We had a wonderful stay at the Knipoch hotel. It's a warm and cozy place to stay and we hope to be back again soon. It provides a great leaping off point for exploring Oban and area and the staff are incredibly kind.
We had a very comfortable stay. Food excellent. Room and view good too. Stephanie was so pleasant & helpful as she served breakfast. I would recommend this hotel.
great stay beautiful location and very friendly staff rooms immaculate only 1minor quibble not enough breakfast though what we did have was lovely we could have used some more toast
Not only is this hotel a beautiful place to stay, but the setting, the food, the luxurious accommodations make this a unique experience. We will fondly recall being here for years to come.
The welcome was excellent with nothing too much trouble. The room was large and so comfortable and the atmosphere was really warm, relaxing and most enjoyable.
Beautiful traditional country house hotel. Good welcome even though we were late arriving. Cozy log fire in the lounge. Bedroom warm comfortable and a good size. Lovely breakfast with good service.
Towels the size of flannels
Beds small and uncomfortable
Bathrooms 1970’s; water scalding and peaty
Bar loo reminiscent of truck stop
Walls thin as paper
Menu unexciting
Staff great though
This used to be THE hotel south of Oban. Alas no more. The staff are pleasant but have Very little to work with, through no fault of their own. The building and fittings need a major capital spend to bring it up to the modern 4* hotel that it is billed as. Not even close to a 4*, closer to 21/2. Not worth the money given the quality of the competition.

Nice hotel and very friendly staff. Really good food
This is an elegant old inn that boasts a fantastic view and a nice breakfast and dinner. The staff were always welcoming and accommodating. The room was comfortable, but warm during our stay. We were okay with the inn not having air conditioning, but a fan was requested and unavailable. We would certainly recommend this location for a traveler with a car. Parking was so easy and the distance to Oban is very doable for day or evening visits.
stayed here 5 years ago and had a good experience. This time, everything seemed old, and not in a good way. Beds are small and saggy, pillows are flat and useless, rooms look worn and tired. Not a good place for a good night's sleep. Friendly staff, convenient parking, and good breakfast help, but don't make up for poor sleeping accommodations
I booked a room each in this hotel for my husband and daughter while they we visiting my other daughter in hospital. I booked through wotif and received confirmation email confirming booking and gave me details regarding stay on 19/07/16 , I gave my credit card details given fr booking to be confirmed choosing option given of paying at hotel and not then. When my husband and daughter arrived very weary and in need of rest they were told there was no room! This is with my daughter having confirmation email on her but the staff said they had been trying to contact me( they did not but anyone else was able to contact me that day) to say there had been a mistake with the booking system, a delay, and while my booking was being processed another had gone through!
Not only did this happen but the hotel charged my credit card the whole cost! within 6 hours of the booking, which wasn't even a booking!
I am so so so upset about this and the effect it had on my family in this distressing time that this could happen.
I will not use this booking site ever again nor this hotel as they have been very unhelpful in communicating with me re this saying they will refund and didn't .. I am still having to check with my bank 22/07 re my money being returned to me, shocking behaviour all round.
I am writing this as wotif have just sent me an email inviting me to rate my stay!!! after I have complained to them

Quiet location, but not very close to Oban. Would recommend staying closer to avoid driving and/or parking. Good things to do in Oban.
Good hotel but five miles outside Oban. Facilities good, slightly old fashioned but food arrangements far too rigid. One sitting for dinner,7.30pm and breakfast at 8am. Food good but took ages to come. Did not buzz with atmosphere and you felt you had to whisper conversation.
Absolute Rubbish - 2 Star Maximum, that's Generous
Had a week in Scotland and stayed at a few hotels and this was the worst by a mile and the highest cost by far. Its on a main road to Oban and the noise in the morning is load, the gravel car park was in front of the a room that was last upgraded in the sixties, and was for all to view in. although it takes dogs, the dog is only allowed in the room whilst you are in it and the reception area, other wise it has to stay in the car even on a hot day - if your a pet lover don't stay here either. the breakfast was all processed stuff and the cooked breakfast must have come from an Iceland store. did not use the bar or the Restaurant as had already given them to much money already, if I'd not booked 3 days as a block Id have cancelled the other 2. this has taught me to book days a singles so you can always cancel if the room is a bad as this place. I stay away on business 50% of the year and this is by far the worst place I've ever stayed, it ruined what should have been a nice holiday. Ignore this warning and you will regret it when you get there - it's rated 4 star and probably was in the sixties but things have moved, but I guess the owners don't care.
Very comfortable, and a beautiful location on the Loch. Staff were extremely friendly, and prepared to put themselves out to answer questions about the area. Oban (where most of the ferries and boats leave from, but you probably would not want to stay for any length of time) is a 10 minute drive away, and there are plenty of beautiful places to visit in all directions. So a great base for this part of the highlands. The good food, attractive surroundings, and a well stocked bar make it an enjoyable bolt-hole when the weather turns nasty on you.
Well furnished hotel, a few miles from Oban. Very friendly staff. Large, clean rooms, and great hotel lounges.
We had two large bedrooms with a shared lounge.
This hotel is on a lovely lake that has a wonderful view of the hills, woods & lake across the road. Our room was nice. We had both dinner & breakfast at the hotel and the staff was lovely and food was pretty good. Only 10 mins from down town Oban but out of the crowds made it a great, relaxing spot.
First day of our Holliday was the starter everybody wishes for no one can possibly give this hotel anything but 5 stars or more dinner and breakfast as good as the savoy thank you
We stayed at Knipoch for 1 night in July as we were touring Scotland by car.The main reason for booking this hotel was the fact that all hotels in Oban(which was the main attraction for this leg of the trip)were fully booked due to peak season.Looking at the photos from the hotel it seemed nice and clean with good view over the nearby loch. But to our disappointment the hotel was utterly overpriced and outdated. This hotel was by far the most expensive hotel we stayed at in Scotland and the price did not on any level correlate with reality. The room we stayed in was on 1st floor with windows facing front of house ie. the parking area for the guests cars. However, that said the parking area was coated with gravel->we heard every little movement that was made on there. Thus whenever a car parked it sounded like it was doing it inside our room.Concerning the facilities of the hotel they were OK if you consider a severely outdated bathroom(renovated 1981/or 70s more like),hard beds and very gloomy reception and lounge as acceptable. The whole house creaked and smelled "ancient" and stuffy. All the plumbing and heating seem also to be from that period(not to mention the curtains and the carpet),so no luxuries there. So don't be fooled by the "romanticiced" official picture of this place and whenever possible find another place to stay at because this hotel is NOT worth the money. NB: If you have stayed there, please check your payments when leaving because they mistakenly overcharged us.
