The house has front row seats to the weekly fireworks show held every Sunday and on July 4th at Northside Park. All bedroom floors and stairs are hardwood, and the main house is covered with Italian marble flooring and bathroom walls. The house has upper and lower rear deck for relaxation as well as 4 balconies from bedrooms (2 front bedrooms and 2 rear bedrooms) for your individual relaxation. The fenced in back yard has an outdoor kitchen and a full boardwalk. Sleeps 17, 9 TV’s, WiFi, full size washer and dryer with 2 laundry rooms, fully equipped kitchen with stainless appliances including a double wall oven, and granite countertops, dining room with 2 dining tables, parking for 4 vehicles plus additional street parking. Renters will have access to the Heron Harbor Community Center which includes outdoor pool and tennis courts. The pool is a short 7 minute walk from house. The Beach is a 14 minute walk from the House. The house is equipped with a security system. This is a great place for families to enjoy all the amenities Ocean City has to offer. Linens and Towels are provided. Paper towels and toilet paper is not provided. There is a 2nd refrigerator and ice maker in the garage for additional storage space. For large families it is recommended that you plan to purchase ice during your stay. Check In: 4:00pm – Check Out 10:00am – No exceptions can be made to these times for various reasons. No exceptions. Smoking of any kind including vaping is not allowed inside or outside the property including on the deck or dock or anywhere within the property boundaries. Failing to obey this rule is grounds for immediate eviction. Pets are not allowed. No rolling or dragging suitcases on the front exterior stairs or porch or anywhere in the house including all stairs and flooring. Cost of damages if any, on all steps, flooring, and porch (interior and exterior) will be the responsibility of the tenant. Pool/Other Amenities – Community Pool is located at the top of the neighborhood. Children under the age of 15 will need to be accompanied by an adult. Pool and/or other building amenities schedule is determined by the HOA and is subject to change from time to time for reasons including but not limited to: Time or year, maintenance, etc. Tenant is not entitled to a refund in whole or in part for any reason amenity is not in service. Must be minimum 30 years of age. No occupants under the age of 30 unless they are children of the tenant (Exceptions are available case by case with written request and approval prior to executing the agreement). A copy of state driver’s license or state ID for each adult is required when making reservation. The house is equipped with an alarm system and security cameras. The interior cameras located in the foyer/common area at the front door and the foyer/common area at the garage entrance door will be powered off during all rental periods (the blue power indicator light will be off proving the cameras are off). The exterior security cameras located at the front and back of house will remain on for securing property preservation. The motion lights can be turned off from our dashboard if so desired and if accommodations are requested by the tenant prior to arrival. A signed copy of the attached rental agreement along with a copy of state driver’s license or state ID for each adult is required to rent the condo. If you are unable to find the attached rental agreement, please include your email address with the reservation and one will be emailed to you. It shall be completed and emailed along with copy of driver’s license for all adults to the email address in the rental agreement or attached to the message thread within 48 hours of reservation. If it is not received within 48 hours after reservation, then the reservation will be canceled. This is a Family rental only and occupants must be related. This house is located in R-1 zoning which requires that the property can only be rented to persons related by blood or marriage or there will be no more than 4 unrelated persons occupying the residence during the rental period. Ocean City is named one of the top 10 resort towns in the US for a family fun vacation getaway. You will enjoy Ocean City's famous boardwalk where you can shop, enjoy restaurants, amusement rides, great for a perfect family bike ride, an invigorating walk or run, or a relaxing tram ride. The house is beautiful and as we only had 9 staying, couples had a room and so did each grandchild. The weather wasn't great the last two days so the pool table was the site of a tournament and thoroughly enjoyed. We all enjoyed the pool as well as the beach. We tend to eat dinners out so enjoyed the variety of restaurants close by. Plenty of space to spread out. The decks on the bay were wonderful and we enjoyed using our kayaks and paddle boards off the docks. The kitchen was really well equipped and we are a family who likes to cook! Convenient to shopping, beach and entertainment but with everything the house offered, we didn’t even have to leave. Three generations of our family stayed for a week and had a fabulous time. The house is beautifully decorated and immaculately clean. We loved the outdoor kitchen and the dock in back. We rented two kayaks for the week, tied them to the dock and enjoyed many outings. Bedrooms are large and comfortable. The living area is huge - room for all to eat, play games, do puzzles, knit, chat, nap, and relax! The kitchen is large and well equipped. Bob, the manager, was responsive and helped us out with our only question. (How do we lower the ladder on the dock to get down to our kayak - actually with his help quite easy! I can't say enough things about this wonderful house and our wonderful week! ##### Dorothy T. There are a few things to keep in mind if renting this property. There were not enough towels for bathrooms and kitchen. Towels and bathroom rugs were damp when we arrived. I was told that housekeeping probably ran out of time. We didn’t have toilet paper to get us started, as many of us had traveled long distances and it would have been nice not to have to run out right away. The refrigerator had a hard time keeping up with our group. Things didn’t stay frozen during the day and ice maker made very little ice. Overall the house was perfect for our family reunion. ##### jane r. Family vacation with 15 family members. The house was as advertised (mostly, see below) and the location is perfect. The ability to use the community pool was a big hit with the kiddos. Overall experience was wonderful and we may stay here again next year. The only opportunites were: 1\. the beds were full, not queen as advertised. 2\. the beds are VERY firm, so plan accordingly. 3\. the internet/cable failed on multiple occassions across multiple days. 4\. The front door was hard to open/close, impossible for small kids to use and must be addressed/repaired. The property manager was great and quickly responded to our texts. He attempted to immediately address our minor issues. Again, overall a GREAT experience and we would recommend this location to family and friends. ##### Vincent L. It's well-equipped, very spacious, and the space works well. One of our favorite things was sitting on one of the decks and gazing at the bay and the spectacular sunsets.. There were 16 of us from grandmother to an 8 year old. We didn't feel crowded. It's a bit of a walk to the beach if you are carrying beach stuff. If not, it's about a 20 minute easy walk through a very pretty neighborhood. Usually, one of us drove some of the others and the beach equipment to the beach, and then drove back to the house, and walked back. Because of the lovely, quiet neighborhood, and the calming bay, you don't feel like you're in busy Ocean City. ##### Mary Helen C.
