Not only will you be within walking distance of popular restaurants, shops, and activities on the north side of town; you'll have all sorts of at-home comforts, from central air conditioning to a private washer/dryer, waiting for you at the end of the day. Sandy Square is an oceanfront property perched on the dunes in North Ocean City. It's wonderfully located only two blocks from Coastal Highway, which is lined with restaurants, casual eateries, shops, nightlife, grocery stores, and sources of entertainment for all ages. Northside Park is three-quarters of a mile north as well, offering lighted sports fields, a fishing lagoon, concession stands, two playgrounds, a picnic area, two piers, a gazebo, walking and jogging paths, and a host of annual events across its 58 acres. Things to Know Full kitchen No pets and no smoking allowed Ocean City has adopted a noise control ordinance that makes it unlawful to cause or permit noise levels which exceed those established by the Department of the Environment of the State of Maryland (COMAR 26.02.03.02) or are in violation of Chapter 30, Article V of the Town Code. It shall be a violation of this agreement and grounds for eviction under Maryland law if these noise levels are exceeded as a result of activity on this property. Ocean City has other noise ordinances, which are criminal offenses if violated. Parking notes: There is free parking available for 2 vehicles. Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. It was clean and the location was great. We had a lovely time. However, there were a few things that need to be fixed before charging higher rates in the summer. The tubs did not have stoppers and our grandson likes to take baths, so we used a washcloth to keep the water in the tub. The sink hose doesn't work in the kitchen. The one outlet in the living room (with the seashell lamp) was super loose and needs replaced. A bigger toaster is needed for the unit. We had to rotate our bread to get both ends toasted. This is a great condo, nothing super fancy but is highly functional and fit our group of 7 easily. We had such a good time. I stayed here previously so was excited to see the new couch and chairs in the living room. Very cute and more comfy than the previous furniture. Bedroom furniture and beds were great. Kitchen is basic but provided everything we needed. The AC is GREAT!! The balcony is amazing. It is huge and could fit our entire group. We really enjoyed the view from the balcony as it was absolutely beautiful and a really great location!! Overall our stay was great! I really wanted to give the condo a 5 star rating however the condo is in need of some basic repair maintenance and to be completely honest the condo floors in particular were not very clean. We had to sweep the floors once we got settled as we could see dirt, candy wrappers, game pieces and even an apple juice bottle that were visible but under the living room chairs and side tables. The items that need maintenance repair or replacement are the bathroom door handles, smoke detector as it fell out of the ceiling, the sliding door to the balcony needs a new handle and the track needs to be cleaned and oiled, shower curtains need to be replaced or at least washed by housekeeping as they have the pink mildew on them, the vaccum cleaner doesn't work, electrical outlets in the living room are loose, exhaust fan & towel rack in master bath needs to be repaired or replaced. ##### Joy D. However, the first night there, we had an incident with plumbers coming (unannounced and at 9:15 pm) and trying to force the door open. Police came and we were told that the plumbers were given a key by Mann Property Management and told no one was there so thought they could come in. Four teenage girls and I had to forcefully hold the door closed to stop the entry. The girls were terrified. According to the plumbers, the building manager gave them a key and said no one was in the unit. We called Vacasa and they were great- especially Bethany. The Property management company was terrible- rude, lied, basically blew us off. Curtis (guy in charge?) said he emailed me after the incident- he did not. He also said he notified the owner, which Vacasa said he did not. This impacted our entire stay, as we were dealing with not being able to use the bathroom with the leak for 3 days out of our 4 nights there. Vacasa has said we would be reimbursed in part for the situation and the owner agreed. I fault the Property management company for not following protocol and lying to me. And they should NEVER give someone a key to enter a condo without contacting the owner, renting agent or resident. I left a note with the keys I returned with all the things that need done to this home. Some of which someone else wrote in the guestbook in Aug 2022 and nothing was ever done! First off the sliding door to the balcony wont stay on track and is extremely hard to open. The vertical blinds fall off when moved. The master bathroom wallpaper is coming down and has mold growing on it. The shower current also has mold! The smoke detector beeped constantly. The master bathroom fan doesnt work. The house has barely any plugs so good luck finding a place to charge your phone! The fans in the house look like the were never cleaned. Theres about 1/4" of filth on the blades! I was very disappointed in this condo. I would expect anice place for the money it cost! ##### Becky P. Very roomy and comfortable with an AMAZING view from the huge balcony. Kitchen was well equipped and bedrooms were comfortable. Condo was very clean and ready when we arrived.
