for Disney and beaches. The beds were very comfortable. The property manager, Nick, was very responsive. There were a number of maintenance issues during our weeklong stay. One A/C unit didn't work; the refrigerator in the guest house was broken; both dishwashers were broken; one of the ovens didn't work. Nick worked with us to get some of the items repaired during our stay. The maintenance items weren't a huge problem, but should have been checked out prior to our stay. One annoyance was that we had to text Nick whenever we wanted the spa turned on. I believe he is working on a fix for this. The kitchen was large and beautiful, but was not well equipped for people who plan on cooking during their stay. I would suggest adding a toaster, a blender, measuring cups, and some new pots and pans. The views from the kitchen would be awesome if the bushes in front of the windows were trimmed.
