THINGS TO KNOW Ocean City has adopted a noise control ordinance that makes it unlawful to cause or permit noise levels which exceed those established by the Department of the Environment of the State of Maryland (COMAR 26.02.03.02) or are in violation of Chapter 30, Article V of the Town Code. It shall be a violation of this agreement and grounds for eviction under Maryland law if these noise levels are exceeded as a result of activity on this property. Ocean City has other noise ordinances, which are criminal offenses if violated. EV charging is not available/permitted on the premises. Doing so is cause for removal. There are charging stations at 100th St. bayside, 40th St. bayside, and at Royal Farms and Wawa in West Ocean City. Parking notes: There is free parking available for 2 vehicles. Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. It isn't updated and it has some issues. The kitchen sink backed up and the garbage disposal was not usable. The closet doors don't have a bottom track so they have to be carefully moved. It took about 2 days for them to fix the sink after calling numerous times and emails but it was ultimately resolved. Just be aware of this property, although cheaper, it comes with it's cons. ##### Tim K. This property fit our needs well. Overall, we were pleased with the unit. At first glance, the property appeared very clean and ready for us, but we came to realize that the floors hadn't been swept, the dishwasher had not been emptied, and the welcome pack was missing an essential item - there was no toilet paper is the unit. The main blind over the sliding glass door was messed up. We called the designated number for the property manager but didn't get an answer. It also didn't text me as the message indicated. I did report in person to the check-in office but never heard from or saw anyone from maintenance in the unit. ##### Scott E. Their was sand on the carpet in the sitting room. The main bathroom in the bedroom had a huge hair ball in the drain so I had To buy drano so the water would drain out while showering. Their was hair in the shower and some type of pasty material on the bathroom floor. The TV in the main bedroom didn’t work at all. Even after unplugging. Since I wasnt in the room most of the time I didn’t bothering calling to complain. I just Cleaned the entire house myself so myself and my family could use it. The lock on the door is very hard to operate as well. The pull door toaster oven was very dirty. I didnt another cleaning or using it. I did Clean the pop toaster oven and the microwave as well as bleach the kitchen sink and counter tops off. The actually space is cozy and comfortable.
